Bathroom Fitters in Chorleywood

BATHROOM FITTERS IN CHORLEYWOOD

Houses with more bathrooms than most

In Chorleywood North & Sarratt, 69.4% of households lived in a detached house at the 2021 Census, and the Neighbourhood Plan records a high share of four and five bedroom homes across the parish. So the bathroom job here is often more than one room: a family bathroom, a main en suite, perhaps a second en suite or a cloakroom, sometimes all in one programme.

That changes what we look at first. Before anyone picks a tile we check the cylinder, the mains flow and the pressure, because a rainfall shower in an en suite has to work while someone else is in the bath. Where the supply will not carry it, a correctly sized unvented cylinder is usually the answer, and you hear that at the survey. Gas Safe registered under 956889, and every bathroom installation carries a 2 year guarantee on our own workmanship.

Five Chorleywood homes, five starting points

The house decides more of the design than the brochure does.

The Station Estate house. Steep roofs and windows set high, so the bathroom often sits under a sloping ceiling with a small window. Shower position follows the head height.

The large detached house. Room for an en suite to every main bedroom, and a hot water system that has to be sized for all of them at once.

The older house by the Common. Mid 19th century, brick and flint in places, and an Article 4 direction that covers the windows. Pipework stays inside wherever it can.

The Loudwater house. Large plots and a handful of thatched roofs from the 1930s to the 1950s. Extraction is ducted out through a wall, never through thatch.

The flat. Purpose-built flats are 13.4% of households in Chorleywood South & Maple Cross. Shared stacks and a freeholder to ask before anything changes.

The loft room. Three Rivers asks for dormers to stay subordinate to the main roof, which fixes where the full head height, and so the shower, can go.

mg/l in Affinity Water’s 2025 report for zone AF045

Hard water, and what it does to a shower

Affinity Water supplies the area. Its 2025 report for zone AF045, Rickmansworth and Gerrards Cross, gives about 283 mg/l as calcium carbonate, from a single sample taken that year. Watergrade, a third-party site, places Chorleywood in that zone and says this does not confirm the supply at every address. In a bathroom it shows as crust on the shower head, cloudy glass and a thermostatic cartridge that stops holding its temperature. We choose valves that can be serviced rather than replaced, and raise water treatment before the walls are tiled.

The outside of the house, and the council

A bathroom is mostly inside work, but its pipes and vents come out somewhere. On the Station Estate an Article 4 direction, dated 2006 by Three Rivers, covers small alterations to houses. Around Chorleywood Common the direction covers windows, chimneys, front boundaries and hardstanding. In all five local conservation areas, the council’s policy asks that work preserves or enhances the character of the area.

A listed building, such as Voysey’s grade I house The Orchard on Shire Lane, needs listed building consent for works that affect its character, inside as well as out. We find out which applies to your address before the layout is drawn, so a soil pipe or a fan outlet never ends up somewhere it cannot stay.

Planning for the years ahead

Chorleywood’s Neighbourhood Plan records an 18% rise in residents over 60 between 2001 and 2011, against a 5% rise in the population overall. Plenty of the bathrooms we are asked about are designed with that in mind.

Level access and wet rooms

A fully tanked wet room removes the step into the shower. The floor has to give the waste its fall, so we check the joists first.

Small details that matter

A valve that cannot scald, grab rails on solid backing and a toilet at a comfortable height. Cheaper to plan now than to add later.

A full refit, from strip out to handover

Two to three weeks for one full bathroom. Several rooms are done in sequence, so the house always has a working toilet.

1

Strip out

Old suite removed, floor lifted, joists checked and strengthened where needed, and any wall that is moving taken down.

2

First fix

Hot, cold and waste run to the new positions, extract ducted outside, electrics first fixed by a qualified electrician, walls boarded and tanked.

3

Tiling

Set out before a tile is cut, then laid. Older walls are rarely true, and this stage is given the time it needs.

4

Fit and hand over

Suite, brassware, glass and furniture fitted, everything tested and sealed, snagged with you and cleaned.

Parking, bays and skips in Chorleywood. Near the station, permit zones NL and NS apply from 8am to 5pm, Monday to Saturday, on Lower Road, Main Parade, New Parade, North Road and parts of Shire Lane, and Three Rivers does not issue a trade permit. Where the van needs a bay, we apply to the council at least 10 days ahead for a suspension, which costs £35.50 per bay per day. A skip on the road needs a Hertfordshire County Council licence, £54 for 14 days and £28 for each week after, applied for by the skip firm. Each one is shown on the quote as its own line.

Why this page has no bathroom prices

Two Chorleywood houses of the same size can need very different amounts of work, depending on the floor, the walls, the hot water and where the waste can run. Labour and tiling are most of the cost, so the room sets the figure. We survey first, then send an itemised quote, fixed before work starts, with any skip licence or bay suspension shown at the council’s rate.

Why choose Vantage

Because a Chorleywood bathroom often means several rooms, a hot water system to size and a protected exterior, and we plan all three first. Gas Safe registered under 956889. One team, a written price that stays put, and a 2 year guarantee on our own workmanship. Company number 13248357, VAT number 392 8946 37.

Frequently asked questions

Yes. The harder question is the hot water: whether the cylinder and the mains can run two or three showers at once. We measure flow and pressure at the survey and size the supply before you choose the showers.

After a survey of the room, as an itemised fixed price. Labour and tiling make up most of the figure and depend on the floor, the walls and the waste route, so we do not publish a bathroom price. Council fees such as a bay suspension at £35.50 per bay per day are shown at cost. Our staged payment terms are on the prices page.

Inside, rarely. The estate’s Article 4 direction covers small external alterations, so a new soil pipe, waste outlet or extract vent on a front wall may need permission. We plan pipe routes to the side or rear wherever the layout allows.

Not without checking first. The Chorleywood Common Article 4 direction brings alterations to windows under planning control, so obscured glass, a new frame or an opening light is something we raise with you before the design is settled.

Yes. A wet room or a low tray with a wide entry, a thermostatic valve, grab rails and a comfortable toilet height can all be planned in from the start, and are much easier to fit now than to add later.

Two years on our own workmanship from handover, plus the manufacturers’ warranties on everything we supply.
