Bathroom Renovation in Milton Keynes

Bathroom fitters in Milton Keynes who do the whole job: strip out, first fix plumbing and electrics, floor build up, tiling, fitting, and the plastering and decoration in between. One team, one agreed price, a realistic two to three weeks for a full bathroom, and a finished room you are not embarrassed to show anyone. Call 01462 506 374 or send us a couple of photographs of the room as it is now.

Bathroom installation in Milton Keynes, start to finish

We are plumbers and heating engineers first, which is the right way round for a bathroom. The parts of a bathroom that go wrong are the parts you cannot see: the soil pipe connection, the waste falls, the shower valve pressure, the isolation valves, the floor under the tray. A fitter who is a tiler by trade will make those parts look fine on the day. We make them right.

Full bathroom refits, everything out and everything new.

En suites and loft bathrooms, including the pumped and macerator solutions where gravity will not help.

Wet rooms and walk in showers, tanked properly, with a former or a screed to fall, not a tray dropped on the boards and hoped for.

Cloakrooms and downstairs toilets, often the hardest room in the house for pipe routing.

Shower replacements and bath to shower conversions where the whole room does not need doing.

Electrics certificated by a registered electrician as part of our team.

Mains pressure and the shower you actually want

The most common disappointment in a new bathroom is a rainfall head that dribbles. That is decided by pressure and flow, not by the head, and we test both at the property before we specify anything.

In the newer squares at Broughton, Oakgrove, Kingsmead and Brooklands the hot water is nearly always an unvented cylinder or a combi, as it is in any housing built this century, so a mains fed shower is straightforward. The 1970s and 1980s housing at Great Linford, Conniburrow, Fishermead and Eaglestone was, like most housing of its time, built with a cold water tank in the loft and a vented cylinder, and there a gravity shower on the first floor has only the head height of the tank to push it. The options are a shower pump, an unvented cylinder, or a combi, and which one is right depends on the boiler you have and how many bathrooms you are feeding. We tell you the honest answer before the tiles are chosen, because it changes the whole plumbing design.

In the flats around Central Milton Keynes and Campbell Park the question is different again: shared risers, a pressure reducing valve you may not know is there, and building rules on what you can and cannot alter. We know what to ask the managing agent before we start, and we ask it before you spend anything.

Where the job gets more interesting in Milton Keynes

Wolverton and Stony Stratford. Victorian terraces from the railway town, which had 200 company houses by 1844 and kept growing, and the older stock along the Watling Street High Street in Stony Stratford. Bathrooms in these houses are usually in a rear extension, the joists run the wrong way for a new soil route, and the floor may be shallow. Floor build up is the thing to get right: a wet room former needs depth to fall, and where the joists do not give it we tell you before you buy the tray. Cast iron soil stacks are common and are replaced with plastic while the wall is open.

Great Linford and the 1980s expansion. Great Linford went from a village of 263 people at the 1971 census to a parish of 11,882 ten years later, which means several thousand bathrooms in this part of the city went in within a few years of each other and are now forty years old at the same time. Original vented cylinders, gravity showers, plastic wastes that have gone brittle, and tiling on plasterboard rather than a proper backer board. A refit here is usually a full strip back to the studs, and the result is a bathroom that finally has the water pressure the house deserves.

Beanhill and Netherfield. The Foster designed Beanhill houses of 1973 to 77 are timber framed and aluminium clad, and Netherfield’s terraces are prefabricated. Fixing a wall hung basin, a heavy mirror cabinet or a shower screen means finding the studs and, where the frame will not carry the load, adding pattresses behind the board. We do that as a matter of course. The flat roofs on Beanhill were replaced with pitched roofs in the mid 1980s, so a loft en suite is sometimes possible where it once was not.

The larger houses at Shenley Church End, Loughton, Woughton Park and Woburn Sands. Two or three bathrooms, often an en suite off every bedroom, and a hot water demand that a single combi cannot meet. These are the jobs where an unvented cylinder and a system boiler transform the house, and we can do that work as part of the bathroom rather than sending you to a separate heating firm.

