Bathroom Renovation in Barnet

Bathroom fitters in Barnet for everything from a straight refit in a Whetstone semi to a four bathroom house on the Totteridge ridge where the water pressure is the first problem to solve. Plumbers and heating engineers who also do the floor, the tiling, the electrics and the finish. One team, two to three weeks, a price fixed before the old suite comes out. Ring 01462 506 374 or send two photographs of the room.

Pressure first, tiles second

In most towns we start a bathroom conversation with the layout. In Barnet we start with pressure, because the borough is on a hill and the hill decides what your shower will do.

The High Street at Chipping Barnet is 427 feet above sea level. Totteridge sits on the ridge between the Dollis Brook and the Folly Brook. Mill Hill is on its own ridge along The Ridgeway. Mains pressure falls with height, so a house at the top of any of them gets less than a house in the valley at Whetstone or Hendon, and a 1930s semi with a cold tank in the loft and a vented cylinder gets its first floor shower pushed by a metre of head and nothing else. A loft en suite on that arrangement, at the top of the hill, is a shower that dribbles no matter what is spent on it.

The remedies are a pump on the shower, a cylinder of the unvented type holding hot water at mains pressure, an accumulator where the mains itself cannot cope, or a combi for a house with modest demand. Which one is right depends on the boiler, the number of bathrooms being fed and where on the hill you live, and we test the mains at the property before anyone chooses a tile.

What our bathroom fitters in Barnet install

Complete refits, the old room stripped to the walls and a new one built. En suites and bathrooms in lofts, pumped or macerated where there is no gravity route. Wet rooms and walk in showers on a tanked floor laid to fall. Cloakrooms. Baths swapped for showers where the rest of the room can stay. And the electrical side, done and certificated by the electrician who works with us.

Five kinds of Barnet bathroom

The ridge house. Totteridge, Arkley, Monken Hadley, Hadley Green. Late Victorian and Edwardian houses that the 1872 railway brought, or their post-war replacements, with an en suite off every bedroom and a demand that a single combi cannot meet. The bathroom project here usually includes an unvented cylinder and a system boiler, sometimes an accumulator, and it is done as one job rather than two firms. Inside the Totteridge, Monken Hadley and Wood Street conservation areas an external soil pipe or vent on the front elevation can need consent, and we tell you before it is ordered.

Hampstead Garden Suburb. A conservation area with its own Trust, Lutyens’ Grade I listed churches at its centre, and the strictest controls on alterations in the borough. A bathroom here is a design exercise around the building, with the Trust’s requirements checked before anything is drawn, and we have the patience for it.

The 1930s semi. Whetstone, East Barnet, Friern Barnet, Mill Hill, Finchley, Hendon. A sensible room in an honest structure. Refitting one means going back to the studs: the vented cylinder leaves if better pressure is wanted, the brittle plastic wastes go, the tiles that were stuck to bare plasterboard come off in favour of a proper backer board, and the extractor is ducted to the open air instead of the loft.

The Victorian terrace near the station. High Barnet, New Barnet along Station Road, East Finchley, Cricklewood. Bathroom in the back addition, joists running across the line a new soil pipe wants to take, a shallow floor and a cast iron stack. A wet room has to fall to its drain and that takes depth; if the joists cannot provide it we tell you before the former is bought, not after. The iron stack comes out in favour of plastic while the wall is open anyway.

The flat. Colindale and Grahame Park, the conversions along the High Street, the new blocks around Brent Cross. Shared risers, a pressure reducing valve you may not know about, and a lease that decides what can be altered. We put the questions to the managing agent before you spend anything.

Two water companies and one lot of limescale

Affinity Water’s northern zones read 271 mg/l of calcium carbonate around New Barnet and Whetstone, 295 along the ridge and 352 at Mill Hill, a figure Affinity itself classes as very hard. Thames Water’s zones at Hendon and Golders Green sit at 269. Whichever side of the boundary you live, the water is hard, and at Mill Hill and Edgware it is punishing. On a new bathroom that means the bloom on the glass in a fortnight, the crust on the rainfall head within the year, and a cheap thermostatic valve that seizes. We specify brassware and valves that tolerate scale, isolate everything so a scaled cartridge is a ten minute change, and at Mill Hill we will talk seriously about a scale reducer on the main before the bathroom goes in, not after.

