In Welwyn the first conversation is about where the outdoor unit can go
Every split system needs an outdoor condenser. On most houses that is a simple decision. In Welwyn it often is not.
Welwyn has eighty two listed buildings recorded, the great majority Grade II, with Guessens at Danesbury and the Lockleys building at Sherrardswood School both at Grade II star. There is also the Welwyn Village Conservation Area covering the historic core around the High Street, Mill Lane and Church Street. Its boundary was amended after a full council resolution in March 2024, with a schedule of properties removed published, so what applied to your street five years ago may not apply today. The general rule outside protected areas is that a domestic outdoor unit sits under permitted development in many cases. The conditions are that it is positioned to have as little effect as possible on the look of the building and the amenity of the area, that it stays off a wall or roof fronting a highway above the ground storey, that it stays off a pitched roof, that it is inside the volume limit and within the noise standard, and that it is removed when it is no longer used. Inside a conservation area those rights are restricted rather than removed, so a unit that is not on a wall or roof fronting a highway can still qualify, and on a listed building you are into listed building consent for anything that affects the fabric. That is not a reason to give up. It is a reason to design around a position that stands a chance: away from the principal elevation, screened, at ground level, with the pipe route hidden rather than run across a period frontage.

The systems we install around Welwyn
Wall mounted single splits. One indoor unit, one outdoor unit. The straightforward answer for a bedroom, a home office or a single room that overheats. Quiet, efficient and quick to install where the pipe run is short.
Multi split systems. Several indoor units running from one outdoor unit. The Welwyn properties that need it most
Loft conversions. The most common enquiry we get in this village. A converted loft has heat rising through the house into it, a roof plane taking direct sun and usually only rooflights to ventilate it. By mid afternoon in July it is unusable. It is also where a wall mounted split earns its keep fastest, because you are cooling one room rather than a house.
Modern glazed extensions. Plenty of properties across the parish, in the village itself and out in the outlying hamlets at Oaklands, Mardley Heath, Rabley Heath and Harmer Green, have gained a rear extension with bifolds or a lantern rooflight. They are good rooms for nine months of the year and greenhouses for the other three. A single well sized indoor unit changes that, and the same unit takes the chill off the room in winter when underfloor heating is slow to respond.
Bedrooms in the older properties in the village core. The High Street, Mill Lane and Church Street carry most of the village’s listed buildings, largely Georgian and earlier vernacular, and those are solid walled. Solid walls take a long time to warm through and then release that heat slowly, which is why an upstairs room in one of them can still be uncomfortable long after sunset. Cooling here is less about the peak afternoon load and more about shifting stored heat in the evening.
Homes near the A1(M) alignment. Welwyn has lived alongside the Great North Road a long time, and got what is claimed to be Britain’s first bypass in 1927, later absorbed into the A1(M). Customers on the roadside edge of the village tell us that sleeping with the window open is not appealing. Cooling a bedroom without opening a window solves a problem that has nothing to do with temperature.
Home offices. A converted garage, an outbuilding or a box room with a computer in it and one small window. Small rooms with equipment in them heat up quickly, and the fix is small and cheap in that context.
What an installation actually involves
A single split in a straightforward position is generally a one day job. A multi split with several indoor units and longer pipe routes is two, sometimes three.
We agree the indoor unit positions and the outdoor position, then core drill for the pipe route. Refrigerant pipework, control cable and condensate drain all run together, either internally in a boxed route or externally in trunking, and where the property is sensitive we plan that route to be as invisible as we can make it. The electrical supply is run in and connected properly on its own circuit.
The system is then pressure tested and vacuumed down before any refrigerant is released. That is the step that separates a system that works for fifteen years from one that leaks in year two, and it is the step that gets skipped by people working quickly. Refrigerant handling is regulated under F-Gas and our work is carried out to those requirements. Electrical work is carried out by qualified electricians and certificated as part of the job.
Condensate matters more than people expect. A cooling indoor unit produces a lot of water and it has to go somewhere sensible: a drain with fall on it, or a pump where gravity will not do the work. Letting it run down an old brick elevation is how you damage a wall that has stood for two hundred years.
F-Gas registered on residential installations
Residential air conditioning installations currently qualify for 0% VAT as an energy saving material under HMRC VAT Notice 708/6. That relief applies to supply and install work and runs to 31 March 2027.
That is a genuine saving on the whole installed cost, not a discount off a marked up price, and it applies to the heating capability as much as the cooling. It is one of the reasons air to air heat pumps have become sensible for ordinary houses rather than a luxury item.
What it costs
We do not publish a fixed price, because the honest answer depends on the number of indoor units, the length and difficulty of the pipe route, whether the outdoor unit position needs screening or a bracket, and whether the electrical supply needs upgrading.
What we will say is that a single wall mounted split in a straightforward room is a smaller number than most people expect, and a multi split serving several rooms is not that number multiplied. The survey gives you a written quote covering equipment, installation, commissioning, electrical work and certification, with the VAT position on it.
Servicing and F-Gas
Air conditioning needs a periodic service to keep working properly, and many manufacturers make it a condition of the equipment warranty, depending on the system and its terms. Filters, coil cleaning, condensate tray and drain, refrigerant pressures and electrical checks. Neglected systems lose capacity quietly and then fail in the first hot week, which is the worst possible moment to join a waiting list.
