New boilers in Barnet from Gas Safe engineers: combi, system and regular swaps from £2,375 + VAT (£2,850 including VAT), the old boiler removed and the warranty registered for you.

Boiler installation in Barnet, from a Whetstone semi to a house on the Totteridge ridge with four bathrooms and a plant room, by Gas Safe registered engineers under registration 956889. Combi swaps from £2,850. Conversions from vented systems. System boilers with unvented cylinders where the house needs stored hot water at pressure. Warranty registered by us before the van leaves. Ring 01462 506 374 or send the quote form with a photograph of what you have.
For most of Barnet’s semis we can price from a call: make and position of the boiler now, bedrooms, bathrooms, whether there is a tank in the loft. For the ridge houses, the listed houses, anything with a back boiler or a boiler moving rooms, we survey first, and the survey price is the invoice price.

Barnet is unusual. Affinity Water supplies the north and centre; Thames Water supplies the south and Hadley Wood. Each publishes a zone figure, and they are not close.
New Barnet, Cockfosters, Whetstone, Affinity: 271 mg/l of calcium carbonate, hard.
Finchley, Affinity: 275, hard.
High Barnet, Arkley, Totteridge, Affinity: 295, hard, and close to the line.
Mill Hill, Affinity: 352, very hard on Affinity’s own scale.
Hendon, Golders Green, Thames Water: 269, hard.
Hadley Wood, Thames Water: 267, hard.
For a new boiler the practical difference is how fast the plate heat exchanger scales on the hot water side. At Mill Hill it is fast: lukewarm showers and a banging boiler within a few years of a combi going in without protection. On the ridge it is slower, at Hendon slower again. We fit an inline scale reducer on the mains feed of every combi we install in Barnet, and at Mill Hill, Edgware and Stanmore we recommend going further than that. Several manufacturers make the longer warranties conditional on scale protection in hard water, and we check the conditions for your model before quoting a term.
Vaillant ecoTEC plus, as a system boiler. Totteridge, Arkley, Monken Hadley, Hadley Wood, Hampstead Garden Suburb, and the larger Edwardian houses at Finchley and Hendon. Two, three or four bathrooms in use at once need an unvented cylinder at mains pressure, and on the highest plots an accumulator to store pressure the water company cannot supply at that height. The Vaillant feeds that well and is easy to service.
Ideal Logic and Logic Max, as a combi. The 1930s semis of Whetstone, East Barnet, Friern Barnet, Mill Hill, Finchley and Hendon, one bathroom, sometimes a downstairs cloakroom. Reliable, well priced, a long warranty when fitted and serviced properly.
We are not tied to either, and where a house needs something else we say so. The one thing we will not do is put an undersized combi into a house with two bathrooms to win a quote on price, because that is the installation we are most often called to put right.
Combi swap: on site between 8 and 8.30, floors and route protected, system drained, old boiler off, new boiler on, system flushed, magnetic filter and scale reducer fitted, commissioned, controls explained. One day, hot water that evening. Vented to combi conversion, or a boiler moving rooms: two days, because the tanks and cylinder come out, the feed and vent are capped, the mains is re-run and there is making good, or because the boiler’s new position needs its own gas supply, flue and condensate drain.
The conservation areas and the Suburb. Barnet lists seventeen conservation areas, and the ones full of houses are Wood Street, Monken Hadley, Totteridge, Mill Hill, Finchley Church End, Hendon Church End, The Burroughs, Golders Green Town Centre and Hampstead Garden Suburb, whose Trust and listed buildings bring the strictest external controls in the borough. A flue terminal on a front elevation can need consent in any of them, and on a listed house it always does. We route to the rear or side wherever the layout allows and we survey before we quote.
The ridge. Chipping Barnet’s High Street is 427 feet up, and Totteridge sits on the ridge between the Dollis Brook and the Folly Brook. Mains pressure is lower at the top, frost comes earlier, and a condensate pipe run outside to a gully is the pipe that freezes first in the borough. Condensate is kept inside the house wherever there is a route for it, and an outdoor run gets the larger pipe, insulation, and a proper fall.
The plant rooms. Totteridge and Arkley houses often have the boiler in a garage or an outbuilding a long way from the bathrooms, with long primaries and no secondary return. The system boiler and cylinder are the easy part; the pipework design around them is what makes the far bathroom get hot water before the bath is cold.
Back boilers. Burnt Oak, Colindale, parts of Edgware and New Barnet still have gas fires with a back boiler behind them. Fireplace opening dealt with, chimney flue handled properly, new boiler in the kitchen on new pipework. Two days, priced as two.
£2,850 is the starting point for a straight combi swap in Barnet, and it buys the boiler, the labour, the flush, the magnetic filter, the scale reducer, the flue, the warranty registration and the VAT, which is the whole job for most three bedroom semis at Whetstone, Finchley and East Barnet. Removing a back boiler or converting a vented system costs more because of the second day. A system boiler with an unvented cylinder for a Totteridge or Hadley house costs more again, with an accumulator added where the mains cannot hold pressure at the top of the hill. Whatever the job, the survey fixes the number and the number holds.
Combi, system and regular swaps, the old boiler removed and the system cleaned, with a fixed price before we start.
On the Barnet ridge we specify something most boiler firms never mention. An accumulator is a pressurised vessel, usually in the garage or the plant room, that fills slowly from the mains overnight and releases stored water at full pressure when three showers run together at seven in the morning. It exists because the mains at the top of Barnet Hill, on the Totteridge ridge or on The Ridgeway at Mill Hill cannot deliver the flow a house with four bathrooms wants, however good the boiler and the cylinder are. Fitting an unvented cylinder without one in those houses produces a system that tests well at midday and disappoints at breakfast. We flow test the mains at the property, at the time of day the house actually uses water, before we decide whether one is needed, and we tell you the result either way.
Most of what we install in Barnet goes into the semis that followed the Northern line to Whetstone, East Barnet, Friern Barnet, Mill Hill and Finchley, and a large share of those still run a vented system: cold tank and feed tank in the loft, cylinder in the airing cupboard, a boiler that only heats. Converting that to a combi is the job that frees the airing cupboard, empties the loft and gives a mains pressure shower, and it is the job most often quoted badly. What it involves is the two tanks out, the cylinder out, the old feed and expansion pipework capped and removed rather than left dripping into the loft insulation, a new 22 mm cold main to the boiler, the hot distribution rebalanced for mains pressure, every open vented radiator valve checked for a sealed system, and the flush and filter that the manufacturer’s warranty requires. Two days. We have seen it quoted as one day at a price that only works if half of that is skipped, and it is the airing cupboard that tells you afterwards which quote you accepted.
A new boiler wants an annual service to keep the warranty, with a written record. A boiler younger than about eight years with a single dead component gets a repair recommendation from us. One past twelve with the heat exchanger or gas valve gone and the parts drying up gets a replacement recommendation. You see both prices and choose, and nobody here earns more for steering you to the dearer one.
A boiler replacement in Barnet ranges from a straight combi swap in a Whetstone or Friern Barnet semi to a system boiler and unvented cylinder in a Totteridge house where three bathrooms run at once. We survey the house, size the boiler for the demand rather than the brochure, and fix the price before the old boiler comes off the wall. The heating engineer in Barnet who does the survey is the one who fits it, Gas Safe registered under 956889, with the manufacturer warranty registered for you.