Hard water, and what it does to a new bathroom

Anglian Water’s figures put Milton Keynes between about 213 mg/l of calcium carbonate in the north east and about 284 mg/l in the south east around Bletchley, hard in every zone. That is the white film on shower glass within a fortnight, the crust on a rainfall head within a year, and the reason cheap shower valves stick. We specify brassware and valves that tolerate scale, we fit isolation valves so a scaled cartridge is a ten minute job rather than a wall opened up, and where the house is in the harder south east we will talk about a scale reducer on the main. On glass, a treated screen and a squeegee do more than any cleaning product.

Ventilation, electrics and the loft en suite

A bathroom that steams up and never dries is a bathroom that grows mould, and in the timber framed houses at Beanhill and the prefabricated terraces at Netherfield that is a structural problem, not a cosmetic one. Every bathroom we fit gets a properly rated extractor ducted to outside, not into the loft, on a timed overrun. The electrics for that, for lighting, for a shaver socket and for an electric shower where one is wanted, are done and certificated by the registered electrician on our team, with the certificate left with you for when you sell.

Loft en suites come up often, and the mid 1980s pitched roofs on Beanhill have given those houses a roof space they never had. The question is always the soil route. Where a gravity connection to the stack is possible we use it. Where it is not, a macerator is an honest solution provided it is specified for the fittings on it and fitted where it can be reached, and we say plainly when it is the only option.

Timescales and how we run the job

A full bathroom is typically two to three weeks. Day one is strip out and first fix plumbing and electrics. Then floor build up and boarding, tanking in wet areas, plastering, tiling and grouting, then second fix, sealing and snagging. You are never left without a working toilet overnight, and we tell you on day one which days the water will be off and for how long. Floors and stairs are protected from the front door to the bathroom before a single tool comes in.

What a bathroom renovation in Milton Keynes costs

We do not print one number, because no honest figure covers both a straight replacement in a 1990s semi and a wet room cut into a Wolverton terrace with the soil stack moved. What drives the price is the layout staying put or moving, the floor work, whether the soil stack moves, the specification of the sanitaryware and tiles, and whether the hot water system needs upgrading to get the pressure right. We survey, we itemise every one of those so you can see what each decision costs, and the price is fixed before the suite comes off the wall. It does not change unless you change the specification.

Frequently asked questions

Two to three weeks for a full refit. A like for like shower replacement can be two or three days.

Yes. The electrics are certificated by a registered electrician on our team, and we tile, plaster and finish. You are not finding three trades yourself.

Usually, but the floor depth decides it. We check the joists before you commit, and where there is not the depth to fall we say so and offer a low profile tray instead.

Only if the plumbing design changes. If you have a tank in the loft and a vented cylinder, a new shower on the same system will be just as weak. A pump, an unvented cylinder or a combi fixes it, and we tell you which before you spend on tiles.

Yes, after a survey, itemised so you can see what each element costs. It does not change unless you change the specification.

It is hard in every zone, up to about 284 mg/l around Bletchley. A softener is a personal choice, but scale tolerant brassware, isolation valves and a treated shower screen deal with most of it.

A full bathroom renovation starts from £8,500. The final price depends on the size of the room, the layout and the products you choose, and every bathroom is priced from a free design survey with a fixed written quote before any work starts.

A typical family bathroom takes 7 to 12 working days on site. A full strip-out and re-fit, or a wet room with proper tanking and drainage falls, is usually 10 to 14 days. We give you the realistic sequence before we start rather than an optimistic one, because tiling and grouting need drying time between stages.

A well-fitted bathroom is one of the few rooms buyers judge in the first thirty seconds, and estate agents consistently put it alongside the kitchen as the room that sells a home. The honest answer is that it rarely returns more than it cost on paper, but a dated or damaged bathroom takes money off an offer and slows a sale. Fit it for the years you will use it first.

Yes. We fit level-access wet rooms, walk-in showers with low or flush trays, fold-down seats, grab rails and thermostatic controls, and we design the layout around how the room will actually be used. The floor is tanked and the fall is set to the drain so water cannot sit or get behind the tiles.

Our own team. Vantage is a plumbing and heating company first, so the pipework, the drainage and any boiler or cylinder changes are done in-house, and our tilers and electricians work to the same programme. One quote, one point of contact, one 2 year labour guarantee on the whole job.
