One machine, both seasons

People still think of air conditioning as a summer purchase. It is not. A split system is an air to air heat pump, and running it in reverse pushes heat into the room instead of pulling it out, at an efficiency no electric heater comes close to.

That is worth knowing in a town with a lot of Victorian and Edwardian villas. The rooms that bake in July are usually the rooms that never quite warm up in January, because they are at the end of the heating circuit, under a roof, or behind a large single aspect bay. Fitting cooling and finding you have also solved a cold room is the normal outcome here, not the exception.

It also gives you a heat source in a room without extending the wet system, which in a solid walled house with no easy route for pipework is a genuine advantage.

The planning position in Bishop's Stortford is stricter than most towns

This is the part we deal with before anything else, because Bishop’s Stortford is not a normal permitted development town.

The conservation area is divided into five identity areas: Hadham Road, Maze Green Road and Bishop’s Stortford College; the streets east of the railway including Stansted Road and Dunmow Road; both banks of the River Stort from Grange Paddocks southwards; Newtown; and the historic core around Market Square. Article 4 Directions apply across the whole of that conservation area, which removes permitted development rights that a homeowner elsewhere would take for granted. The list of works pulled back into planning control includes alterations to the roof, hard surfacing, boundary treatments and, notably, the installation, alteration or replacement of a chimney flue or pipe on any elevation, front or back. A second Article 4 Direction additionally covers commercial premises, flats, renewable energy installations and minor structural demolitions.

There is a second wrinkle. CM23 straddles a district boundary. The large majority sits in East Hertfordshire, but around a hundred postcodes fall into Uttlesford, in Essex. Which authority you deal with depends on your address, and villages like Manuden, Berden, Farnham and Birchanger are on the Essex side.

So we check the position for your specific address with the right council before a system is designed. The town has 105 listed buildings, 71 of them inside the conservation area, including Waytemore Castle and St Michael’s Church at Grade I. On a listed building an outdoor unit is a consent question regardless of how discreet it looks.

Why homes here get too hot

Converted lofts. A roof space insulated to hold winter heat in behaves exactly the same way in a July heatwave. Two small rooflights will not shift it.

Bay fronted Victorian and Edwardian rooms. The villas along Hadham Road, Maze Green Road, Stansted Road and Dunmow Road have generous glazing facing one way. Once that glass has been in the sun since lunchtime, the room is done for the day.

New build airtightness. The homes going up at Stortford Fields and St Michael’s Hurst are built tight and well insulated, which is excellent in February and can be uncomfortable in a still, hot spell.

Rooms you cannot ventilate. Between the West Anglia Main Line, the M11 corridor and Stansted Airport 2.5 miles east of the town centre, plenty of people would rather not sleep with a window open. A split system means you do not have to.

The kit we fit

Wall mounted single splits. One indoor head, one condenser outside. The straightforward answer for a bedroom, a study or a loft room.

Multi-splits. Two to five indoor units from one outdoor condenser. In a conservation area where the number of acceptable outdoor positions is close to one, this is normally the only sensible approach.

Ducted and concealed units. Hidden in a ceiling void or cupboard, air delivered through grilles. More labour and more money, and the right call in a high specification refurbishment or where a wall unit would never get past the planners or the freeholder.

Floor standing and low wall units. Useful under a window or in a room with a sloping ceiling where high level wall space does not exist.

Oversizing is the most common fault in cheap quotes: the unit short cycles, humidity control suffers and it runs noisier than it needs to.

How the installation runs

A single split in a straightforward house is one day with two engineers on site. A multi-split serving three or four rooms usually runs to two or three days.

We agree indoor and outdoor positions with you first, then core drill for the pipe route. Refrigerant lines, control cable and condensate drain run together as one bundle, so the route is the decision that shapes everything else. The condenser is fixed to wall brackets or set on ground feet with anti-vibration pads, the system is pressure tested with nitrogen, put under vacuum to remove moisture, then charged and commissioned. Electrical work is carried out by qualified electricians and certificated as part of the job. Nobody leaves until you have been shown how the controls work.

Two Stortford specifics change the detail. First, the floodplain. Conservation area identity area three covers both banks of the Stort along with its associated floodplain, and a ground mounted condenser near the river wants its base set up off the ground rather than sat at grade. Second, condensate. A cooling indoor unit produces water, and it needs a continuous fall into a proper drain, or a pump where gravity will not manage. In the tight rear yards behind the town centre, dribbling it out of a wall onto next door’s paving is how installers get their customers into arguments.

The properties where it gets interesting

Hockerill Park Estate. Laid out from about 1890 by Sir Walter Gilbey as an early garden suburb, with wide roads, tree lined avenues and grass verges. Most of the housing came after his death in 1915, so Crescent Road, Avenue Road, Pine Grove, Thorn Grove, Gilbey Avenue and Warwick Road are largely Edwardian and inter-war detached houses in their own grounds. Space around the building is not the problem here. The internal pipe route through a big old house is.

The historic core around Market Square. Of the 71 listed buildings inside the conservation area, a quarter are seventeenth century and a quarter eighteenth century. Anything fixed externally here is a consent conversation first and an engineering one second, and we would rather tell you that before you have paid for a survey than after.

Hockerill. The district east of the centre, with listed malthouses on Hockerill Street left over from the brown malt trade that ran down the Stort Navigation to the London breweries. Converted commercial buildings of that sort often have generous ceiling voids, which makes concealed units more realistic than they would be in a terrace.

Stortford Fields, St Michael’s Hurst and Stortford Park. A minimum of 2,679 homes across the north of the town, split into a western neighbourhood of around 968 dwellings, an eastern neighbourhood of around 1,232 and 479 plus at St Michael’s Hurst, building out to 2033. Modern cavity construction, predictable drilling, and by far the quickest installs we do here. Stortford Park at Thorley is 1990s and behaves much the same way.

Flats and town centre conversions, including the Goodsyard and Old River Lane areas. In a leasehold flat the technical work is simple and the permissions are not. The price is driven by the number of indoor units, the length and difficulty of the pipe route, whether the condenser goes on a wall or a ground frame, whether a condensate pump is required, and how much making good is involved. Ducted systems cost more because most of the work happens out of sight.
