Usually one of three things: a dirty filter or coil restricting airflow, a refrigerant leak, or a failed outdoor fan or compressor. The first is maintenance, the second is a repair that has to be found and fixed rather than topped up, the third is the expensive one.

Almost always restricted airflow or low refrigerant. Both drop the evaporator temperature below freezing, moisture in the air freezes onto the coil, and the ice then blocks the airflow further. It is a runaway problem, and it usually starts with a filter nobody has cleaned.
This is the most common call we get and it is very rarely a refrigerant problem. It is a condensate fault: a blocked drain line, a failed condensate pump, or a run without enough fall. Occasionally it is the ice from the problem above melting off the coil.
Musty means microbial growth on a wet coil or in the drain pan. It is a cleaning job, not a repair, and it comes back if the underlying condensate or airflow issue is not sorted.
Rattling is usually a loose panel or fan guard. Grinding or screeching from the outdoor unit is a bearing or a fan motor. A sudden loud hum on start-up with no rotation points at a capacitor or contactor.
Isolator, capacitor, contactor, PCB, or the system holding off on a fault code. The code narrows it down considerably, so read it off the display and tell us when you ring. It saves diagnostic time and therefore money.


This is worth setting out properly because there is a lot of nonsense about it.
You cannot legally top up your own system, and it is not close. There are three separate legal bars, not one.
The company doing the work needs certification too, not just the individual engineer.
Worth knowing if you are reading advice online. Great Britain still operates under the assimilated version of Regulation 517/2014. The EU repealed that and replaced it with Regulation 2024/573, which now applies in Northern Ireland under the Windsor Framework but not in England, Scotland or Wales.
So European guidance, and a fair amount of UK content written from it, no longer describes the rules that apply to your system in Hertfordshire.
Statutory leak checking is based on the refrigerant charge expressed in tonnes of CO2 equivalent, not on kilograms. The intervals are twelve months at 5 tonnes or more, six months at 50 tonnes or more, and three months at 500 tonnes or more.
A typical domestic split carrying around a kilogram of R32 works out at roughly 0.68 tonnes CO2 equivalent, and the same charge of R410A at around 2.1 tonnes. Both sit well below the 5 tonne threshold, so there is no statutory periodic leak check on a normal home installation. That is our own calculation from the published global warming potentials, and we are labelling it as such.
Light commercial crosses the line quickly. Around 2.4kg of R410A reaches 5 tonnes and brings annual checks with it. A VRF system will usually pass 50 tonnes and need checking every six months.
The distinction that matters: the leak check duty depends on charge size. The certification duty does not. A small domestic split is caught by the certification requirement exactly as a large chiller is.
We would rather say this than take the money twice.
Daikin recommends cleaning the filter roughly every two weeks. Almost nobody does. A blocked filter reduces the intake air volume and increases the electricity needed to cool the room, and it starts the icing chain described above. Mitsubishi Electric’s own service documentation lists a clogged filter and a dirty outdoor heat exchanger among the causes of a high pressure fault, and shortage of refrigerant among the causes of a high discharge temperature fault.
So before you pay for a repair, take the front off, pull the filters out, wash them and let them dry properly. On a fair number of “not cooling” calls that is the entire fix, and it costs you nothing.
What it will not fix is a genuine leak, a failed capacitor or a dead compressor. We will tell you which you have got.
Two regulatory changes drive this more than the age of the box.
New single split systems containing less than 3kg of refrigerant can no longer be placed on the GB market where the F gas has a global warming potential above 750. R410A is 2,088, so it is out for new single splits. R32 is 675 and is in. Larger splits, chillers and heat pumps are exempt from that particular ban.
Refilling with high GWP gas is restricted. Virgin F gas above 2,500 GWP, which catches R404A at 3,922, cannot be used to refill systems holding 40 tonnes CO2 equivalent or more. Reclaimed and recycled gas is permitted only until 2030.
Practically: an R410A system is still perfectly legal to own, run and repair. But parts and gas availability tighten over time, and on an older unit with a major component failure the sums change. We will lay them out rather than pushing you either way.
If your air conditioning has an effective rated output above 12kW, it must be inspected by an accredited energy assessor at intervals of no more than five years. The fixed penalty for not holding a valid report is £300, plus a further £200 for failing to produce it to Trading Standards within seven days of a request.

Read the fault code and the operating pressures rather than guessing. Check airflow, filters and both coils before touching the refrigerant circuit. Electrical checks on capacitors, contactors and the fan motors. Leak detection where the pressures point that way, so the leak gets found and fixed rather than the system refilled. Condensate line and pump checked, because that is what most of the water complaints turn out to be.

No. If a system has lost charge it has leaked, and the leak has to be traced and repaired before it is recharged. Handling refrigerant requires F Gas certification, which is why this is not a job for a general handyman.
Almost always the condensate drain. It blocks with dust and biofilm, the tray overflows, and it runs down the wall. It is a straightforward clean in most cases, and it is one of the things a service is meant to prevent.
No, switch it off and let it defrost. Icing usually means restricted airflow from a blocked filter or coil, or low charge. Running it iced up puts the compressor at risk, and a compressor is the expensive part.
Annually for a domestic system, and more often for a commercial unit or anything in a dusty environment. Most of the repairs we attend would have been caught by a service that cost a fraction of the repair.
