Why air conditioning in Henlow is a heating decision as much as a cooling one
Almost everybody who calls us about air conditioning starts by talking about July. Fair enough. But a modern wall mounted split is an air to air heat pump, and it will heat the room it serves through the winter at a running cost that surprises people, because it moves heat rather than burning something to make it.
That matters here for a local reason. We do not assume every address in the parish sits on the same gas arrangement. The village along the A600 is one thing, outlying property, converted outbuildings and parts of the base estate can be another, so we confirm the supply on site. Where there is no practical gas run, or where a garden room, a converted store or a loft space was never part of the heating design, an air to air unit is often the cheapest way to make that room usable in both directions.
The rooms we are asked to cool here are almost always the same three: a loft conversion under a warm roof, a rear extension with a lot of glass, and a south facing bedroom that never cools down at night. In all three, a system that only cools is doing half a job.
Where the outdoor unit goes, and what the rules say
This is the whole job, really. The indoor unit is easy. The outdoor unit is where the planning, the noise and the pipe run all meet.
The condenser wants free airflow, a sensible pipe route to the indoor unit, somewhere the condensate can go, and enough space from a neighbour’s window that nobody falls out over it. In the tighter parts of the old village that list narrows quickly.
On the rules: an outdoor unit on an ordinary house is permitted development in a lot of cases under the current rules, but that is a set of conditions rather than a blanket permission. The unit has to be sited so it does as little as it can to the appearance of the building and the amenity of the area, it cannot go on a wall or roof fronting a highway above the ground storey, it cannot go on a pitched roof, it has to stay inside the volume limit, it has to meet the noise standard, and it has to come off when it is no longer used. On a listed building that route is not available at all, and inside a conservation area the restrictions are tighter, particularly on any elevation facing a road. Henlow has a designated conservation area, reference CA13, with a character appraisal produced in 2009, and an unusual concentration of listed buildings for a village of its size. Underneath the village itself, the geological record from the borehole at grid reference TL 1616 3506 shows Woburn Sands of the Lower Greensand over Jurassic strata at depth.
Two practical consequences. On low lying plots we mount condensers on wall brackets or a raised stand rather than a slab at ground level, so standing water after a wet spell is never the unit’s problem. And condensate has to go somewhere: a pipe discharging onto a path is a nuisance and a slip risk. Where the ground allows a soakaway we use one, and where it does not, or where the drainage is uncertain, we take it to an existing waste with the right trap rather than improvising.

Lower Stondon and Upper Stondon. Same SG16 district as Henlow and Henlow Camp, and the source of a good share of our air conditioning work. Usually a rear extension or a converted garage that is too hot in summer and never warm enough in winter, where adding a radiator would mean disturbing the whole system for one room. A single split does both jobs off one penetration.
Henlow Camp. The settlement east of the A600 has been growing around the airfield since 1918, so it is a mix rather than an estate, and that mix shows up in the survey. Some properties have obvious, tidy routes for pipework to a rear elevation. Others have small utility spaces, awkward internal walls and no straightforward way to get a refrigerant line where it needs to go without going outside and back in. We survey it before we price it.
The historic core along the High Street. Older cottages, thick solid walls and, in several cases, protected fabric. Coring a solid wall in a building of that age is not the same as coring a cavity, and where the building is listed it may not be an option at all without consent. High level indoor units and a considered pipe route can usually solve it, but not always, and we say so.
Barn and outbuilding conversions. Henlow has seen very little large scale new build, with the one recent example being a barn conversion off Middlefield Lane completed in 2021. Converted spaces are strong candidates for this kind of system precisely because they were not designed around a conventional wet heating system, and because a single well placed unit can condition a large open volume.
Kit and system types
Wall mounted split. One outdoor unit, one indoor unit. The right answer for a single bedroom, a home office or a hot loft conversion.
Multi split. Several indoor units fed from a single condenser. Fewer boxes on the outside of the building, which matters where the elevation is sensitive or where there is only one place a condenser can go.
Ducted. Indoor unit hidden in a loft or a bulkhead with grilles in the ceiling, so all you see in the room is a slot. More work, more cost, and by far the best option where the look of the room matters or where the property is sensitive.

The VAT position, and it is worth knowing

In plain terms, on a domestic installation you are not paying VAT on the equipment or the labour at the moment. That is a genuine saving on the total, it is not a discount we invented, and it has an end date on it. Commercial installations are treated differently.
Servicing, F-Gas and looking after it
Air conditioning is not fit and forget. Filters need cleaning, coils need washing, condensate trays and drains block, and refrigerant charge needs checking. A system that is never serviced loses efficiency and eventually loses charge.
