Most bathroom projects go wrong in the gaps between trades. The plumber leaves, the tiler cannot start, nobody arranged the electrician, and three weeks becomes seven. We run bathrooms as a single managed job, so there is one number to ring and one person accountable for the finish.

Before we talk about tiles, we talk about what the water will do to them. Knebworth is supplied by Affinity Water from chalk groundwater, treated at the Knebworth and Tewin works, and third party data reports village hardness at roughly 295 mg/l as calcium carbonate. That is firmly in the hard band, and it is the reason a bathroom in this village ages differently to one in a soft water part of the country.
Three practical consequences follow, and we design around all three.
Glass. A frameless screen in this water shows scale within weeks unless it is treated. We specify glass with a factory applied coating as standard, and it still needs a squeegee. Anyone promising maintenance free glass in SG3 is selling something.
Brassware and valves. Cheap thermostatic shower valves fail early in hard water because scale builds on the thermostatic cartridge and the valve starts hunting between hot and cold. We fit valves from ranges where the cartridge is a serviceable, obtainable part rather than a sealed unit that means replacing the whole thing in year four.
Concealed pipework and the boiler side of it. If the house has a combi, the plate heat exchanger is already working hard in this water. Adding a high flow rainfall head to a system that was marginal to begin with does not end well. Where it makes sense, we fit scale protection on the incoming main at the same time as the bathroom, because the bathroom is when the wall is open and the job is cheap to do.
This is the single most important survey question in a Knebworth bathroom and it is the one most often skipped.
Knebworth sits on high ground in northern Hertfordshire, but we do not assume what that means for a particular address. We measure static pressure, dynamic pressure with outlets running, and flow rate in litres per minute at the incoming main. That measurement decides the specification, not a catalogue.
On a combi with healthy flow, a good thermostatic bar or concealed valve with a sensible head performs properly and you need nothing else. If the flow is modest and you want a large drencher head plus body jets, the honest answer is that the combi cannot do it and no brassware changes that.
Where a house has a vented cylinder in an airing cupboard and a cold tank in the loft, which is still common in the older Knebworth stock, you have gravity fed hot water. That gives you the option of a shower pump, which is cheaper, or an unvented cylinder conversion, which gives mains pressure to every outlet and gets rid of the loft tank entirely. An unvented cylinder is the better long term answer in most of the larger houses here, and it needs the incoming main to have the flow to support it, which brings us back to measuring first.
A full strip out and refit in a standard family bathroom is typically two to three weeks on site. That is the honest range. Anyone quoting you five days for a full bathroom is either leaving something out or planning to do it badly.
The sequence runs roughly like this. Strip out and dispose, back to the joists and the masonry. First fix plumbing, so hot, cold, waste and any new soil connection go in where the new layout needs them, not where the old one happened to be. Electrical first fix for lighting, shaver points, extraction and underfloor heating, carried out by qualified electricians and certificated as part of the job. Then boarding and tanking, tiling, second fix, sanitaryware, sealing and commissioning. Between those stages there is drying and curing time that cannot be rushed, and a tiler working onto a substrate that is not ready is how you get cracked grout in month three.
Wet rooms and level access showers add a stage, because the floor has to be formed, falls set correctly to the drain and the whole area properly tanked. In an upstairs bathroom on timber joists that means dealing with the floor build up as well, which is the next section.
Knebworth has a distinct set of housing eras and each one throws up a different problem in a bathroom.
Oakfields Avenue, Gun Road Gardens and New Close. Interwar housing, built once construction resumed after the First World War. The classic issue here is floor build up and joist depth. These bathrooms are usually upstairs, the joists are shallower than a modern floor, and the original layout put the bath against an external wall over a joist run that does not want to be notched. If you want a level access shower or a large format porcelain tile, we work out early whether the floor can carry it, whether it needs overboarding and how that affects the door threshold. We would rather tell you at survey that a wet room is not sensible upstairs in your particular house than build one and watch the grout open up.
The post-war council built housing west of Gun Road Gardens. Compact bathrooms, often with the original soil stack position dictating everything. The single biggest gain in these houses is usually layout rather than fittings: moving the WC a metre and rearranging the door swing can turn a cramped room into a usable one. Moving a WC means dealing with the soil connection properly, either with a correctly falling run to the existing stack or with a macerator only where there is genuinely no alternative, and we will always try to avoid the macerator.
The Rialto estate of the early 1980s. Around a hundred dwellings, and by this era bathrooms had plastic waste runs, plasterboard walls on stud and a fairly standard layout. The catch is stud walls that were never built to carry a wall hung basin or a wall hung WC frame. If you want that look, we fit proper noggins or a purpose made support frame, and we build the boxing so that the cistern and the isolators are actually reachable in five years when something needs a service.
The late 1980s Wimpey homes near the station. Around 125 properties, and the common request here is an en suite, either in a main bedroom or carved out of a box room. That job lives or dies on two things: whether waste can be run to the stack with a proper fall without dropping a boxed run through the room below, and whether the hot water source can serve two showers at once. It quite often cannot, which is where a system boiler and unvented cylinder upgrade gets discussed alongside the bathroom.
Old Knebworth and the conservation areas. Knebworth has three conservation areas, Old Knebworth, designated in October 1969 and first amended in July 1990, along with Deards End Lane and Stockens Green, both brought under development control in April 2008. In a period property, and especially in a listed one such as Homewood, external work needs care. A new soil vent pipe, an external waste run or a new extractor terminal on a historic elevation is exactly the sort of thing that needs checking with North Hertfordshire District Council before it is installed rather than after. Internally, solid walls mean chasing rather than dropping pipes and cables down a void, which takes longer and makes more mess, and the quote should say so.
The Garden Village houses on Pondcroft Road, Milestone Road and Westland Road. Laid out from 1910 at fewer than ten houses to the acre, these are generous properties, frequently with a family bathroom plus one or two additional wet spaces. When two of those get used at the same time, gravity fed hot water shows its limits immediately. This is where cylinder sizing rather than tap choice makes the difference to how the house feels to live in.
There is no fixed bathroom price on this page, because it would be a fiction. The two identical looking bathrooms in two neighbouring houses on the same Knebworth street can differ by thousands depending on whether the layout moves, what the floor needs, and what the customer chooses off the tile display.
