BATHROOM FITTERS IN HARINGEY

Nearly one Haringey household in four lives in a converted house

The council’s State of the Borough report puts 23% of Haringey households in converted or shared houses. Walk from Stroud Green up to Muswell Hill and you can see it in the doorbells: houses built for one family, now holding two, three or four. A bathroom in one of those flats is planned from the soil stack it shares, the depth of floor there is to hide a waste in, the neighbour whose ceiling sits under your bath, and the lease that says which pipes belong to whom. The tile brochure comes later.

The other big Haringey bathroom is the opposite problem: a whole Edwardian house in Muswell Hill, Fortis Green or Crouch End that now wants a family bathroom, an en suite and perhaps a shower room in the loft. We survey for whichever you have. Gas Safe registered under 956889, and we guarantee our own bathroom workmanship for 2 years.

The bathrooms Haringey homes ask for

The flat in a converted house

Stroud Green, the Harringay Ladder, Hornsey and the bigger houses of Crouch End hold a great many flats. The stack is usually shared and stays where it is, so the toilet goes where the fall to it works, and a macerator is only suggested when no gravity route exists. Anything on the outside of the building, a new vent or a waste through the wall, needs the freeholder and, because flats are excluded from permitted development here, the council.

The Edwardian family house

Muswell Hill and Fortis Green were built mostly between 1895 and 1910, by Edmondson and Collins among others. A second bathroom usually fits best in a bedroom or box room over or next to the first, so its waste can drop to the stack. Where stone or a cast iron bath is going in, we check the joists first and put any strengthening on the quote.

The Crouch End terrace

About 400 houses were built in Crouch End in the decade from 1882. In a two or three storey terrace the bathroom is often at the rear, with the stack on the back wall, and that is where new pipework should stay. Crouch End has been a conservation area since 1974, so nothing new goes on the street side.

Lofts and basements

Houses in a conservation area, and every flat, lose the permitted development allowance for a loft conversion, so there a loft conversion needs planning permission first and the bathroom is designed with it. A basement bathroom comes under the council’s basement policy, DM18, which asks for evidence that structural stability, flood risk and the character of the area are not harmed.

258 to 269

mg/l reported across Haringey’s supply zones: hard water

What Haringey water does to a shower

Third-party checkers citing Thames Water data report roughly 258 to 269 mg/l from Muswell Hill down to Tottenham. Water like that leaves scale in a thermostatic cartridge and a white film on shower glass. The valves we fit take replaceable cartridges, and in a house with more than one bathroom we raise a softener on the main at survey, before anything is tiled.

How a Haringey bathroom runs

Two to three weeks for a full refit, worked through without gaps by the crew that surveyed it.

1

Before day one

Permission to Park or a bay suspension booked, a skip licence if the skip is on the road, and the neighbours below told when the water will be off.

2

First week

Strip out, floor lifted, joists checked, stack inspected, new waste and supply positions run, extract duct taken outside, electrics first fixed, then boarded and tanked.

3

Second week

Tiling. Walls in a Victorian or Edwardian house are seldom true, so the setting out is done with care, and this is where most of the time goes.

4

Final days

Sanitaryware, brassware, screen and fan fitted, everything tested, sealed, a snag walk with you, a clean, and the handover.

Haringey parking, arranged before we arrive. The council sells tradespeople a Permission to Park permit at £30 a day. Where a van or a skip needs a bay kept clear, a suspension costs £80 per space per day plus a £280 admin fee, and the council wants at least two weeks’ notice. A skip licence is £125. We apply, we pay, and each one appears on your quote as a separate line.

What sets the price of a Haringey bathroom

We do not publish a bathroom price, because two rooms of the same size can differ a lot: one in a Fortis Green house with sound joists and a stack in the right place, the other a first floor flat in Stroud Green with a shared stack and a lease to satisfy. Labour and tiling carry most of the cost, and they follow the room. After the survey you get a written quote, itemised line by line, with the council’s permit and skip charges shown separately, fixed before the first tile comes off.

Specified for hard water and shared buildings

Thermostatic valves whose cartridges can be changed when scale gets in, rather than a new valve behind new tiles. Shallow trays for floors with little depth, fitted so the trap can still be reached. A tanking membrane under every wet area, laid on a floor we have already checked. An extract fan ducted to outside at the rate the regulations ask of a bathroom, 15 litres a second. Isolation valves on every outlet, so a future repair means turning off one tap rather than the whole flat.

En suite with white marble-effect wall panels, a walk-in shower and a backlit mirror

Frequently asked questions

Most full refits take two to three weeks on site, worked continuously by the same crew. A shower room or cloakroom takes less. In a converted house we agree working hours and water shut-offs with you first, because the people below are affected too.

We price after the survey, not from a table, because the room, the floor and the route to the stack set the labour, and labour is most of the bill. The quote is itemised, shows any Haringey permit, suspension or skip at the council’s rate, and is fixed before we start. Our staged payment terms are on the prices page.

Often, for anything touching the structure, the shared stack or the outside of the building. The lease will say. Outside work also needs the council, since Haringey’s guidance is that flats are excluded from permitted development. We read the lease with you at survey and flag what has to be signed.

Usually. The best spot is normally above or beside the existing bathroom, so the new waste can reach the stack with a proper fall. A box room or part of a large bedroom often works. We check the joists, the hot water supply and the extract route before we design anything.

Work inside a house is not normally a planning matter. Haringey’s 28 conservation areas include Muswell Hill, Fortis Green, Crouch End and Highgate, and there a new pipe or vent on a wall facing the street can be. In Noel Park, Tower Gardens, Rookfield and Peabody Cottages, Article 4 directions control even small external changes. Listed buildings are different again: works to them need listed building consent. We keep new pipework to the rear and say at survey if anything needs an application.

By fitting valves with replaceable cartridges, offering glass with a protective coating, and, in whole houses, discussing a softener on the incoming main. Haringey’s water is reported at roughly 258 to 269 mg/l, which is hard.

Everything we did ourselves: pipework, waste, tanking, tiling and fitting, for two years from handover. The products carry their makers’ own warranties on top.
