An air conditioning split system is an air to air heat pump. Cooling is one direction of travel. Reversed, it puts heat into the room instead, and it does that far more efficiently than any electric heater, delivering several units of heat for each unit of electricity used.
Brookmans Park is a purpose built commuter village, so almost everything here is a 1920s or 1930s detached house, semi or bungalow, or one of the hundreds of dwellings added after 1946. Houses of that age were not built around today’s expectations for comfort. A back bedroom over a garage, a room in the roof, a garden office or a bungalow extension will be the coldest space in the house in January and the hottest in July, and one machine fixes both.
That is a fair way of thinking about the value. You are not paying for a fortnight of relief in August. You are adding a controllable heat source to a room where extending the wet system would mean lifting floors.
Where the outdoor unit goes here
The good news first. Welwyn Hatfield Borough Council’s published list of conservation areas covers Welwyn Garden City, the Beehive area, Ayot Green, Ayot St Lawrence, Welwyn village, Essendon, Old Hatfield, Northaw, Peartree and Lemsford. Brookmans Park is not on it. The nearest designated conservation areas are the historic cores at Essendon and Northaw, so if you live on the estate itself you are not dealing with the constraints that make this job awkward in an old market town.
That does not mean there is nothing to check. National permitted development rules for a domestic outdoor unit still set conditions on where it goes, how big it is and how much noise it makes, and Folly Arch, the castellated gateway of about 1740 at the old Gobions estate entrance, is Grade II* listed, so anything in its immediate setting is a different conversation. We check the position for your address with Welwyn Hatfield before we design the system.
The village also sits in the Metropolitan Green Belt, and there is very little large scale new build here. The application for 125 homes and a care home north of Bradmore Way was refused in August 2022 and the appeal dismissed on 21 July 2023. In practice that means our work in Brookmans Park is almost entirely retrofit into existing houses, which is a different skill from first fixing an empty new build.
Why these houses overheat
Bungalows and bungalettes. The single storey homes with veranda front porches on Tuscan columns are a Brookmans Park signature, and they have a lot of roof for the floor area underneath. Roof mounted heat gain lands directly on the living space.
Rooms in the roof. Any loft conversion in inter-war stock has the tiles close overhead and modest glazing. Once the roof is warm, the room follows.
South and west facing bays. The 1930s houses along Brookmans Avenue, Georges Wood Road and Oaklands Avenue have large bay glazing, and by late afternoon that glass has been working all day.
Home offices. A station fourteen miles from King’s Cross made this a commuter village, and a lot of those commutes now happen from a small back bedroom with a computer, two screens and the door shut. That is a heat load the house was never designed to handle.

Multi-splits. Two to five indoor units served from one outdoor condenser. Popular here in the larger detached houses where several first floor rooms want treating but only one outdoor position looks tidy.
Ducted and concealed systems. The indoor unit lives in a ceiling void or cupboard and air arrives through grilles. More work, more cost, and the neatest result in a full refurbishment.
Floor standing and low wall units. The answer under a window, or in a bungalow room with a sloping ceiling where there is no high level wall to use.

Sizing comes from a room by room calculation. Floor area on its own tells you nothing about glazing, orientation or how many people and machines are in the room, and an oversized unit short cycles, controls humidity badly and runs noisier than it should.
What the work involves
A single split in a typical estate house is a day for two engineers. Three or four rooms on a multi-split typically takes two to three days to complete.
We agree the indoor and outdoor positions first, then core drill for the pipe route. Refrigerant pipework, control cable and condensate all run together, so that route decides how tidy the finished job looks. The condenser goes on wall brackets or on ground feet with anti-vibration pads, then the system is pressure tested with nitrogen, evacuated under vacuum to strip out moisture, charged and commissioned. Electrical work is carried out by qualified electricians and certificated as part of the job, and we walk you through the controls before we go.
Two things get particular attention in this parish. Condensate first: a cooling indoor unit produces water, and it needs a continuous fall to a proper drain, or a pump where gravity will not do it. Discharging it onto a lawn is not a finished job. Second, ground conditions. The parish sits where Tertiary clay and Reading Beds overlie the chalk at the edge of the London Basin, so this is clay over chalk rather than clean chalk, with thin alluvium on the valley floors. A ground mounted condenser needs a base that will not settle or heave with the seasons, because pipework connections do not appreciate movement.
The properties where the job gets more interesting
The original 1923 estate streets. The scheme was set up in 1923 by the syndicate that formed Brookmans Park (Hatfield) Ltd, the LNER built the station in 1926 to serve it, and construction ran at between 55 and 106 houses a year through the late 1930s. Peplins Way, Pine Grove, The Grove and Bell Lane are typical. Generous plots, so outdoor unit siting is straightforward, and the interest is all in getting pipework through the house tidily.
The bungalettes. Single storey, veranda porches, and often a large uninterrupted roof. There is rarely a convenient high level wall in the right place, so a floor standing or low wall unit, or a concealed unit if the roof space allows it, tends to beat a standard high wall head.
Post-war infill and 1960s streets. Hundreds of dwellings were added after 1946 across the village. Cavity construction and simpler internal layouts, which usually makes these the quickest installs we do here.
Properties at Water End, Bell Bar and along Kentish Lane. Further out, larger plots, and in the Water End area you are close to the swallow holes where Mimmshall Brook disappears into the chalk. During floods those sinks are overwhelmed and a temporary lake of more than two hectares forms. If you are anywhere near that ground, a condenser sat on the ground goes up on a raised frame, not on slabs at grade.

There is no honest published price for this work. A single split in a post-war semi and a concealed multi-split in a large detached house on the original estate are not the same job.
The number moves with how many indoor units you want, how long and awkward the pipe route is, whether the condenser is wall mounted or ground mounted, whether a condensate pump is needed and how much making good follows. Ducted work sits at the top because most of the labour happens above the ceiling.
