Why houses in this parish overheat, and which rooms do it first
Datchworth is open country. Plots are large, there is little of the shading you get in a terraced street, and a lot of properties face unobstructed sun for most of the day. The rooms that suffer are predictable.
Converted lofts and rooms in the roof. The worst offenders anywhere, and common across the larger detached stock in the parish. Heat rises, the roof gains solar load all afternoon, and a rooflight with a blind does very little once the plasterboard behind the slope has warmed through. The ground floor stays comfortable and the top of the house does not.
Glazed rear extensions and garden rooms. A lot of village properties have gained one at some point. Good in March, unusable in a heatwave, cold at Christmas. A single wall mounted unit turns it into a room you use all year.
South and west facing bedrooms in the detached housing along Bramfield Road and out towards Hooks Cross. Where the construction is modern it is airtight and well insulated, which is excellent at keeping heat in and unhelpfully good at keeping it in during August. Once a sealed bedroom has warmed up, opening a window at midnight in open countryside gets you moths and very little cooling.

Listed buildings are the exception that survives. Listing applies to the individual building regardless of whether the village has a conservation area, and the older properties around the green and near All Saints’ Church are where that question is worth asking. We confirm the status with the council rather than guessing, because fitting a condenser to a listed elevation without consent is your problem, not the installer’s, and we will not put you in that position.

Noise across open ground. On large plots sound carries further than people expect, because there is nothing to absorb it. A condenser facing a neighbour’s garden across open grass will be heard. We site away from bedroom windows on both sides of a fence, and we leave the airflow clearance the manufacturer specifies rather than tucking a unit into a corner where it recirculates its own warm air.
Exposure. Rural elevations catch weather. Outdoor units are built to live outside, but a unit on wall brackets on an exposed gable is a different install from one on ground feet in a sheltered side return, and it needs to be fixed and levelled accordingly.
Pipe length. Larger houses mean longer refrigerant runs between the outdoor unit and the rooms being served. Every system has a maximum pipe length and a maximum height difference, and exceeding it quietly costs you performance. Condensate, the detail that gets skipped
An indoor unit in cooling mode produces water, and quite a lot of it on a humid day. That water has to go somewhere.
In a bathroom or kitchen there is usually a waste nearby to tie into with a trap. In a bedroom or a loft conversion there often is not, so it is a gravity run to a suitable discharge or a small pump. Outside, the discharge has to go somewhere it will not run down a wall, freeze in a gutter or ice over a path.
We route condensate properly and we trap it. A badly run condensate line is the single most common reason people end up with a stain on a bedroom ceiling under a system that was otherwise fitted well.

The shape of it: a single wall mounted split into one room with a short pipe run is the entry point. Each extra indoor unit on a multi-split adds cost, but less than a separate system would. Long internal runs through a large property, scaffolding, or a ducted install with builder’s work all push it up. A survey and a written price come first, with the 0% VAT where the installation qualifies position on the quote.
F-Gas, commissioning and what you get at handover
Refrigerant handling is regulated, and the work is carried out under F-Gas requirements. Systems are pressure tested and vacuumed properly before the refrigerant is released. Skipping the vacuum stage is how systems end up with moisture in the circuit and a failure two summers later. Electrical work is carried out by qualified electricians and certificated as part of the job.
