Bathroom Fitters in Wembley and Brent

BATHROOM FITTERS IN WEMBLEY AND BRENT

The semi and the conversion, Brent’s two bathrooms

Of the Brent households that live in a house rather than a flat, about half are in a semi. In Wembley those semis were built continuously from 1925 to 1939, and in Kenton the largest group of buildings dates from 1919 to 1944. A house of that age usually has one bathroom, a soil stack on an outside wall and a loft with room for a second. The survey there is about headroom, the waste route and whether the hot water can keep up with two showers.

In the south of the borough the picture turns round. Kilburn, Queen’s Park and Kensal Rise are Victorian, and 19% of Brent households now live in a house that has been converted into flats. A bathroom in one of those is set by the shared stack, the lease and the ceiling of the flat below. Gas Safe registered under 956889, and every bathroom we fit carries 2 years of cover on our workmanship.

Hard water on both sides of the borough

Whether your tap is fed by Affinity Water or Thames Water, the water is hard, and the first things it damages in a new bathroom are the thermostatic cartridge and the glass screen. We fit valves whose cartridges come out on their own, and in a house with two bathrooms we price a softener on the incoming main at survey, so the decision is made before the tiles go up.

Four Brent homes, four different bathrooms

The interwar semi

Wembley Park, Barn Hill, Kingsbury and Kenton. A bathroom at the top of the stairs, sometimes with the toilet in a separate room next door that the family would like knocked through. The stack is usually outside, and the question tends to be whether the hot water will run a bigger shower.

The Victorian conversion

Kilburn, Queen’s Park and Kensal Rise. Two or three flats in one house, one stack between them, and a lease that decides what is yours to alter. The toilet has to fall to that stack, so the plan is drawn around it. Anything that touches the outside goes to the freeholder first, and in a conservation area to the council.

The Mapesbury or Brondesbury house

Mapesbury was mostly built between 1895 and 1905, and its houses are big enough for a family bathroom and one or two en suites. That puts the weight on hot water: a cylinder sized to the outlets and pipework that can deliver it. The Mapesbury design guide says most external installations will need planning permission, so we keep new pipes off the visible walls.

The loft bathroom

Brent’s January 2025 guidance says a dormer must stay below the original ridge and sit at least 0.2 m up from the eaves, and a rear dormer can be the full width of the roof. New front dormers are not permitted in Mapesbury, and in Queen’s Park they will not normally be permitted and only one front rooflight is allowed. We plan the bathroom inside those lines.

Article 4 and the outside of a Brent bathroom

Inside, a bathroom is yours to change. The outside is where Brent’s rules start. All of the council’s residential conservation areas carry Article 4 directions over front windows and doors, painting, roof tiles, chimneys and rear outbuildings. So a new obscured window on the front of a Queen’s Park house, or a shower in a garden building behind a Mapesbury villa, is checked before it is designed.

The Queen’s Park design guide also asks for permission to alter or replace a flue that can be seen from the highway, which matters when a bathroom plan moves the boiler. If a consent is needed, the quote says so and allows the time for it.

Three weeks in a Kingsbury semi, in order

A full refit, start to handover. The middle week is never rushed.

1

Week one: out and under

The old suite removed, the floor lifted and the joists checked, new waste runs laid to the stack with a proper fall, hot and cold and the electrics first fixed, an extract duct taken to outside, then boards down and the wet areas tanked.

2

Week two: the tiling

Setting out first, because a 1930s wall is rarely true, then walls and floor. This is where a bathroom looks right or does not.

3

Week three: fit and hand over

Basins, toilet, bath or tray, brassware and screen, the fan tested for its airflow, the seals run, a snag list walked with you and the room cleaned.

Parking in Brent, and Wembley event days. Brent sells no trade permit, so a van parks on pay and display at £2 an hour by RingGo, on a visitor session the resident buys (£1.75 for two hours, £3.50 for four, £5.25 for the day), or in a suspended bay at £67 per bay per day, with a £133 late fee when it is booked with less than 14 days’ notice. Skips are licensed through the skip hire company, which pays Brent a £365.50 registration and £72.80 a fortnight. On a stadium event day restrictions run from 8am to midnight on the main roads to the stadium, and vehicles without a permit can be ticketed and removed, so we check the event calendar before a start date is agreed. Whatever the street needs appears on the quote as its own line.

How a Brent bathroom is priced

We do not put a figure on a bathroom until we have stood in it. In a Kenton semi the cost is mostly tiling and labour. In a Kilburn flat it may also include a macerator, work to a shared stack, or protection for the common hallway. You get a written quote broken into lines, with any bay suspension or skip at the council’s own rate, and the total stays put once we begin.

Specified for hard water and small rooms

Thermostatic valves with cartridges that can be changed without opening the wall, because hard water will reach them eventually. Low profile trays for conversions where there is little depth under the floor. A tanking membrane under every wet area, laid only once the boards are proved solid. A pumped waste in the loft rooms where the stack is too far away for gravity. A fan ducted to fresh air.

Frequently asked questions

Around three weeks for a full strip out and refit, worked as one continuous run so the house is not without a bathroom for longer than it has to be. A cloakroom or a like for like replacement is shorter. A loft bathroom built as part of a conversion follows the builder’s programme, and we agree our days with them.

We price from a survey rather than a table, because the same size of room costs differently in a Kenton semi and a Kilburn flat. The quote is split into lines, labour and tiling are most of it, any bay suspension or skip is shown at the council’s rate, and the total is fixed before work begins. Payments are staged, as set out on our prices page.

Often, yes. The waste route to the stack and the extraction decide it more than the floor area. In a conservation area there are no permitted development rights for a loft conversion, so the dormer needs an application before the bathroom can be planned inside it.

The layout follows the shared soil stack, the lease says what you may alter, and the ceiling of the flat below is part of the job. We check the stack and the lease at survey, and where gravity cannot get a toilet to the stack we say so and show you the option of a macerator.

Only where the work reaches the outside. All of Brent’s residential conservation areas have Article 4 directions over front windows and doors, roof tiles, chimneys and rear outbuildings, and the Mapesbury design guide says most external installations will need planning permission. A new soil pipe, a changed front window or a shower in a garden building is checked before it is drawn.

Two years on our own workmanship from the day we hand over, with the manufacturers’ warranties on the products on top.

Have the room surveyed

Call 01462 506 374 or send us the details. We measure the room, lift a board, trace the stack, check the lease and the conservation area where they apply, and send a price that holds.