Emergency response within the hour
Our average response to an emergency call is under an hour across Hertfordshire, Bedfordshire and Cambridgeshire.
A combi swap is a day. A conversion or a back boiler removal is two.
Yes. Hendon and Golders Green sit at 269 mg/l, which is hard. It is fitted as standard everywhere, and at Mill Hill we recommend more.
One bathroom, a combi. Two or more in use together, a system boiler and an unvented cylinder, with an accumulator on the highest plots.
Yes. The external controls there are strict, and we tell you exactly what consent is needed before anything is ordered.
We do, before we leave.
In a well insulated newer house at Colindale, a fair question. In a 1930s semi or an Edwardian house on the ridge, a modern condensing gas boiler is still the right answer, and we will say so.
Our boiler installations start from £2,850 fitted, and every quote is a fixed written price before any work starts. The final figure depends on the boiler (we fit Ideal and Vaillant, with manufacturer warranties up to 12 years), whether it is a like-for-like swap or a change of system type, and any flue or pipework changes. There is no call-out fee in working hours.
A combi (combination) boiler heats your radiators and your hot water from one unit, taking water straight from the mains and heating it on demand. There is no hot water cylinder and no tank in the loft, which is why it suits most flats and family homes. If you have several bathrooms running at once, a system boiler with a cylinder can be the better choice, and we will tell you which at the survey.
A modern gas boiler that is serviced every year typically lasts 10 to 15 years. Past that point repairs get dearer, parts get harder to find and efficiency falls, which is usually when a replacement starts to pay for itself. If your boiler is under ten years old and the fault is a single part, a repair is normally the right call.
A standard annual service takes around 30 to 60 minutes. The engineer checks the flue gases with an analyser, inspects the burner, seals, safety devices and pressure, cleans components where needed and leaves you a written record. An annual service keeps the manufacturer warranty valid.
Rarely. The ECO4 scheme runs to 31 December 2026 and almost never funds a like-for-like gas boiler on its own; it funds whole-home packages for households on qualifying benefits. The Boiler Upgrade Scheme (£7,500) is for heat pumps, not gas boilers. Eligibility sits with the schemes, not with installers, so check them directly. For everyone else we quote a fixed price in writing.
