Hoddesdon water, and why it shapes the specification

Hoddesdon is a Thames Water town, not Affinity Water like most of Hertfordshire. The published figure for the Thames Water supply zone covering Hoddesdon is 278 mg/l calcium carbonate, which sits at the top of Thames Water’s Hard band, just under their Very hard threshold of 300. The supply is river abstracted rather than pumped from the chalk, but at 278 the practical result in a bathroom is the same: scale.

The boundary is odd here too. Ware, the next town up the valley, is on Affinity Water at a published 388 mg/l and Hertford’s zone at 318, so the supplier and the number both change within a few miles. Nobody in EN11 escapes hard water.

In a new bathroom, hard water at that level makes three decisions for you. Shower valves need serviceable cartridges, because a sealed unit that scales up in three years becomes a wall you have to open. Shower glass wants a protective coating and a squeegee habit, or it clouds within months. Design and fit as one job, not two

What a bathroom renovation in Hoddesdon actually involves

Week one is demolition and first fix. The old suite, wall coverings and floor coverings come out, the floor structure gets checked and stiffened where it needs it, and hot, cold and waste pipework is rerouted to the new layout. The properties where the job gets more interesting

The High Street spine. Hoddesdon’s core is a coaching town high street with buildings running from the Golden Lion of 1535 through timber framed inns to Georgian houses like Rathmore House of 1746. Plenty of it is listed and all of it sits in the town centre conservation area, designated in 1968 and enlarged in 1980. Inside a listed building, altering historic fabric can need listed building consent from Broxbourne Borough Council in its own right, and moving a soil pipe on an outside wall deserves the same early conversation. In the buildings themselves the recurring jobs are floors that were never sized for stone tiles, and waste runs improvised across centuries of alterations.

Yewlands and Woodlands Drive. The Arts and Crafts and early twentieth century houses on the southern side of the conservation area, including the Grade II Mandeville of 1908 and Yewlands house of 1909, sit in big plots with original pipework in generous but ageing bathrooms. These are lovely rooms to renovate, but external alterations such as new soil and vent positions need heritage consideration here in a way they do not on a new build plot, and the original floor build ups want checking before anyone orders porcelain.

Flats over shops in the rebuilt centre. The old town centre was demolished in the 1960s and 1970s and the Tower Centre and Fawkon Walk built in its place, so the flats above and around them are 1960s and 1970s fabric behind a historic street pattern. Bathrooms there are usually internal rooms, so extraction has to be designed rather than assumed, and the waste drops are shared and unforgiving about falls. Rye Park and the north end. Around Ware Road, Beyers Prospect and Bridle Way the county’s surface water flood mapping records real ponding in heavy rain, with the borough’s evidence pointing at culvert and sewer capacity rather than the river. For a ground floor bathroom or wet room on that side of town we look harder at where the waste connects and whether backflow protection is worth fitting while the floor is up.

High Leigh Garden Village. The new estate going up west of the town, south of Dinant Link Road, is around 500 homes of modern construction with plastic pipework and mains pressure hot water. Renovation work there is mostly upgrading a builder’s basic en suite into something better, and the constraint is nearly always the fall available on the waste run, not the structure.

Wet rooms, en suites and cloakrooms in Hoddesdon
