The bathrooms that go wrong are almost never the ones where somebody chose the wrong tile. They go wrong where the tiler is waiting on the plumber, the electrician turns up on the wrong Tuesday, and nobody owns the bit in between. This is not a throwaway line about limescale. Affinity Water publishes a water quality report for its supply zone named Bishop Stortford, zone code AF018, and the mean total hardness in that zone is 345 mg/l of calcium carbonate. That is Affinity’s own published figure for the zone, not a number we took at your kitchen tap, and Affinity notes in the same document that almost all of its supplies are hard because of the natural geology of southern England.
At 345 mg/l you are near the top of anything we work in. It has three practical effects on a new bathroom, and we design around all three.
Shower glass is the visible one. Untreated glass in this water goes cloudy in a season if it is not squeegeed, so where the budget allows we use coated glass and we tell you the truth about the maintenance either way.
Brassware is the annoying one. Aerators block, and a tap that poured a clean column of water starts spitting sideways within a couple of years.
Thermostatic cartridges are the expensive one. Scale builds inside the valve, and the first symptom is a shower that used to be steady suddenly going cold when somebody runs the kitchen tap. We specify bar and concealed valves with serviceable, replaceable cartridges rather than sealed units nobody stocks parts for, and we build access panels into the design where the layout allows it. A refit is also the one moment where fitting a scale reducer is easy, because the water is already off and the pipework is already open.
Flow matters more than most people realise, and CM23 has a documented reason to check it rather than assume it. In July 2026 Affinity Water reported low pressure and reduced supplies across the CM23 postcode area, blaming a combination of exceptionally high demand in prolonged hot weather and a technical issue at one of its pumping stations. Affinity’s own wording was that water was being used faster than it could refill storage tanks and move it through the network.
That is not a reason to panic about a bathroom. It is a reason not to specify a rainfall head, body jets and a second shower on faith. On the survey we gauge static pressure and time the flow into a measured container, and we design to the number we get. Where the incoming supply is strong, a mains fed shower off a combi or an unvented cylinder is the simplest and best answer. Where it is marginal, or where two showers will run together on a school morning, a correctly sized unvented cylinder or a stored and pumped arrangement is the honest solution.

Extraction sized to the room, ducted out properly rather than into a loft void, because a well sealed modern bathroom with poor extraction grows mould on the grout within a year.

Week one covers the strip out and the first fix. The room is cleared, waste removed, and any studwork, joist repairs or noggins go in. Hot, cold and waste pipework is reset for the new layout, first fix electrics go in for lighting, extraction and underfloor heating, and the walls get boarded and prepared. Electrical work is carried out by qualified electricians and certificated as part of the job.
Week two is tiling and second fix. Tiling is the slowest element of any bathroom and the one where corners cut in week two are visible for the next fifteen years.
Week three, where the job calls for it, is completing the second fix, sealing, snagging and the final clean. Cloakrooms and simple like-for-like en suites finish considerably faster.
Hockerill Park Estate. Sir Walter Gilbey laid this out from around 1890 on land he had bought in 1868, as an early garden suburb with wide roads, tree lined avenues and grass verges, and it predates Ebenezer Howard’s garden city book. Gilbey built very little himself, and the bulk of what stands on Crescent Road, Avenue Road, Pine Grove, Thorn Grove, Gilbey Avenue and Warwick Road went up after his death in 1915, so the stock is largely Edwardian and inter-war detached houses in their own grounds. Big houses, generous rooms, and bathrooms that were often carved out of something else later. The recurring issues are floor build up, because the original joists were never intended to carry a stone tiled floor plus a filled bath, and waste runs that have been extended more than once by more than one person. We usually replace the whole waste arrangement rather than tee into somebody else’s improvisation.
The Victorian and Edwardian villas on Hadham Road, Maze Green Road, Stansted Road and Dunmow Road. The conservation area appraisal picks these out for their bay windows, decorative chimneys and period brickwork. Inside, the bathroom is frequently in a rear addition with cold external walls on two or three sides. We insulate behind the boarding while it is open, because a beautifully tiled room that is cold and streaming with condensation every morning is a failed bathroom.
Newtown. The Victorian expansion south and west of the old centre. Terraced stock, tight plots and often no driveway, so we agree skip position and delivery access at quote stage rather than working it out on the Monday. Adding a downstairs cloakroom here is one of the better value moves, and where there is no gravity fall to the drain a macerator will do it, with the compromises stated up front.
The historic core around Market Square. Seventy one of the town’s 105 listed buildings sit inside the conservation area, and a quarter of those date from the 17th century and another quarter from the 18th. Where a property is listed, altering internal fabric can need consent in its own right from East Herts Council.
Anywhere inside the conservation area, listed or not. Article 4 Directions apply across the whole of it, and they remove permitted development rights that most people assume they have. Alterations to the roof, including rooflights, need permission, and so does the installation, alteration or replacement of a chimney, flue or pipe, on every elevation rather than only the ones you can see from the street. If your bathroom plan involves a new rooflight or a moved external pipe, that gets checked with East Herts before it gets quoted, not after.
The riverside and the new estates. Conservation Area Identity Area 3 follows both banks of the Stort from Grange Paddocks southwards and takes in the associated floodplain, which is worth knowing before anybody digs for a ground floor wet room drain. At the other end of the age range, Stortford Fields and St Michael’s Hurst on the north side of town will bring at least 2,679 homes between them and are due to build out to 2033. Modern joists and sensible stack positions make those jobs quick, and the usual request is an ambitious en suite in a bedroom corner where the real constraint is fall on the waste run.
We are not going to print one number and pretend it fits a Warwick Road detached and a Newtown terrace equally. It does not.
We will be straight about where the money goes. Labour and tiling dominate most bathroom costs, and they track the size and complexity of the room rather than the price of the suite. Moving the toilet, forming a wet room, replacing a floor or going to an unvented cylinder each add a step. Keeping the existing layout is by far the cheapest route, and if that suits you we will say so.
