Hard water decides how a Walkern bathroom ages

Every bathroom looks good on handover day. Whether it still looks good in year four is largely down to the water.

The village sits in postcode district SG2 7, the sector that also takes in Benington, Aston and Ardeley, and it is supplied by Affinity Water. The relevant published figure is for the Stevenage supply zone, coded AF008, which records a mean of 320 mg/l as calcium carbonate. We are careful to describe that as the supply zone this area sits in rather than a measurement taken at your own stop tap in the parish, because no Walkern-specific figure is published. Either way, it is chalk-fed water and it is at the hard end of the scale.

What that does to a bathroom is predictable, and it is mostly about surfaces and moving parts.

Shower glass is the obvious casualty. Untreated toughened glass in this water will fog within a couple of years and no amount of scrubbing brings it back, because the etching is in the surface rather than on it. We specify glass with a factory-applied protective coating on every screen and enclosure we fit here, and we tell you at the point of choosing that a squeegee kept in the shower does more for it than any spray.

Brassware is the next one. Cheap chrome-plated fittings pit around the spout and the aerator blocks up. We fit taps and shower valves with serviceable cartridges, so that when a thermostatic valve eventually starts wandering off temperature it is a cartridge and half an hour, rather than a tiled wall coming down.

Concealed shower valves are worth thinking about hard in this water. They look superb and they are a problem to service if the installer has not planned for it. We only build one in where there is a proper access route to the valve body, and we will offer an exposed valve rather than bury something you can never reach.

Pressure, pumps and cylinders

This is the part of the survey that changes the design, and it is the part most quotes skip.

There is no published mains pressure figure for the village that we would be willing to stand behind, so we do not pretend to have one. We measure it. A gauge on the outside tap and a timed flow test at the kitchen sink tells us static pressure and, more importantly, what the flow does when a second outlet opens.

If the reading is healthy, a combi or an unvented cylinder will run a big rainfall head and a body jet without complaint. If it is not, and in a rural distribution network at the end of a run that is a real possibility, then a large drencher head is the wrong choice and we will say so before you have bought one. Undersized flow behind an oversized shower head is the most common reason people are disappointed with an expensive new bathroom.

Where a property still has a vented cylinder and a tank in the loft, the options are a pump, or a conversion to an unvented cylinder, or a combi. Each of those has consequences beyond the bathroom, and we talk them through properly. An unvented cylinder needs the right incoming flow to be worth doing, a discharge route for the tundish, and space for the safety kit. A pump needs somewhere it can sit that will not have you listening to it through the bedroom floor at half six in the morning.

What a full bathroom renovation actually involves

A full renovation here is typically two to three weeks on site. We would rather quote three and finish in two and a half than promise ten days and leave you without a bathroom for a month.

Week one is strip out, first fix and the messy work. Everything comes out, waste and supply pipework is re-routed to the new layout, any joist or floor work happens, and walls are prepared or boarded. Wet room formers and tanking go in at this stage.

Week two is tiling, which is the part that cannot be rushed and the part that sets whether the room looks like a professional job. Floors, walls, cuts around niches and reveals, then grouting once it has properly gone off.

Week three is second fix and finishing. Sanitaryware, brassware, screens, silicone and a proper clean before we hand it back. Electrical work is carried out by qualified electricians and certificated as part of the job.

The properties where the job gets more interesting

Glebe View and Walchra Court. The Neighbourhood Plan describes these as successful infill schemes, and they are modern, sensibly built and generally the most predictable bathrooms in the village to work in. Level floors, accessible services, straightforward soil connections. Where they surprise you is layout ambition: these are compact homes, and turning a bathroom into a walk-in shower and a separate en suite often means moving the soil connection further than the existing fall will allow. We check the achievable fall before we agree a layout, because a waste run that does not fall properly will smell within a year regardless of how good the tiling is.

Rockery Close, The Maltings and Wrights Meadow. Close-style developments, likely later twentieth century on the Neighbourhood Plan’s description, though nobody publishes a build date for them and we do not treat one as fact. What we tend to find on jobs in these roads is chipboard flooring that has been quietly wet under the bath, and a soil stack boxed into a corner in a position that constrains where the WC can go. We lift and replace rotten decking as standard rather than tiling over it, and if the stack has to move we tell you at quote stage, because it is a proper piece of work and not a line item to be discovered later.

Church End and the older cottages. The lane that runs down and across the Beane by the ford to reach the parish church, and some of the oldest domestic fabric in the village. Bathrooms here are the ones that need real thought. Floors are rarely level, joists are often shallower and more irregular than a modern span, and the build up of a tiled floor plus adhesive plus a decoupling layer can eat into a doorway height you cannot change. We survey the floor properly, calculate the build up, and where joists need strengthening we do it rather than laying tiles onto a deck that will flex and crack the grout.

The High Street. Inside the conservation area whose revised boundary East Herts adopted in December 2016, with thirty eight listed buildings in it, most of them seventeenth and eighteenth century. Adding a new bathroom or an en suite to one of these usually means a new soil connection, and a new external soil pipe on a listed or prominent frontage is exactly the kind of alteration that needs consent rather than a shrug. Internal routing to an existing stack is almost always the better answer, and it is worth paying for the extra pipework to keep the outside of the building alone.

A fully tanked wet room, or a bathroom in a period cottage where the floor structure needs attention, is higher again, and a cylinder change or a mains upgrade sits on top of whichever of those applies.
