The rooms in Ware that actually need it
Air conditioning gets sold as a summer luxury. On the jobs we do around Ware it usually solves one overheating problem and then becomes the room’s heating for half the year.
The North and East Ware strategic allocation and the newer estates. The town is taking around a thousand new homes in the north and east, potentially up to 1,500, on garden city principles. Modern houses are airtight and heavily insulated, excellent in February and unforgiving in July. Heat coming through south and west facing glazing has nowhere to go, and a room with a large glazed gable stays uncomfortably warm into the evening. Radiators struggle up there too, because the room is at the end of the longest circuit in the house. A single wall unit cools it in summer and heats it in winter without unbalancing the system.
Glazed rear extensions and garden rooms. The standard addition to a period house here is a flat roofed rear extension with a lantern and large sliding doors. It is the room the family lives in and the room nobody can use at four in the afternoon in July. Getting a wall unit and its pipe run in is generally straightforward, because it is modern construction and short external routes.
Top floor flats and conversions. The town has a lot of apartments in converted buildings, including former malthouses, plus restored buildings like Amwell House and the old Goods Shed near the station. Heavy masonry holds heat, and a top floor flat under a converted roof accumulates it all day. The constraint is never the equipment. It is where the outdoor unit is allowed to go and who approves it.
Siting the outdoor unit, and where Ware makes that difficult
Every split system needs an outdoor condenser. It needs airflow, a solid mounting on a wall or ground feet, a route back to the indoor unit for two refrigerant lines, a power feed and a condensate drain, and a position where the noise is not a problem for you or the neighbour.
A lot of domestic installations are permitted development under the current rules, but that comes with conditions. The unit has to be sited so it does as little as possible to the appearance of the building and the amenity of the area, it cannot go on a wall or roof fronting a highway above the ground storey or on a pitched roof, it has to stay inside the volume limit and meet the noise standard, and it comes off when it is no longer used. We check the criteria against your property with the council rather than assuming, because getting it wrong is expensive.
Ware needs real attention on this. The town has one large conservation area in four identity areas: the historic core around the High Street, Church Street, Baldock Street, Crib Street, West Street, East Street and Kibes Lane; south of the Lea around Amwell End, Broadmeads, Station Road and the London Road frontages; the northern area around Collett Road, Musley Hill, High Oak Road and New Road; and the western area around Priory Street, Buryfield, Watton Road and Gladstone Road.
There are 202 listed buildings in the town, 180 inside that conservation area, three at Grade I and fourteen at Grade II*. On a listed building an external unit normally needs consent, and in the conservation area an application to East Herts Council is often needed where the unit would be visible from the street. That does not mean no. It means designing it properly: the condenser at the rear, in a courtyard, at low level behind a wall or screened by planting, with a longer line run to reach somewhere acceptable. Condensate, and why it is the thing that fails
A cooling unit pulls a lot of water out of the air and all of it has to go somewhere. Done properly, condensate runs at a continuous fall to a suitable termination. Done badly it runs at a lazy fall, into a gutter that overflows, or into flexible hose with a sag that fills with biofilm and backs up into the indoor unit within two summers.
Where gravity is not available, and in flats and loft rooms it often is not, we fit a pump properly rather than improvising. In converted buildings with tight floor build up, that pump is not an upgrade, it is the design.

This is the part most people underestimate. In heating mode these systems are air to air heat pumps and they will hold a room at temperature through a Hertfordshire winter, running efficiently while they do it.
That matters in exactly the rooms above: the loft at the far end of the heating circuit, the glazed extension the radiators were never resized for, the home office you do not want to heat the whole house for. It also gives you a heat source independent of the boiler, which is worth something on the day the boiler fails.
