A bathroom quote is only worth reading if somebody has been in the room, lifted a floorboard, checked the pressure at the tap and looked at where the waste goes. That is how we price them.

Datchworth sits on Affinity Water’s chalk supply, and the hardness figure quoted for the village is around 295 mg/l as calcium carbonate. That is a third party figure rather than one lifted from an Affinity Water publication, so treat it as an indication for the area rather than a reading from your kitchen tap. Either way the water here is hard and a bathroom has to be specified with that in mind.
It attacks three things: glass, brassware and valves. A frameless screen in Burnham Green clouds within a couple of years with no coating and no squeegee. Chrome and brushed finishes pick up white bloom around the base of taps. The part that costs money is the thermostatic cartridge, which scales up, sticks, and gives you a shower that runs hot then drops cold.
So we specify coated glass rather than plain, and brassware where the cartridge is a serviceable part you can still buy in five years rather than a sealed unit that means a new mixer. Where a cylinder or a combi feeds the bathroom we will talk about scale protection on the incoming main, because protecting the shower valve and protecting the boiler is the same job. And we will tell you which tile and grout combinations show limescale worst, because you only make that decision once.
This is the part of a Datchworth bathroom that gets skipped by people quoting on the phone.
We have not seen a published pressure figure for the village, and we are not going to invent one. So we measure. On the first visit we check static pressure and, more importantly, flow rate in litres per minute at the point the bathroom will be fed from. Those two numbers decide the entire specification.
If the flow is good and the property has a modern combi, a mains fed shower works as it should and no pump is needed. With a vented cylinder in the airing cupboard and a tank in the loft, still common in the older housing across SG3 6, you are on gravity head and the shower over the bath will be soft unless it is pumped or the hot water system changes. If you want two showers running at once, which the larger detached properties here often do, the answer is usually an unvented cylinder off a system boiler, sized for the household rather than for the airing cupboard.
One rural complication. Long, older supply pipes serving properties set back from the lane throttle flow before the water reaches the house. If the numbers are poor at the stopcock, the problem is not your bathroom and no brassware fixes it. Better to find that out on day one.
Two to three weeks on site for a full strip out and refit is the realistic figure. Anybody promising a week is either not tiling properly or not letting anything cure.
The sequence runs roughly like this. Strip out and cart away the old suite, floor covering and tiles. Open up and inspect the joists, the pipework and the state of anything hidden. First fix plumbing and the electrical first fix, which includes moving waste and soil connections and running new hot, cold and heating pipework. Electrical work is carried out by qualified electricians and certificated as part of the job. Boarding and tanking, which in a wet room is the single most important stage of the whole job. Screed and levelling where a former is going in. Tiling, then grouting, then a curing period nobody should rush. Second fix, which is the suite, the brassware, the screen, the extractor and the lights. Silicone, snag, clean, hand over.
A straight swap of an old suite for a new one in the same positions is faster and cheaper. Moving the WC across the room is the decision that costs money, because the soil connection has to follow it.
Datchworth is a parish of scattered greens and hamlets rather than a town with estates, so no two bathrooms here are quite the same job.
Burnham Green and Bulls Green. Small, outlying, rural. The technical issue is usually the waste run. In a property that has grown by extension, the bathroom is often at the back and a long way from the original stack. Long horizontal runs need the right fall over the right distance, and where that is not achievable we will talk about a macerator rather than laying a run that blocks every winter. Access matters on these lanes too: no pavement, narrow verges, and a driveway that has to take a skip or a grab lorry without blocking anybody in. We plan waste removal into the programme rather than discovering it on strip out day.
The older housing around All Saints’ Church and the green. This is the long settled heart of the village, and the floors here are the interesting part. Older joists are frequently shallower than modern ones and the spans are not always regular. That matters for two reasons. First, a large format tile or a stone floor needs a stiff deck under it or the grout will crack, so we will often overboard or add noggins rather than tile straight onto boards that flex. Second, a walk-in shower with a level access former needs depth in the floor to sit the tray and the trap into, and in an older property that depth is often not there. Notching is not the way round it, because a trap outlet is far deeper than any notch a joist will legally take. The real options are running the waste between the joists, moving the shower closer to the stack, building the floor up, or fitting a low profile tray instead of a true wet room. We would rather say which one it is at quote stage.
Datchworth does not appear on East Herts District Council’s published list of conservation areas, so there is no area wide designation to work around here. That is a genuine advantage compared with a bathroom in one of the district’s designated villages, particularly if an external soil vent or an extractor terminal has to appear on an elevation. Individual buildings can still be listed on their own merits, so for the oldest properties near the church we confirm the status with East Herts before anybody cuts through a wall.
Hooks Cross and the detached housing along Bramfield Road. We do not put a build date on Bramfield Road, because nothing in the record gives one, but it is predominantly detached family housing, and the brief here is more often an en suite added to a bedroom than a single family bathroom refit. The questions here are where the soil connection is coming from, whether the existing hot water system can serve another shower at all, and whether the floor build up in the bedroom will take a shower tray without a step. Adding a third shower to a system that already struggles with two is not a plumbing job, it is a hot water system job, and pretending otherwise is how people end up disappointed with a beautiful new room.
We do not publish a fixed bathroom price, because a bathroom price that ignores the room is a fiction.
What we can give you is the shape of it. A like-for-like refit, suite in the same positions, standard room, tiled to a sensible height, sits at the lower end. A full strip out with the layout changed, the soil moved, the floor built up and the room fully tiled sits considerably higher. A wet room with a level access former, full tanking and a specified fall is higher again, because the tanking and screed work are skilled and slow. An unvented cylinder or a new system boiler, where the hot water has to be upgraded to serve the room, goes on the quote as its own line.

A bathroom renovation is where the rest of the system gets exposed, so it is a sensible moment to deal with a few things at once.
Hot water. If the cylinder is old, insulated with a jacket and heating water you are not using, replacing it while the floor is up is far cheaper than doing it as its own job later.
Heating. A towel rail is not a radiator. Swapping a decent output radiator for a slim ladder rail is the single most common reason a newly renovated bathroom feels cold, and we will size the replacement properly rather than fitting whatever matches the taps.
Ventilation. Rural properties with thick walls and modern sealed glazing trap moisture. An extractor that meets the required rate, ducted properly to outside rather than into a loft void, is what stops black mould appearing in the grout of a new room.
