Why a village next to two motorways gets warm houses

The parish council calls it one of the biggest villages in Britain, with nearly 10,000 residents, and a lot of the newer stock here was built and glazed with that road noise in mind.

Well sealed, double glazed housing is exactly the housing that overheats. When opening the windows on a summer evening means listening to the M25 instead of sleeping, most people keep them shut, and the heat that built up all afternoon has nowhere to go.

Add the usual suspects and the picture is familiar. Loft conversions with the roof close overhead and insulation designed to keep heat in. South and west facing bedrooms. Glazed rear extensions that gain heat faster than any amount of ventilation can shift it. Back bedrooms that are now full time offices with a computer, two screens and a person in them all day.

A modern split air conditioning system is an air to air heat pump. Run one way it cools. Run in reverse it heats, and it does so efficiently, delivering several units of heat for each unit of electricity you put in.

That is worth more in London Colney than people expect. The old linear village along the High Street goes back centuries, with the name London Colney first recorded in 1555 for Colney on the road to London. Those coaching era frontage buildings have solid walls and awkward pipe routes, and extending a wet central heating system into a converted loft or a garden room in one of them is a bigger job than it sounds. Outdoor unit siting, and where the planning questions live in AL2

For most houses in the village itself, siting the outdoor unit is a practical conversation rather than a planning one. In broad terms a domestic outdoor unit can fall within permitted development where it meets the conditions on size, position and noise, kept off a wall facing the highway above ground level, sited to minimise its effect on the building and the area, and within the noise standard. We still put it where it is discreet, quiet and serviceable: low on a rear or side wall, or on a ground frame with anti-vibration feet.

Napsbury Park is the exception, and it is a big one. The former Middlesex County Asylum ran on that site from 1905 to 1998, and Crest Nicholson then built roughly 500 homes around the retained wood and parkland, including apartments converted from the original hospital buildings. The estate sits within the Napsbury Conservation Area, reference CA18, designated by St Albans City and District Council. In a conservation area permitted development rights are restricted, and in the converted apartments there is a management company with views on the external elevations on top of the planning position. Condenser siting there needs designing before it needs pricing, and where consent is required we say so before you have spent anything.

The nearby Park Street and Frogmore and Old Bricket Wood conservation areas raise the same questions for customers on that side of AL2. And anything listed, such as the Grade II Telford’s Bridge end of the village, is a reminder that London Colney has genuine heritage fabric even without a conservation area over the village centre itself. What an installation here actually involves

For a straightforward house, a single split is a day’s work for two engineers. Serving three or four rooms with a multi-split takes two to three days.

We agree the indoor and outdoor positions before anything comes off the van, then core drill for the pipe route. Refrigerant pipework, control cable and condensate drain travel together, so the routing is the part worth thinking hardest about. The outdoor unit is fitted to brackets or a ground frame, with anti-vibration pads underneath. The system is pressure tested with nitrogen, evacuated under vacuum to remove moisture, then charged and commissioned to the manufacturer’s figures. Electrical work is carried out by qualified electricians and certificated as part of the job. Before we leave you get a proper demonstration of the controls, including the heating mode.

Condensate is where cheap installations fail. An indoor unit in cooling mode makes water, and that water needs a continuous fall to a suitable drain, or a small pump where gravity will not do it. A long external condensate run will freeze in a cold snap, so we keep runs internal where we can and upsize and lag them where we cannot. With the village sitting on the River Colne and the valley floor being free draining worked gravel, outside ground conditions vary from plot to plot, which is one more reason we pipe condensate to a proper termination rather than letting it find its own way.

The properties where the job gets more interesting

The High Street coaching stock. The oldest buildings in the village, on the former main road to London. Solid walls, narrow plots, close neighbours and tight parking on a through route. Pipe routes want planning, outdoor units want to be at the rear and out of sight, and a multi-split off one carefully placed condenser often beats two separate systems.

Napsbury Park apartments. High ceilings, thick masonry, communal areas and restricted external elevations inside the CA18 conservation area. The technical work is the easy part. We prepare the detail the management company and the council need, and we design the pipe route before quoting rather than guessing.

Napsbury Park houses. The early 2000s houses on the same estate are a different job entirely: modern cavity construction, sensible routes, quick installs. The conservation area position still applies, so siting stays discreet.

The well sealed newer stock near the bypass and the motorway junctions. Built tight against noise, so they hold heat. These are usually the fastest installs we do in the village, and the driver is nearly always a south facing bedroom or a glazed extension.