Hot water that takes a minute to arrive

The complaint we hear most in the bigger Barnet houses is not pressure but patience: the far bathroom runs cold for a minute before the hot arrives, and every morning a bath of water goes down the drain waiting for it. That is a long primary run without a secondary return, and it is common in the Totteridge and Arkley houses where the cylinder is in a plant room at one end and the master en suite is at the other. A secondary return is a small pump and a loop of insulated pipe that keeps hot water circulating so it is at the tap instantly, and it is far cheaper to fit while a bathroom is open than at any other time. We look for the opportunity on every survey in those houses, because a new bathroom that still takes a minute to get warm is a job half done.

Ventilation and the electrics

A bathroom that never dries grows mould. We fit an extractor sized for the room in every bathroom, ducted to the open air on a timed overrun, never into the loft space. It is wired, along with the lighting, a shaver socket and an electric shower if one is wanted, by the registered electrician who works with us, and the certificate stays with the house for the day it is sold.

A written scope before anything comes off the wall, our own fitters, and a 2 year guarantee on our work.

The loft en suite on the hill

The loft en suite is the most requested bathroom in Barnet’s semis, and on the ridge it has two questions rather than one: the soil route, and the pressure. Where a gravity connection to the stack exists we use it, and where it does not a macerator is an honest answer if it is specified for its fittings and fitted where it can be reached. The pressure question is answered by the mains test, and the answer is sometimes that the house needs an unvented cylinder before it can have the en suite it wants. We say so.

How the job runs

Day one is strip out and first fix. Then floor build up and boarding, tanking, plastering, tiling and grouting, second fix, sealing and snagging. A working toilet every night. The days without water announced on day one. The route from the front door protected before a tool comes in. Two to three weeks for a full refit.

What it costs

No single number, because a replacement in a Whetstone semi and a wet room in a Totteridge house with the stack moved and an unvented cylinder added are different jobs. What moves the price is the layout staying or changing, the depth of floor work, whether the stack is relocated, the grade of sanitaryware and tile, and whether the hot water system is rebuilt for the pressure. Each of those appears as its own line on the quote after the survey, and the total on that quote is the total on the invoice.

Frequently asked questions

A full refit runs two to three weeks. Swapping a shower like for like is two or three days.

No. Tiling, plastering and finishing are ours, and the electrical work is certificated by the electrician who works with us.

Not on its own. The plumbing design has to change. On the ridge the answer is usually an unvented cylinder, sometimes with an accumulator, and we test the mains before we recommend either.

Usually, if the joists are deep enough for the fall, which we measure before you commit.

Not unless the specification does. It is itemised after the survey and it holds.

Yes, and we tell you what the Suburb’s controls require before anything is ordered.

A full bathroom renovation starts from £8,500. The final price depends on the size of the room, the layout and the products you choose, and every bathroom is priced from a free design survey with a fixed written quote before any work starts.

A typical family bathroom takes 7 to 12 working days on site. A full strip-out and re-fit, or a wet room with proper tanking and drainage falls, is usually 10 to 14 days. We give you the realistic sequence before we start rather than an optimistic one, because tiling and grouting need drying time between stages.

A well-fitted bathroom is one of the few rooms buyers judge in the first thirty seconds, and estate agents consistently put it alongside the kitchen as the room that sells a home. The honest answer is that it rarely returns more than it cost on paper, but a dated or damaged bathroom takes money off an offer and slows a sale. Fit it for the years you will use it first.

Yes. We fit level-access wet rooms, walk-in showers with low or flush trays, fold-down seats, grab rails and thermostatic controls, and we design the layout around how the room will actually be used. The floor is tanked and the fall is set to the drain so water cannot sit or get behind the tiles.

Our own team. Vantage is a plumbing and heating company first, so the pipework, the drainage and any boiler or cylinder changes are done in-house, and our tilers and electricians work to the same programme. One quote, one point of contact, one 2 year labour guarantee on the whole job.
