Affinity Water’s own published water quality report for the St Albans South supply zone, reference AF040, gives a mean total hardness of 338 mg of calcium carbonate per litre for the 2025 reporting period. That zone covers this side of the district. It is a published district figure, not something we measured at your stopcock, but it is the right number to plan a bathroom around. Anything above 300 mg/l is classed as very hard, and 338 sits well past it.
One thing worth knowing locally: your drinking water comes from Affinity Water but your sewerage is Thames Water. Two different companies on two different bills confuses plenty of people in the village, and it matters when something goes wrong outside your boundary rather than inside the bathroom.
What that hardness actually does to a new bathroom is predictable. Shower screens go milky within a season if nobody squeegees them. Basin tap aerators fur up and turn a clean column of water into a spray. And scale forms inside thermostatic cartridges, which is why a perfectly good shower starts swinging hot and cold three or four years after it was fitted.
So we specify accordingly. Valves with cartridges that are still available years later rather than sealed units. Access panels behind anything concealed, and we show you where they are before we leave. And we will talk to you about treating the incoming main while the pipework is already open, because doing it later means opening things up again.
Before we design anything we find out what your incoming main delivers. A rainfall head, a body jet and a second outlet all want flow, and flow is a different thing from pressure. Plenty of people buy the head first and then ring us.
We gauge static pressure and time the fill into a measured container at the survey, then design to the figure we get rather than to an assumption. If the mains delivers, a combi or an unvented cylinder will give you a genuinely good shower. If it does not, the honest options are a correctly sized unvented cylinder or a stored and pumped arrangement, and we would rather have that conversation at quote stage.
We are not a showroom and we have no stock to move, so the kit follows the property.

Wet room formers and a proper tanking system. In a wet room the waterproofing is the actual job and the tiles are a finish laid over it. We do not waterproof a floor by eye.

Week one is strip out and first fix. Everything comes out, waste goes into a skip or into the van depending on where we can park, and any studwork, floor repairs or noggins go in. Hot, cold and waste get rerouted for the new layout. Electrical first fix goes in for lighting, extraction, a shaver socket and underfloor heating where you are having it. Electrical work is carried out by qualified electricians and certificated as part of the job. Then the room gets boarded and prepared.
Week two is tiling and second fix. Tiling is the slowest part of a bathroom and it is where a rushed job shows for the next fifteen years, so it takes the time it takes and we do not grout adhesive that has not gone off.
Week three, where a job needs it, is completion, sealing, snagging and the final clean. A downstairs cloakroom or a straight like-for-like en suite fits comfortably inside a shorter run than that.
Access is worth a sentence in a village with one main street through it and no railway station. On the High Street, where the frontages are old and the road was the coaching route to London, there is often nowhere obvious to stand a skip. We sort skip placement, deliveries and parking at quote stage rather than working it out on the first morning.
Napsbury Park. This is the most distinctive housing in the village and it is really two jobs wearing one address. The hospital, originally the Middlesex County Asylum, ran on the site from 1905 to 1998, and Crest Nicholson later built roughly 500 homes across the wood and parkland, with apartments converted out of the original hospital buildings. In a converted apartment you are dealing with thick masonry, high ceilings, communal risers, long horizontal service runs and very little freedom over where a new waste can go. Moving a toilet more than a metre in one of those is a drainage problem before it is a design one. The estate also sits in the Napsbury Conservation Area, reference CA18, and there is usually a management company as well as St Albans City and District Council to satisfy before anything changes on an elevation. The new build houses on the same estate are a completely different proposition, with modern plastic pipework and sensible stack positions. We establish which of the two we are standing in before we price anything.
The old linear village along the High Street. Colney was first recorded in the thirteenth century, and the name London Colney, recorded in 1555, meant Colney on the road to London. The stock along there reflects a coaching village: narrow plots, mixed floor construction, solid walls and soil pipework that has been added to over generations. The bathroom is frequently a later addition over a back room, so we check joist depth and span properly and we normally replace a whole waste run rather than joining onto somebody’s earlier improvisation.
Caledon Road and the ordinary village housing around the Caledon Community Centre. Straightforward work, mostly, and the constraint tends to be the fall available on a new waste run when somebody wants the toilet on the other wall.
Anything near the River Colne and the flooded gravel pits. The valley floor here has been worked for gravel and the old pits are now a bird reserve. River terrace gravel is free draining and groundwater sits differently after a long wet spell. If a downstairs bathroom or cloakroom shows damp at floor level, it is not automatically a failed pipe, and we would rather establish that before you pay us to rip a floor up.
Frogmore, Park Street and Colney Street. Just up the AL2 postcode and often on our list the same week. Park Street and Frogmore has its own conservation area, CA17, so anything visible from the street needs the same thinking as Napsbury.
We will not print one figure and pretend it covers every house, because a cloakroom under the stairs and a wet room in a converted hospital apartment are not comparable jobs.
Where the money goes is easier to be honest about. Labour and tiling are the largest element on most refits, and they scale with the size and complexity of the room rather than the price of the suite you choose. Moving a toilet, forming a wet room, replacing a floor or moving up to an unvented cylinder each add a step and a cost. Keeping the existing layout is the cheapest route by a distance, and if that suits you we will tell you so rather than sell you a redesign.
Every quote is itemised, so you can see what each decision is actually costing you, and it is fixed before we start. Where the survey flags a genuine unknown, such as the state of the floor under an existing tray, we give you the range up front rather than a surprise in week two.
En suites are most common in the newer stock. Nine times out of ten the design question is drainage fall and ventilation, not floor area.
Wet rooms suit level access and awkward rooms in older properties, provided the floor build up and the tanking are done properly. Where the structure underneath will not carry it, we will say so rather than take the job.
Cloakrooms are one of the better returns on an older village house. Where there is no gravity fall to the drain a macerator is the route in, and we will be straight with you about where that is a compromise rather than an upgrade.
