Harlow went up fast. Designated in 1947, the fourth new town in Britain after Stevenage, and planned by Frederick Gibberd. The population went from around 4,500 at designation to 78,000 by 1971, which means the bulk of the housing stock dates from the 1950s and early 1960s. We know these houses well because Stevenage, where we are based, was built the same way in the same years.
That stock behaves in a particular way in summer. Gibberd’s plan was mostly two storey terraced houses with gardens, plus maisonettes and flats making up roughly a fifth to a third of the mix. The terraces at Ladyshot are dense two storey rows. The Chantry has flat rendered fronts and shallow monopitch roofs, which leave very little roof void to buffer the sun. A loft conversion in any of these houses puts a bedroom directly under a thin, well insulated roof, and by mid afternoon in a heatwave it is unusable.
Then there is the other end of the town’s history. Newhall is a modern design led development, highly glazed and contemporary, held up by the Essex Design Guide as an exemplar. It is also exactly the kind of housing that overheats. Big glazing, airtight construction and open plan layouts gain heat far faster than opening a window can shift it. Church Langley, built out through the 1990s between the A414 and the M11, sits somewhere in between: cavity walls and decent insulation, but plenty of south facing bedrooms and conservatory style extensions that cook from May onwards.
So the two ends of Harlow’s building history, the 1950s loft room and the modern glazed house at Newhall, arrive at the same phone call for different reasons.

Ducted and concealed systems. The indoor unit is concealed in a ceiling void or cupboard, delivering air through grilles. More work, more cost, and worth it in a full refurbishment where wall units would spoil the room.
Floor mounted units. Handy under a window, and often the neatest option in a room with a sloping ceiling, which the monopitch roofed houses in this town have plenty of.

We pressure test the system with nitrogen, pull a vacuum to draw out any moisture, then charge, commission and demonstrate it. It’s the condensate work where budget installs tend to fall down. A unit in cooling mode makes water, and that water needs a continuous fall to a proper drain, or a small pump where gravity cannot do it. Dribbling it down a rendered front at The Chantry, or onto a shared path in a tight terrace, is not an answer. We terminate it properly.
One more local point. Affinity Water supplies Harlow and both of its supply zones are classified very hard, with published figures of 330 mg/l of calcium carbonate for Harlow North and 310 mg/l for Harlow South.
