Hard chalk water, and what to do about it during a refit

Cuffley is in Affinity Water territory, and Affinity’s own zone reports carry a line worth repeating: almost all of its supplies are hard because of the natural geology of southern England. Affinity does not publish a supply zone named for Cuffley or Northaw. The nearest published zone is the one covering Hatfield and Potters Bar, reference AF023, with a mean total hardness of 280 mg/l of calcium carbonate. Treat that as the closest published indication rather than a Cuffley specific reading, and certainly not as something we measured at your stopcock. The sewerage side of things is Thames Water.

Whichever number you take, this is hard water and it behaves like it. Three parts of a new bathroom take the damage.

Thermostatic cartridges scale internally, and that is the one that costs money. A shower that held its temperature for years starts running cold whenever the kitchen tap goes on. We fit bar and concealed valves whose cartridges can be bought and replaced, rather than sealed units that mean lifting tiles to service, and we build access panels into the design wherever the layout allows.

There is a bigger point. If you are on a combi, the same water is scaling the plate heat exchanger inside the boiler, and a refit is the one moment when fitting scale reduction on the incoming main is straightforward, because the water is off and the pipework is already open.

Flow, pressure and the loft tank question

A lot of Cuffley houses date from the decades after the railway arrived, and in that stock it is still common to find a vented cylinder, a feed and expansion tank in the loft and gravity fed hot water. That arrangement gives you a shower that is polite rather than powerful, and no amount of expensive brassware fixes it.

So before we design anything we gauge the static pressure and time the flow into a measured container. If the incoming main is strong, the options open up: a mains fed shower off a combi, or an unvented cylinder that will run an en suite and a family bathroom at the same time on a school morning. This is the Cuffley speciality, so it is worth being specific about what makes them work.

The waste run is the whole design. A shower room at the top of the house needs a route to the stack with a workable fall, and in a converted roof there is rarely a straight line available. We plan that route at survey, and where gravity genuinely will not do it we use a pumped waste and tell you exactly what that means in terms of noise and maintenance rather than hiding it.

Floor build up is the second constraint. A tray, a screed or a former, plus tiles, plus any underfloor heating, all eats headroom that a converted loft does not have to spare. We work out the finished floor level before the design is agreed, not after the tiler has arrived.

Ventilation is the third. A shower room in a warm roof space with weak extraction will grow mould on new grout inside a year, so extraction is sized to the room and ducted properly to outside.

For a bedroom en suite the questions are the same but easier: fall to the stack, floor depth, and getting the extraction out through a wall or roof cleanly.

How the job runs

A full refit is two to three weeks on site, booked as a continuous run.

Week one is strip out and first fix: everything out, joist repairs, noggins and studwork in, hot, cold and waste reset for the new layout, first fix electrics for lighting, extraction and underfloor heating, then boarding and preparation. Electrical work is carried out by qualified electricians and certificated as part of the job.

Week two is tiling and second fix, and tiling takes as long as it takes. A room where the tiling was rushed tells everyone about it for the next fifteen years.

Week three, where the job needs it, completes the second fix, sealing, snagging and cleaning. Cloakrooms and simple like-for-like swaps finish well inside that.

The properties where it gets interesting

The post-1910 commuter stock. Cuffley was a hamlet, recorded as Coffele in the 13th century, until the Great Northern Railway arrived in 1910 and the station opened as Cuffley and Goff’s Oak. Essentially the whole village grew from that. Around Tolmers Road, Colesdale, Sopers Road, Homewood Avenue and Bacons Drive you are largely in early to mid twentieth century detached and semi detached housing on generous plots. The original bathroom in that stock is usually smaller than the rest of the house implies, sitting over the hall or at the rear, with joists that were sized for lino and a steel bath rather than for porcelain, a deep filled bath and a person standing in it. We check depth, span and deflection at survey and put any strengthening in the quote.

The waste runs. In houses of this age the soil pipe has usually been extended, rerouted or teed into more than once by more than one person over a century. We generally replace the whole waste arrangement rather than trusting somebody else’s improvisation, and we insulate the external walls behind the boarding while they are open.

Bradgate, East Ridgeway and Judge’s Hill. The village sits between Cheshunt and Potters Bar, and detached houses with long, cold pipe runs through lofts and garages are common. During a refit we look at those runs, because a burst in January over a newly tiled ceiling is avoidable.

Welwyn Hatfield Borough Council approved outline permission for 121 homes on green belt land north east of the playing fields, including 42 affordable homes, with most properties two or two and a half storeys. Modern construction means chipboard decks, plastic barrier pipe and sensible stack positions, and the work there is upgrading a builder’s specification rather than rescuing a failed room.

Northaw, the other half of the parish. This matters more than people expect. Cuffley has no conservation area, so an internal bathroom refit here is a building regulations job rather than a planning one. Northaw historic core is a designated conservation area, and Northaw Place is on the National Heritage List for England, so anything external, and anything touching historic fabric in a listed building, needs checking with Welwyn Hatfield Borough Council before it is priced. Two halves of one parish, two different sets of rules.
