Why hard water decides half of your bathroom spec

Anglian Water supplies Shefford. Third party aggregator data for the SG17 district gives a hardness of about 335 ppm as calcium carbonate, which is very hard. That is aggregator data, not a figure taken from Anglian Water’s own postcode checker, so read it as a reliable indication rather than a certified number. Anglian Water’s published regional average sits at roughly 321 ppm, which puts Shefford at the harder end of what the company supplies.

For a bathroom, this changes real decisions.

Glass. A frameless walk in screen here shows water marks within a fortnight unless it has a factory applied coating and somebody uses a squeegee. We will fit whatever you choose, and we will tell you which panels hold up in this water.

Brassware. Chrome survives, brushed finishes survive, but cheap plated mixers pit and bloom in water this hard. We would rather put your money into two good taps than four indifferent ones.

Thermostatic valves. This is the big one. Scale gets into the cartridge and the temperature starts hunting, and it is the most common fault we see in bathrooms only five or six years old around here. Specify a valve with a cartridge you can still buy in three years, and if the incoming main is not protected, put a scale reducer on it now while the pipework is open and the water is off.

Cylinders and immersions. If you are on a stored hot water system, scale collects on the immersion element and in the base of the cylinder. When we are replacing a cylinder as part of a bathroom job here, we say so upfront rather than working around a tank that is on borrowed time.

Pressure, pumps and what the house will give you

Before we talk about tiles we test the incoming main. Flow rate and static pressure at the kitchen tap, measured, not guessed. That single test decides whether the shower you have picked out is going to work.

If you have a combi and the mains give a healthy flow, a good thermostatic mixer shower will perform and you do not need a pump. You cannot pump a combi anyway: boiler manufacturers prohibit it, and the Water Supply (Water Fittings) Regulations limit what a booster pump may draw straight off the main.

If you are on a gravity fed system with a cold tank in the loft, which is common in the older Shefford stock, a shower pump is the usual answer for a decent walk in shower. There has to be somewhere sensible to put it, because pumps are noisy and they need access for servicing.

If you want two showers running at once, or a bath filling while somebody showers, an unvented cylinder is usually the route. It needs a G3 qualified installer, an adequate incoming main and space with the correct discharge arrangement. On some of the older properties in the middle of town the supply pipe into the house is the limiting factor, and no amount of new bathroom kit fixes a tired main.

The properties where a bathroom gets more interesting

Lucas Gardens and the newer housing east of Ivel Road. The Redrow scheme of 90 homes on the southern edge of Shefford near the A507, launched in 2020, along with the surrounding modern development. Timber or metal stud partitions, engineered floor joists, and en suites that were designed around a single specific shower tray. The good news is decent mains pressure and predictable service routes. The trap is that you cannot cut a notch wherever you like in an engineered joist. If your new layout moves a soil connection, we design that properly rather than butchering a structural member and hoping.

The former St Francis’ Boys’ Home flats on the High Street. Old institutional buildings converted to residential. Soil stacks are shared, the room below you belongs to somebody else, and the floor build up is whatever the conversion left behind. Wet rooms in flats like these need a tanked system executed to the letter, and they need agreement from whoever manages the building before a single tile is lifted. We have no problem doing that work, but we do it with the paperwork in place.

Ampthill Road and Duck Lane. Inside the conservation area, on the historic street pattern. Older properties, suspended timber floors, and joists that were never sized for a large format porcelain tile, let alone a stone one. A tiled floor over a bouncy timber deck cracks along the grout lines within a year. The fix is not exotic, it is overboarding to the correct specification, an uncoupling layer where the deflection warrants it, and sometimes sistering the joists. It adds a day. It saves the whole floor.

Hitchin Road and the streets by Shefford Sports Club. Residential streets on the south east side of town, distinct from the historic core. We do not date them, because nothing in the record does. What we see repeatedly is the layout: a small bathroom with a separate toilet next door, and an obvious opportunity to knock the two into one decent room. Where the walls are masonry and the soil route cooperates, you get a proper bathroom out of two cramped ones.

Northbridge Street and Southbridge Street. The oldest stock, at the crossings of the Flit and the Hit, with listed properties among them. Solid walls, deep window reveals and no obvious route for a new soil pipe. Adding an en suite in a building like this is a design problem before it is a plumbing one, and where the property is listed or the work affects the exterior, Central Bedfordshire Council may need to be involved. We flag that at the survey rather than halfway through.

Soil pipes, wastes and floor build up

Most of the difficulty in a bathroom is under the floor and behind the wall, which is exactly where nobody looks at quoting stage.

Waste runs need fall. A shower waste that has been squeezed into a shallow floor void without enough drop will hold water and smell within a year, no matter how good the tiling looks. In older Shefford properties with shallow voids, that sometimes means a raised shower former, or moving the tray, or accepting a slightly different layout. We will explain the trade off rather than promising the impossible.

Moving a toilet is the expensive move. Every metre away from the existing soil connection is more pipework, more fall to find, and more floor to open. If a layout change is worth it to you, fine, it is your house, but you should know that is where the money goes.

In extensions and rear additions we regularly find waste pipework taken out to a gully by the shortest line rather than the correct one. If we open a floor and find that, we tell you.

Timescales and what actually happens

A full bathroom, stripped back to the brick and refitted, is typically two to three weeks. That is not us protecting ourselves, it is how the trades sequence.

Week one is strip out, first fix plumbing, the electrical first fix, any structural or floor work, and boarding. Electrical work is carried out by qualified electricians and certificated as part of the job. Then plastering where it is needed, and it needs to dry. Week two is tiling, which is the slow, skilled part, and grout needs curing time before anything gets fixed onto it. Week three is second fix, sanitaryware, screens, sealing, and snagging.

If somebody quotes you a full bathroom in five days, they are either not tanking properly, not letting adhesive cure, or not doing the floor work. Any of those is a problem you will meet later.

A full wet room with underfloor heating, a moved layout, joist work and large format porcelain in a period property in the conservation area is a very different figure.
