NORTH LONDON, HERTFORDSHIRE & BEDFORDSHIRE
Air conditioning for homes in Walthamstow, Chingford, Leytonstone and Leyton, fitted by our own F-Gas engineers. Every system we install heats as well as cools, and we check Waltham Forest Council’s guidance for your street before we quote. Most homes pay 0% VAT until 31 March 2027. Call 01462 506 374.

Less than most people expect. A typical wall unit costs about 11p an hour to cool one room and about 17p an hour to heat it. Put in your own electricity rate and see what it would cost you.
AIR CONDITIONING IN WALTHAM FOREST
Waltham Forest publishes its own guidance on heating and cooling homes, and it is not keen on air conditioning. It prefers mechanical ventilation with heat recovery. For heat pumps it sets two practical rules: the unit must not exceed 37 dB(A) to count as permitted development, and it must go in a rear garden wherever possible, with a front garden used only where there is no space at the back.
We work within that. If shading, ventilation or a better extract fan would fix the room, we say so. Where a unit is the right answer, we fit an air to air heat pump that warms the room in winter as well as cooling it in summer, choose it for a low sound rating, and site it at the back of the house.
A single room in a house with a rear garden can usually be priced on screen. A flat, a half house, a conservation area street or several rooms is better surveyed first, so the planning position is settled before the price is.
Choose the room, its size, the unit and where the outdoor half could sit, and see a fitted price.
For flats, protected streets and multi room systems. We check the wall, the garden, the lease and the council’s position, then fix the figure.
The rules on outdoor units have been reported differently in different places, so this is the position we work to, confirmed with the council for your address.
Cooling only falls outside the heat pump rules. Permitted development for air source heat pumps excludes a unit used solely for cooling. Every system we fit heats as well.
Number and size are limited. One outdoor unit on a terraced or semi-detached house, two on a detached house, no bigger than 1.5 cubic metres, and installed to the MCS Planning Standards.
Not on a pitched roof, and not within a metre of the edge of a flat roof.
Conservation areas are stricter. No unit on a wall or roof facing a road, or nearer the road than the house, and Article 4 streets such as Walthamstow Village and Leytonstone add their own controls.
Listed buildings have no permitted development. Planning permission and listed building consent both apply.
Flats generally need permission. The council’s view is that flats do not have permitted development rights, and a Warner half house is two flats.
The council’s conservation area appraisals we checked do not mention air conditioning, but those for Chingford Green, Woodford Green and Lloyd Park resist satellite dishes on walls facing the street. We treat an outdoor unit the same way: at the back, out of sight.
The upper flat of a half house, directly under the roof with a home below it.
Loft conversions in Victorian terraces, under slate, with little mass to soak up the sun.
Glazed rear extensions on terraces in Walthamstow and Leytonstone.
Home offices and box rooms with the door shut and a screen on all day.
Top floor flats in post-war blocks and in the new buildings around Blackhorse Lane.
Nurseries and children’s rooms, where a quiet unit that also heats can replace a plug-in heater.
Our online quote prices a single room from £2,420, two rooms from £4,310 and three rooms from £6,150, fitted, and most homes pay 0% VAT until 31 March 2027. What can add to that here: a planning application for a flat or a protected street, a scaffold for an upper wall, a longer pipe run from the front of the house to a rear garden unit, or a bay suspension at the council’s rate. Each extra is a separate line, and the quote states the VAT position.
The council’s 37 dB(A) figure for heat pumps is a sensible yardstick for any outdoor unit, and on a Waltham Forest terrace the nearest bedroom window next door is never far away. We choose Fujitsu and Panasonic units for their sound ratings, set them on anti vibration mounts and run the refrigerant pipes in neat trunking.
Only an F-Gas certified engineer working for a certified company may open a refrigerant circuit. Ours are, and the company is REFCOM registered under REF1024550. Each system is pressure tested, evacuated and commissioned to the manufacturer’s procedure so the warranty stands, and our own workmanship is guaranteed for 12 months.

It depends on the home. The national permitted development right for air source heat pumps does not cover a unit used solely for cooling, and the systems we fit heat as well as cool. Even so, conservation areas and listed buildings tighten the rules, and flats generally need permission. We check the council’s position for your address before we quote, and prepare an application where one is needed.
At the back. The council’s guidance puts heat pump units in rear gardens wherever possible, and in a conservation area a unit cannot go on a wall facing the road. A rear wall, a rear garden, or a flat roof at least a metre in from its edge are the usual places. A pitched roof is not.
Usually, with permission. A Warner half house is two flats, and the council’s position is that flats do not have permitted development rights. If the flat is leasehold the freeholder will need to agree too. We sort both before the price is fixed.
Quiet enough to live next to. The council uses 37 dB(A) as the limit for a heat pump to count as permitted development, and we treat that as the standard for any outdoor unit. We choose models for their sound rating and fit them on anti vibration mounts, away from bedroom windows.
HMRC Notice 708/6 classes a domestic air to air heat pump as an energy saving material, so it is zero rated until 31 March 2027 and expected to move to 5% after. Commercial premises pay 20%. The quote states which applies.
Priced online and fitted, one room starts at £2,420. Two rooms start at £4,310 and three at £6,150. A planning application, a scaffold for an upper wall or a long pipe run to a rear garden unit are added as lines after the survey.
Yes. Its heating and cooling guidance discourages air conditioning and favours mechanical ventilation with heat recovery. Where shading or better ventilation would solve an overheating room, we will tell you so, even though it means we do not do the job.
