Hard water is what wears a Henlow bathroom out

There is nothing wrong with the water in Henlow. Anglian Water supplies it across SG16, which takes in the village, Henlow Camp and both Stondons. What it is, though, is very hard. The working figure for this postcode district is around 334 mg/l as calcium carbonate, taken from a third party postcode hardness service rather than a street level reading published by the supplier, so treat it as a district indication rather than a laboratory result for your kitchen tap. It is in line with everywhere around here, and everywhere around here is hard.

In a bathroom that shows up faster than anywhere else in the house. Frameless glass goes cloudy in months rather than years if nobody squeegees it. More expensive is what happens inside the fittings: thermostatic cartridges seize, mixers lose flow on one side, and the concealed valves buried behind tile are exactly the ones you do not want to be replacing in three years.

So the specification changes. We steer people towards brassware with serviceable cartridges rather than sealed units, keep isolation valves accessible, and make sure a concealed valve body can be reached without demolishing the tiling. On a full refit we will talk about scale protection on the incoming main, which is the only thing that slows the process down rather than cleaning up after it. We will also tell you which tile and grout finishes look better after five years in this water.

Pressure and flow, which is the real design decision

Every Henlow bathroom job starts with the same test, and it takes ten minutes. We measure the static pressure and the flow rate at the incoming main, then look at what the house is doing with it.

That test decides everything downstream. Good mains flow, and a direct mains fed shower or an unvented cylinder is on the table. Poor flow, and an unvented cylinder is a way of buying a disappointment. We would rather propose a pump and an accumulator, or keep a well set up vented system, than fit a cylinder the incoming main cannot feed. There is no published record of chronic low pressure in Henlow and we are not going to invent one, so we measure it, write the number in the survey, and design from there.

Where a property already runs an unvented cylinder, that changes the conversation again. Unvented work is notifiable and has to be done by somebody qualified for it, the expansion vessel and the discharge arrangement have to be right, and in water this hard the immersion and the internal surfaces scale up. If yours is old and neglected, we will say so.

The properties where a Henlow bathroom gets interesting

Around Henlow Grange and the old estate approach. Henlow Grange is a former country house, Grade II* listed and now run as a health spa, and the gates, screens, stableblock and lodges at the north west entrance to what was the Henlow Park estate carry their own Grade II listings. Property in this part of the parish has a different character to the rest of the village: bigger, older, altered over a long period, and often with plumbing that has been extended outwards from an older core more than once. The interesting question in a house like this is rarely the suite. It is where the soil stack runs, whether the new position can be gravity drained at a workable fall, and what happens to the floor when you take the boards up.

The listed cottages in the old village centre. This is where a planning point catches people out. A conservation area, and Henlow has one, reference CA13, mostly bites on the outside of the building. Listed building consent is different. It applies to internal alterations too, and a bathroom refit in a listed cottage can involve removing panelling, cutting joists, or changing a room layout that is part of what is protected. Central Bedfordshire Council is the authority. If you are in a listed property here, we will tell you at survey what needs checking before we start ripping anything out, rather than after.

Henlow Camp and the Stondons. Henlow Camp sits east of the A600 nearer Stondon and has accumulated around the airfield since 1918, and Upper and Lower Stondon share the same SG16 postcode district. Practically, this is where we do the majority of straightforward bathroom conversions: taking out a small bathroom and separate toilet and making a single decent room, or turning a bath into a level access shower. The recurring technical issue is floor build up. A level access tray or a formed wet room floor has to sit somewhere, and where the joists are shallow the depth is simply not there. Notching is not the answer and never was: a shower trap outlet is far deeper than any notch a domestic joist will take, and cutting one anyway is how people end up with a bouncing floor and a cracked tile line eighteen months later. The honest routes are running the waste parallel between the joists, keeping the shower near the stack, building the floor up, or fitting a low profile tray. We work that out on paper at survey.

The converted and the one off. Henlow has had almost no large scale new build. The only recent new home we could point at in the village is a barn conversion off Middlefield Lane finished in 2021, which tells you something about the housing stock: it is mostly old, mostly adapted, and rarely standard. Barn and outbuilding conversions in particular tend to have long, shallow waste runs and drainage that was designed for one thing and is now being asked to do another. Those are worth surveying carefully rather than assuming.

Wet rooms, walk in showers and en suites

A wet room is not a shower without a tray. Done properly it is a tanked floor and wall system, a formed fall, and a drain sized for the shower head you intend to use. Done badly it leaks into the ceiling below and nobody notices for a year. We tank as a system.

Walk in showers with a low profile tray are, for a lot of Henlow houses, the sensible middle ground. You get the level access look with a far more forgiving detail at the floor, which matters when the joists will not allow the depth a true wet room wants.

En suites are usually a drainage question rather than a plumbing one. Getting waste from a first floor rear bedroom to the existing stack at a workable fall is the constraint. Where gravity does not work, a macerator or a pumped waste is an option, and we will be honest with you about the compromises before you commit rather than after the plasterboard is up.

The Ivel valley and the ground on the low side

Henlow sits in the Ivel valley, and Henlow Common and Langford Meadows are river meadow ground shared with Langford. The valley floor is river terrace and alluvium, and on the low side of the village the water table is close to the surface. That does not change a first floor bathroom, but it changes anything that leaves the building. A new external waste run, a gully or a soakaway on that ground behaves differently to the same detail up on the greensand, so we dig and look rather than price from a standard detail. If a soakaway is not going to work, we would rather say so before the quote is signed.

What it costs and how long it takes

A full strip out and refit typically runs two to three weeks on site. That is not us being slow. It is a day or two of strip out and muck away, first fix plumbing and the electrical first fix, plastering and a drying window, tiling and grouting, then second fix, sealing and snagging. Rushing the drying stage is why tiles come loose.

Nobody can price a bathroom before choosing the suite and seeing the floor, so you will not find a figure printed here. What we do is price the labour and the materials separately in the quote, so you can see exactly what is ours and what is the cost of the tiles and the suite you have picked. Move up or down on fittings and the labour figure does not move.

The things that genuinely change the number are: moving the soil connection, changing the room layout rather than replacing what is there, underfloor heating, structural floor work, and anything to do with listed building consent. We flag all of those at survey.
