Bathroom Renovation in Enfield

Bathroom fitters in Enfield who turn up as one team and stay until the last bead of silicone: plumbers and heating engineers first, then the floor, the tiling, the electrics and the finishing, in a Bush Hill Park villa or a Southgate semi, in two to three weeks, at a price that was agreed before the old suite came off the wall. Ring 01462 506 374 or send two photographs of the room as it stands.

The bits you cannot see are the bits we care about

A bathroom fails in the places nobody photographs. The soil connection behind the pan. The fall on the shower waste. The pressure at the valve, which decides whether the rainfall head rains or drips. The isolation valves that let a cartridge be changed in ten minutes rather than a wall being opened. The board beneath the tray. A fitter whose trade is tiling can make every one of those look fine on handover day. We make it right, because we are the people who get called back when it is not.

What we do: whole bathrooms, stripped and rebuilt. En suites and rooms in the roof, with pumped and macerator solutions where gravity will not oblige. Wet rooms and walk in showers, tanked properly and laid to a fall. Cloakrooms and downstairs toilets, which are the hardest rooms in the house for pipe routing. Baths swapped for showers when the rest of the room is sound. And the electrics, certificated by the registered electrician on the team.

Enfield showers, and why so many of them are weak

Nearly all of Enfield’s 1930s housing, Southgate, Oakwood, Palmers Green, Enfield Chase, Grange Park, was built with a cold tank in the loft and a vented cylinder in the airing cupboard. A first floor shower on that arrangement is pushed by nothing more than the height of the tank above it, which in a semi is about a metre, and no amount of money spent on the shower itself changes that. Three things do: a shower pump, an unvented cylinder that stores hot water at mains pressure, or a combi. Which is right depends on the boiler you have, how many bathrooms are being fed, and whether the loft is wanted for something else. We test the mains pressure and flow at the property before a tile is chosen, because the answer changes the whole plumbing design and half the budget.

The flats ask a different question. In the Edmonton Green towers of 1965 to 1974, the Alma Road rebuild at Ponders End and the blocks at Enfield Island Village, the water comes down a shared riser, there may be a pressure reducing valve you have never seen, and the lease decides what you can alter. We ask the managing agent the right questions before you spend a penny.

Four kinds of Enfield bathroom

The Bush Hill Park villa. Built from 1880 as a prestige estate, in a conservation area since 1986, three storeys with the bathroom in a rear addition. The joists lie across the path a new soil pipe would take, the floor is thin, and the stack is usually cast iron. A wet room has to have depth to fall, and if the joists will not give it we say so before the former is bought. The iron stack comes out and plastic goes in while the wall is open.

The Georgian and listed houses. Winchmore Hill Green has buildings from 1770, Gentleman’s Row in Enfield Town has houses from the sixteenth century, and both are in conservation areas. The bathroom is usually a room that was never one, with a sloping floor, walls out of square and no straight run for a waste. We design around the building, and where an external soil pipe or vent needs consent we tell you before it is ordered.

The 1930s semi. The best bathroom in the borough to refit, because the room is a sensible size and the structure is honest. The work is a full strip to the studs: vented cylinder out if the pressure is to improve, brittle plastic wastes replaced, tiling on plasterboard replaced with a proper backer board, and an extractor that vents outside rather than into the loft.

The big house at Grange Park or Hadley Wood. Three bathrooms, one off each bedroom, and more hot water wanted at once than any combi can supply. Here an unvented cylinder fed by a system boiler changes how the whole house works, and we do that inside the bathroom project rather than sending you to a second firm.

Scale, and what 260 to 267 mg/l does to brassware

Every Thames Water zone in Enfield tests between 260 and 267 mg/l of calcium carbonate, hard in each case. On a new bathroom that is the white bloom on the shower glass within a fortnight, the crust on the rainfall head within a year, and the reason a cheap thermostatic valve sticks in eighteen months. We choose brassware and valves that tolerate scale, put isolation valves on everything so a scaled cartridge is a ten minute change, and where the house has fought limescale for years we raise the question of a scale reducer on the main. For the glass, a treated screen and a squeegee beat every cleaning product on the shelf.

