Old houses, hard water, and plenty of flats
Waltham Forest ranks sixth in London for homes built before 1919 and third for homes built before 1939, according to the council’s own housing condition report. So most of the bathrooms we are asked to replace here are in buildings around a hundred years old, with floors, stacks and supply pipes altered by several owners before you.
A renovation here starts with what is under the old room. We lift, look and test before the design is fixed, so a tired joist or an old lead supply becomes a line on the quote rather than a surprise in week two. Gas Safe registered under 956889. The Walthamstow terrace
Two storeys of yellow stock brick under a slate roof, with a bay at the front. The waste usually has one way out, the existing stack, so the layout is drawn around the fall to it. Floors of this age carry decades of patching, and a stone floor or a freestanding bath full of water wants them checked and stiffened first. In Walthamstow Village and Orford Road, Article 4 directions can make a new pipe on the front a planning question.
The Warner half house
Warner’s terraces were built as two flats, one on each floor. Own the upper one and your bathroom sits over your neighbour’s ceiling, so we pressure test every joint before the boards go down. Own the lower one and your pipework may share routes with the flat above. When the estate passed to Circle 33 Housing Association in 2001, 350 of its homes were leasehold. If yours is one, the freeholder’s view on anything external comes first.
The Chingford or Highams Park family house
The Highams Estate houses have three to five bedrooms, and much of Chingford is interwar and post-war semis and terraces. The usual brief in houses like these is a family bathroom plus an en suite, or a separate toilet knocked through into the bathroom. If two showers will run together, we look at the boiler or cylinder on the same visit, because a lovely shower on a weak supply is a disappointment.
The flat, old or new
Four in ten homes in the borough are purpose-built flats, from post-war estates such as Priory Court to the new buildings around Blackhorse Lane. A flat bathroom is decided by the depth under the floor, the position of the shared stack, and what the managing agent allows and when. We read the lease and the building rules before we set the programme.

What the water does to a new bathroom
Across the borough the water is reported at roughly 260 to 350 mg/l, and in a bathroom it shows first as white crust on the glass and a stiff thermostatic cartridge. How long does a bathroom renovation take in Walthamstow?
A full strip out and refit usually runs for two to three weeks as one continuous job. A cloakroom or a like for like swap is shorter. If the survey finds joists that need work, those days are on the programme from the start.
Can you give me a bathroom price over the phone?
Not one worth having. The labour and the tiling make up most of the cost, and both depend on the room, the floor and the route to the stack. After the survey you get an itemised quote, fixed before we start, with staged payments as set out on our prices page.
Is permission required for a new bathroom in a conservation area?
Work inside the house usually is not the council’s concern. New pipework on an elevation facing the road can be, and in the Article 4 areas such as Walthamstow Village, Orford Road and Leytonstone the usual permitted development rights for the front of the house are reduced. We keep new pipes to the back where we can and raise anything else at survey.
Can the bathroom move in a Warner half house flat?
Sometimes. The toilet needs a fall to the soil stack, so the stack sets the limits of the layout. In the upper flat the bathroom sits over your neighbour’s rooms, which makes testing every joint before the floor goes back essential. If the flat is leasehold we check what the lease says about external pipework first.
Is a water softener worth it in Chingford?
In a family house with two bathrooms, often yes. A third-party site reports Chingford’s water at around 347 mg/l, very hard on Thames Water’s scale. Softening the water where it enters the house looks after every tap, valve and screen together. For a flat with a single shower, swappable cartridges and regular cleaning may do.
