Bathroom Fitters in Harrow

BATHROOM FITTERS IN HARROW

Most Harrow bathrooms are in a house built between the wars

Harrow’s own Characterisation Study says almost two-thirds of the borough’s homes are inter-war. For a bathroom fitter that means one layout comes up again and again: a modest bathroom at the top of the stairs, often with the toilet in a separate room next door, a soil pipe on the outside wall and a floor of timber joists that may have been lifted and relaid more than once in ninety years.

The job many owners want is to open that up into one proper room with a walk-in shower. Whether that is simple depends on the wall between the two rooms, the route to the soil pipe and the state of the joists, so those are the first things we look at. Gas Safe registered under 956889, and every bathroom installation carries a 2 year guarantee on our own workmanship.

Harrow’s houses, and the bathroom each one asks for

Five kinds of home make up most of the borough. Each one sets a different starting point.

The Metroland semi in Harrow Garden Village, Headstone or Kenton. Bathroom and separate WC side by side, and the chance to make one bigger room of them.

The Rayners Lane terrace. Nearly half of Rayners Lane households live in terraced houses. A narrower plan, so the shower, the bath and the door have to be planned together.

The detached house on the Canons Park Estate or Pinner Hill. Space for a family bathroom and an en suite, which makes the hot water supply as important as the tiles.

The Harrow on the Hill cottage on Nelson Road, Crown Street or West Street. Victorian, small, and in an Article 4 area where the street fronts are protected.

The purpose built flat. Harrow had over 16,000 of them in 2001. Concrete floors, shared stacks and a freeholder to ask before anything changes outside.

The loft conversion. A second bathroom under the roof, where extraction and the fall to the stack decide the layout more than floor area does.

363

mg/l mean hardness in Affinity’s Harrow South zone, 2025

Affinity Water, and it is very hard

Affinity Water’s own figures for 2025 run from 268 mg/l in the Rayners Lane zone to 363 mg/l in Harrow South. In a bathroom that shows up as white crust on the shower head, cloudy glass and a thermostatic cartridge that stops mixing properly. We choose fittings that can be serviced rather than replaced, and we raise water treatment at survey, before the walls are tiled.

Loft bathrooms and the council’s design guide

Plenty of Harrow semis have gained a room in the roof, and a bathroom up there is a common second phase. Harrow’s Residential Design Guide prefers hip-to-gable roof alterations, and asks for rear dormers to be set in at least 500 mm from the party wall and at least 1,000 mm back from the eaves. Those lines fix where the full head height is, and therefore where a shower can go.

After that come the waste and the air. The waste needs a fall to the existing stack or a pumped route, and a loft shower room needs a fan ducted to outside that clears 15 litres a second. We plan both before we quote, so the layout you approve is the layout that gets built.

A full refit, stage by stage

How three weeks in a Harrow semi usually divide up.

1

Clear and open up

Old suite out, floor lifted, joists checked and packed or strengthened, the wall to the separate WC taken out if that is the plan.

2

Pipes, waste, power

Hot and cold run to the new positions, waste laid to the stack with its fall, extract duct taken outside, electrics first fixed, walls boarded and tanked.

3

Tiles

Set out first, then laid. Ninety year old walls are seldom true, and this stage is given the time it needs.

4

Fit and hand over

Suite, brassware, screen and furniture fitted, fan tested, sealed, snagged with you and cleaned.

Parking in Harrow, arranged before the van turns up. Controlled zone hours change from street to street and are printed on the signs. Where the job needs a bay, we apply to the council for a suspension: a £57 admin fee when we give more than 10 working days’ notice, then £11, £22 or £35 a day per bay depending on the zone. A skip on the road carries a council licence of £82.30 per 14 days, applied for by the skip firm. Each one is a separate line on your quote.

Why there is no price list for a Harrow bathroom

Two semis on the same road can differ by days of work, because one has a sound floor and a soil pipe in the right place while the next one has neither. Since labour and tiling make up the bulk of the price, the room sets the figure. So we survey first, then send a quote that lists every item, with any council fee at Harrow’s published rate, fixed before a tile comes off the wall.

Surveyed, designed and fitted by the same people

No hand-offs between trades and no one else to blame. Our own workmanship is guaranteed for two years.

Frequently asked questions

Allow two to three weeks for a full strip out and refit, worked as one continuous run. Knocking a separate WC into the bathroom, or adding a bathroom to a loft conversion, adds a few days, and the programme on your quote says how many.

From a survey of the room, not a table. Labour and tiling make up most of the cost, and they depend on the floor, the walls and where the waste can run. The quote is itemised, shows any bay suspension or skip licence at Harrow’s own rates, and is fixed before work starts. Our staged payments are set out on the prices page.

In most inter-war semis, yes, and it is one of the commonest requests we get. We check whether the wall between them carries any load, where the soil pipe runs and how the joists lie before we draw the new layout, and any structural work is priced on the quote.

Yes. The waste run and the extraction decide the layout. If the conversion includes a new dormer, Harrow’s Residential Design Guide asks for rear dormers to sit at least 500 mm in from the party wall and 1,000 mm back from the eaves, which affects where a shower can stand.

Inside the house, usually not. Outside is different. The Village’s Article 4 direction covers any façade fronting a road or open space, so a new soil pipe or waste on those fronts can require permission. The Article 4 areas in Stanmore and Pinner each have their own scope, so we check your address at survey.

Scale builds up in shower cartridges, on glass and around taps, and in water averaging 268 to 363 mg/l it builds quickly. We fit valves whose cartridges can be replaced on their own, recommend an easy clean coating on glass, and talk through a softener on the main if you are refitting more than one room.

Two years on our own workmanship from the handover date, with the manufacturers’ warranties on every product we supply on top.