Steam, mould and the extractor that vents into the loft

An Enfield bathroom that steams up and never dries grows mould, and in an 1880s villa with lath and plaster ceilings that is a building problem rather than a cosmetic one. Every bathroom we fit gets an extractor rated for the room, ducted through to the outside on a timed overrun, never dumped into the roof space. Its wiring, with the lighting, a shaver point and an electric shower if you want one, is done and certificated by the electrician who works alongside us, and the certificate is yours for the day you sell.

The New River, and the houses beside it

One Enfield oddity worth knowing before a bathroom goes in: the New River, cut in 1613 to carry water from Hertfordshire to London, runs through the middle of the town, and the Enfield Loop that was cut off from it in 1926 still threads through Enfield Town and Bush Hill Park as an ornamental channel. Houses along it, and along the culverted Saddlers Mill Stream that surfaces at Village Road and Wellington Road, sit on ground that has been wetter for longer than the rest of the borough. A ground floor bathroom or a downstairs cloakroom in one of those houses gets a damp check before it gets a design, because a beautiful room built over a floor that was never dry will not stay beautiful.

Loft en suites

The loft en suite is the most requested bathroom in the 1930s semis, and whether it can be done at all comes down to where the waste can go. If the stack can be reached by gravity, that is the route. Where it cannot, a macerator is an honest answer if it is rated for what drains into it and positioned where it can be got at for maintenance, and we tell you outright when it is the only choice rather than inventing a gravity route that is not there.

Designed, supplied and fitted by one team

A written scope before anything comes off the wall, our own fitters, and a 2 year guarantee on our work.

How the three weeks run

The first day is strip out and first fix. Then the floor is built up and boarded, the wet areas tanked, the walls plastered, the tiling and grouting done, then second fix, sealing and snagging. You always have a working toilet overnight. You are told on day one which days the water goes off and for how long. The route from the front door to the bathroom is protected before the first tool comes in.

What it costs

There is no single number, because a straight replacement in a Palmers Green semi and a wet room cut into a Bush Hill Park villa with the stack moved are not the same job. The price is driven by whether the layout stays or moves, the floor work, whether the stack moves, the sanitaryware and tile specification, and whether the hot water system is upgraded for the pressure. We survey, we itemise each of those so you can see what every decision costs, and the total is fixed before the suite comes off the wall.

Bathroom fitters in Enfield, and what installation covers

Our bathroom fitters in Enfield handle the whole installation, not the tiling alone. A bathroom installation in Enfield from Vantage means the plumbing, the soil and waste, the electrics through our registered electrician, the tanking, the tiling and the final seal, sequenced by one team over two to three weeks. You deal with one firm and one price from the survey to the last bead of silicone.

Frequently asked questions

A full refit is two to three weeks on site. Replacing a shower like for like is two or three days.

Both. Tiling, plastering and finishing are ours, and the wiring is certificated by the electrician who works with us.

Often, but the joist depth decides it. We check before you commit and offer a low profile tray where there is not the depth to fall.

Because the tank in the loft is only a metre above it. Put a new shower on the same system and it is no better. A pump, an unvented cylinder or a combi is what fixes it.

Yes, itemised, after a survey. It changes only if you change the specification.

Yes, with the managing agent’s requirements checked first. Edmonton Green, Ponders End and Enfield Island Village are all normal work.

A full bathroom renovation starts from £8,500. The final price depends on the size of the room, the layout and the products you choose, and every bathroom is priced from a free design survey with a fixed written quote before any work starts.

A typical family bathroom takes 7 to 12 working days on site. A full strip-out and re-fit, or a wet room with proper tanking and drainage falls, is usually 10 to 14 days. We give you the realistic sequence before we start rather than an optimistic one, because tiling and grouting need drying time between stages.

A well-fitted bathroom is one of the few rooms buyers judge in the first thirty seconds, and estate agents consistently put it alongside the kitchen as the room that sells a home. The honest answer is that it rarely returns more than it cost on paper, but a dated or damaged bathroom takes money off an offer and slows a sale. Fit it for the years you will use it first.

Yes. We fit level-access wet rooms, walk-in showers with low or flush trays, fold-down seats, grab rails and thermostatic controls, and we design the layout around how the room will actually be used. The floor is tanked and the fall is set to the drain so water cannot sit or get behind the tiles.

Our own team. Vantage is a plumbing and heating company first, so the pipework, the drainage and any boiler or cylinder changes are done in-house, and our tilers and electricians work to the same programme. One quote, one point of contact, one 2 year labour guarantee on the whole job.
