Bathroom Fitters in Camden

BATHROOM FITTERS IN CAMDEN

Eighty-seven per cent of Camden is flats, and a flat bathroom is its own job

The census puts Camden at 86.6% flats. That is the mansion blocks of West and South Hampstead with their concrete floors and shared stacks, the Belsize Park villas cut into three or four homes, and the Bloomsbury terraces turned into apartments. A bathroom in one of those is decided by the stack, the depth available for the waste, the lease and the building’s working hours, before anyone looks at a tile.

The other 13% are houses, and in Hampstead, Highgate and Dartmouth Park they are big ones with three bathrooms wanting hot water at once. That is a different survey again. Gas Safe registered under 956889. Our own workmanship on a bathroom installation is guaranteed for 2 years.

Four Camden bathrooms and the thing that decides each one

The mansion block flat

Concrete floors with little depth for a new waste, a shared stack, a managing agent with working hours and a lease that says what is yours. We survey the stack and the floor first. Where the answer is a raised floor or a macerator we say so, and we book the building’s access rules into the programme.

The converted Victorian villa

Belsize Park, Kentish Town and South Hampstead: a big house split three or four ways, one stack, and a bathroom carved out of what was a bedroom. The layout follows the fall to the stack. Anything on the outside of the building goes to the freeholder and, in an Article 4 area, to the council.

The Hampstead or Highgate family house

A family bathroom, two en suites and a cloakroom all fed from one hot water supply. That is an unvented cylinder sized to the outlets, not to the bedrooms, and often a softener on the main because the water here is very hard. The floors are usually up to stone, but we check span and deflection rather than assume.

The basement and the loft

Camden’s basement policy wants a Basement Impact Assessment by a chartered engineer before a basement is dug or extended, and a basement bathroom needs pumped drainage. A loft bathroom is decided by the waste run and by extraction: 15 litres a second, ducted to outside, because a loft is the warmest, wettest room in the house.

Thames Water, and it is hard

Thames Water’s Camden supply is very hard, and the first things it attacks are the shower cartridge and the glass. Cartridges we can make replaceable. Glass we can treat. The houses with three bathrooms get the softener conversation at survey, because it is cheaper than descaling everything every year.

Call and talk to an engineer, or send us the details and we will come back to you with a price.

How a Camden bathroom is programmed

Mansion blocks and managing agents set working hours, so the programme is agreed with the building before it is agreed with you.

Days one to five

Strip out, protection of the common parts, the stack opened up and inspected, floor checked or built up, hot, cold and waste run to the new positions, and the electrical first fix for lights, the extract fan and underfloor heating if you want it. Boarded and tanked ready for tiles.

Days six to fifteen

Tiling, which cannot be rushed in a room where the walls are rarely square, then the sanitaryware, the brassware, the shower screen, the sealing and the snag list. A managing agent’s inspection if the lease wants one, then the final clean and handover.

Camden parking is booked, not hoped for. A trade permit is £51.86 a day and covers resident bays and single yellow lines, a bay suspension is £66.66 to arrange plus £54.68 a day, and a skip licence is £71.50 for two weeks or £103.68 for four. We book it, price it into the quote and show it as its own line.

Pricing a Camden bathroom honestly

A cloakroom in a Kentish Town flat and a three bathroom refit in a Hampstead house are not priced from the same table, and we will not pretend they are. The room, the floor, the stack and the tiling set the labour, and the labour is most of the cost. What you get is an itemised quote with the permit and the skip as their own lines, fixed before we start.

What goes into a Camden bathroom that stays looking new

An unvented cylinder in the houses where two or three showers run together. Shower valves whose cartridges can be swapped when the water has scaled them, rather than the whole valve. Slimline trays and, where a mansion block floor has no depth at all, a macerator, said out loud rather than hidden in the price. A full tanking system under any wet room. An extract fan that actually reaches outside, sized for the room, so the ceiling is still white in January.

Built by the people who quoted it

The crew that surveyed the room fits the room, and guarantees its own work for two years.

Why choose Vantage

Because in a borough that is 87% flats, the firm that reads the lease and talks to the managing agent before the survey becomes a quote is the one that finishes on time. Gas Safe registered under 956889. One crew from strip out to silicone, a 2 year guarantee on our own workmanship, and a quote with nothing hidden in it. Company number 13248357, VAT number 392 8946 37.

Frequently asked questions

Two to three weeks for a full strip out and refit as one continuous run. A like for like swap or a cloakroom is quicker. In a mansion block the building’s working hours can stretch it, and we say so on the programme.

The room decides it, so we survey and itemise rather than quote a figure from a table. Tiling and labour are the bulk of it, Camden permits and the skip are their own lines, and the total is fixed before we start. The survey is free. Payment runs 50% up front, 40% near the end and 10% on sign off, as set out on our prices page.

Yes, and it is one of the commonest Camden jobs. The stack is shared, the floor is often concrete with limited depth for a waste, the building has working hours and a managing agent, and the lease says what you can touch. We survey all of that and design around it, and where a macerator or a raised floor is the honest answer we say so.

Usually, with planning. Camden’s Local Plan has a basement policy and wants a Basement Impact Assessment by a chartered engineer for basement development. A basement bathroom also needs pumped drainage in most houses. It is done every month in Camden. It is planned first.

Internal work usually does not need permission. A new soil and vent pipe or waste on the outside can, and in the Article 4 areas, which include Hampstead, Belsize, Primrose Hill and Dartmouth Park, the council has removed the usual permitted development rights for external changes. We flag it at survey.

In a house with two or three bathrooms, usually yes. Thames Water’s supply here is very hard, and a softener on the incoming main protects every valve, every screen and the cylinder at once. In a flat with one shower, replaceable cartridges and a scale reducer on the boiler are the sensible minimum.

Our own workmanship for two years from handover, and the manufacturer’s warranty on every product we supply.

One survey, then a fixed figure

Ring 01462 506 374 or send the details. We read the lease, check the stack and the floor, measure what the mains delivers, and come back with a quote you can read line by line.
