A modern split air conditioning system is an air to air heat pump. Set it to heat and the cycle runs in reverse, pulling warmth from the outside air and delivering several units of heat into the room for each unit of electricity it uses.
In a town the size of Watford that matters more than the summer side. In broad terms a domestic outdoor unit can be permitted development when it is sited to minimise its effect on the building and the area, kept within the size and noise limits, and not placed on a pitched roof or above ground floor level on a wall facing a highway. In a conservation area those rights are restricted, and on a listed building, Oxhey Grange and St Matthew’s Church in Oxhey are both Grade II for example, consent is needed before anything is fixed to the fabric.
The council does not publish a simple list of where its conservation areas run, so we do not guess. We check the designation for your address with Watford Borough Council before the system is designed, and if consent is needed you know before you have committed to anything. In flats and leasehold conversions the freeholder or management company usually has to approve anything fixed to the outside of the building as well, and we provide the technical details for that application.
What the installation actually involves
A single split in a straightforward Watford semi is a day for two engineers. For three or four rooms on a multi-split, expect two to three days.
Positions for the indoor and outdoor units are agreed with you before anything leaves the van, then the wall is core drilled for the pipe route. The refrigerant pipework, the interconnecting cable and the condensate drain run together, so the route is the part of the job worth planning hardest. The condenser goes on wall brackets or a ground frame with anti-vibration mounts, the pipework is pressure tested with nitrogen, evacuated under vacuum to remove moisture and air, then the system is charged, commissioned and run in both heating and cooling modes before we sign it off. Electrical work is carried out by qualified electricians and certificated as part of the job. You get a proper walk through of the controls before we leave.
Condensate is where cheap installations go wrong. An indoor unit in cooling mode produces water, and that water needs a continuous fall to a proper termination, or a small condensate pump where gravity cannot do it. In heating mode the outdoor unit produces condensate instead, and in a frost it will ice a path or a patio if it is left to dribble where it lands. We plan the drainage for both modes, which matters when we are selling these as year round machines.
The Watford properties where the job gets more interesting
The 1930s Metro-land semis of Cassiobury and west Watford. Streets like Coningesby Drive and Devereux Drive were laid out in the early 1930s after the Metropolitan Railway reached Watford. Cavity walls make the core drilling easy, and the common request is a loft room or a rear extension. The thinking goes into keeping trunking off the Mock Tudor frontages, so we route pipework to the rear or internally wherever we can.
The Harebreaks and the inter-war council layer. Solid walls and chimney breasts, so pipe routes need more care and the drilling takes longer. These houses heat unevenly at the best of times, and an air to air unit in the coldest room is often doing more work in winter than in summer.
Victorian terraces off the High Street, in Callowland and West Watford. Narrow rear yards and close neighbours, so condenser siting is about noise and sightlines. A quiet unit, anti-vibration feet and a low position against the rear wall keeps everyone happy, and a multi-split lets one carefully placed condenser serve the whole upstairs.
South Oxhey and Carpenders Park in WD19. Suburban stock either side of the railway line, generally straightforward installs with sensible rear gardens for the condenser.
