Rickmansworth’s housing changes sharply from one ward to the next. The 2021 Census counted purpose built flats as 35.6% of households in the Rickmansworth Town ward. In Moor Park and Eastbury, 74.2% of homes are detached. In Penn and Mill End, 47.0% are semi-detached and another 21.5% terraced.

Six kinds of home cover most of the town. The starting point for each is different.
The town centre flat. Shared stacks, concrete or timber floors that need checking under the tray, and a lease that usually asks for the freeholder’s agreement first.
The Cedars Estate house. Part of the Metro-land expansion, with Cedars Avenue, Nightingale Road and Upper Nightingale Road a conservation area since 2006. The street front is protected, the bathroom inside is yours to reshape.
The Moor Park detached house. Built from 1922 onwards as low density Metro-land, two storeys under pitched roofs. Several bathrooms, long pipe runs and the estate company’s rules on access.
The Loudwater house. Rustic style, on plots first auctioned in 1922, many by Ethel and Sidney McNamara, some under Norfolk reed thatch. Irregular walls and an Article 4 direction on roof alterations, so vents are planned with care.
The Mill End or Croxley Green semi. One family bathroom, sometimes a separate WC beside it, and the chance to make one better room of the two.
The period town centre building. Fifteenth to twentieth century, yellow stock brick, slate and render. Some are listed.

Affinity Water, and it is hard
In a bathroom, water this hard shows as crust on the shower head, film on the glass and a thermostatic valve that stops holding its temperature. The answer is in the choice of fittings: cartridges you can change without opening the wall, glass with a protective coating, and a word about a softener on the incoming main if you are refitting more than one room.

Ground floor bathrooms in the Colne valley
The council’s 2026 flood risk assessment describes the low-lying Colne valley, through Rickmansworth and Batchworth, as the district’s most extensive area of river flood risk, and lists Rickmansworth among the settlements at highest risk of groundwater flooding. Groundwater flooded Church Street in Batchworth in 2004, and WD3 recorded 30 sewer flooding incidents between 2015 and 2025.
For a ground floor shower room or cloakroom on low ground, we tank the whole floor rather than just the shower area, choose boards and adhesives that tolerate water, keep electrical connections higher where the layout allows, and consider a non-return valve on the waste.

Strip and inspect
Old suite and tiles out, floor opened, joists or screed checked, and anything that needs strengthening done before a pipe is moved.
First fix
Supplies and waste run to the new positions with the right fall, extract duct taken through to outside, electrics first fixed, walls boarded and tanked.
Tiling
Set out on paper, then on the wall. Walls in older houses are rarely true, and the time this stage needs is built into the programme.
Fit and hand over
Suite, brassware, glass and furniture fitted, everything tested and sealed, snagged with you, and the room left clean.
Skips, bays and private roads
A bathroom produces a lot of waste. Where it goes is agreed before the start date, and each fee is shown on the quote.
A skip on a public road needs a Hertfordshire County Council licence: £54 for 14 days, then £28 a week. At least five working days’ notice, and the council says processing usually takes three weeks.
A bay for the van on a controlled street is a Three Rivers suspension at £35.50 per bay per day, applied for at least 10 days ahead. A dispensation does not guarantee a space.
On the Moor Park estate skips and materials may not go on company roads or verges, builders’ vehicles park within the property, and work runs 8.00am to 5.30pm on weekdays and 9.00am to 1.00pm on Saturdays.
In Loudwater none of the roads is a public highway, so a skip outside the house is a question for the estate company rather than the county.
