The properties where the job gets more interesting

Southcourt. Built in two phases, and the phase matters. The pre-war part ran from the early 1920s to the mid 1930s and was marketed as Homes for Heroes, with houses initially reserved for First World War veterans. The post-war phase, 1946 to 1955, is denser and used brick, concrete and steel with timber cladding largely swapped for plastic since. Bathrooms in both tend to be small rooms with original joists never sized for a stone tiled floor, a full bath and somebody standing in it. We check depth, span and deflection before anything goes down, and price the stiffening rather than discovering it.

Bedgrove. Laid out in the late 1950s on the site of a former farm and hamlet, and described at the time as the largest estate of its kind in the country. Around Pevensey Close, Caldicot Close, Welbeck Avenue and Jansel Square the bathroom is usually still where it started, with the waste taking the shortest route it could. Where you want the toilet somewhere else the constraint is fall, not floor space.

Walton Court. Built through the 1970s with most roads laid out between then and the 1980s, roads named after British rivers, and a mix of two, three and four bedroom terraces, three storey apartment blocks and bungalows. In the flats the soil stack is shared and it is not moving, so the design works around it, and we care about how quietly the new waste runs behave for the neighbour underneath. In the bungalows a level access wet room is often the natural answer rather than a compromise.

Fairford Leys. An urban village of about 1,900 homes with a centre that opened in November 2004, built to a design code covering roof materials, windows, fences and door colours, and including three and four storey townhouses. Tall houses mean long vertical waste runs and a bathroom or en suite high up the building, so flow to the top floor is the first thing we check. If the job needs a new external vent we look at what the design code allows before anybody cuts a hole.

Watermead. Planned in the 1980s with the first houses ready for sale in 1986, laid out around a lake created specifically to handle the naturally high water table in the Vale of Aylesbury. That water table is worth remembering on a ground floor wet room or any work touching drainage below slab level. On the newer stock at Berryfields and Kingsbrook, the 2,450 home scheme Barratt built with the RSPB, joists and stack positions are usually sensible and the job runs quickly.
