BOILER INSTALLATION IN WEMBLEY AND BRENT
The 2021 census found mains gas central heating in 69% of Brent homes, so for most households the next heating system is still a boiler. Which boiler depends on which half of the borough you live in. In the interwar semis of Wembley, Kingsbury and Kenton the boiler is often on an outside wall with a short flue, and the decision is about hot water: a combi for one bathroom, a system boiler and cylinder once a second bathroom goes in.
In the Victorian conversions of Kilburn and Queen’s Park the boiler is more likely to be a combi in an internal cupboard of a flat, and the work is the flue route and the lease. We survey for whichever you have and fix the price in writing. Gas Safe registered under 956889. Manufacturer cover up to 12 years depending on the model, and 12 months on our own labour.

mg/l reported for Affinity Water’s Wembley supply area
Wembley’s water and what it does to a combi
Thames Water’s zones in the south of the borough, Kilburn and Willesden, are reported at around 260 mg/l. Both sit well above the 200 mg/l at which Part L guidance says a combi’s feed water should be treated. So an inline scale reducer goes on every combi we fit in Brent, the magnetic filter catches the sludge, and the annual service is where we check both.
Combi for a flat, or a semi with one bathroom. Hot water straight from the mains and no tank in the loft, which leaves the loft free for a conversion.
System boiler with an unvented cylinder for the larger houses of Mapesbury, Brondesbury and Queen’s Park, or a semi that has gained a loft bathroom. Two showers at once without the pressure falling away.
Regular boiler kept where the tanks and pipework are sound and a conversion would gain you nothing.
Air source heat pump for a semi with space at the back and reasonable insulation, with £7,500 from the Boiler Upgrade Scheme. Brent welcomes them, provided the unit is not above ground floor or on a wall seen from the street.
A boiler is internal work. Its flue terminal is not. The Queen’s Park conservation area design guide says permission is needed to alter or replace an external flue that can be seen from the highway, and every residential conservation area in Brent has Article 4 directions covering the front of the house, the roof tiles and the chimneys. There are 22 conservation areas in the borough, among them Mapesbury, Brondesbury, Kilburn, Willesden Green, Barn Hill and Roe Green Village.
We start from the existing terminal position, and where a new route is needed we look to the rear or to a wall that cannot be seen from the road. If a consent is needed it goes on the quote with its timescale.

Call and talk to an engineer, or send us the details and we will come back to you with a price.
We install both, so the advice is about the house, not about what is in the van.
Where it tends to work
A semi or a detached house in Wembley, Kingsbury, Kenton or Barn Hill with room for the outdoor unit at ground level at the back, loft and walls insulated, and radiators that can be sized for a lower flow temperature. The Boiler Upgrade Scheme pays £7,500 towards it. We check heat loss room by room before recommending it.
What Brent and the national rules say
Brent’s guidance welcomes heat pumps but not above ground floor or where the street can see them, and it warns that a confined side return concentrates the noise. Under the national rules a house that is not detached can have one unit of up to 1.5 m³, and the installation must meet MCS 020a, the only accepted standard since 28 May 2026. Flats and maisonettes have no permitted development rights.
Before the day
Outlets counted, mains flow measured, gas supply sized, flue route and condensate drain confirmed, the lease or consent sorted, and the parking booked around any stadium event.
On the day
Old boiler off, system cleaned through, new boiler hung, flue run, filter and scale reducer fitted, inhibitor added, combustion checked with an analyser and the controls set up with you. A combi swap is one day, a cylinder or a conversion two.
After the day
Guarantee registered in your name, Building Control notified through Gas Safe, and the Benchmark checklist signed and left beside the boiler.
Parking in Brent, and Wembley event days. Brent sells no trade permit, so a van parks on pay and display at £2 an hour by RingGo, on a visitor session the resident buys (£1.75 for two hours, £3.50 for four, £5.25 for the day), or in a suspended bay at £67 per bay per day, with a £133 late fee when it is booked with less than 14 days’ notice. Skips are licensed through the skip hire company, which pays Brent a £365.50 registration and £72.80 a fortnight. On a stadium event day restrictions run from 8am to midnight on the main roads to the stadium, and vehicles without a permit can be ticketed and removed, so we check the event calendar before a start date is agreed. Whatever the street needs appears on the quote as its own line.
A like for like combi swap starts at £2,375 + VAT (£2,850 including VAT), with the system clean, magnetic filter, scale reducer, flue and guarantee registration all included. What can add to it in Brent: a long flue through a converted Kilburn house, a move to a system boiler and cylinder in a semi with a new loft bathroom, relocating the boiler, or a suspended bay in a controlled zone. Each appears separately on the quote, and the total is agreed before the old boiler comes off.

Brent’s homes split into interwar semis and Victorian conversions, and each wants a different boiler and a different flue. We survey for yours and treat the water because both suppliers’ water is hard. Gas Safe registered under 956889. Terminals kept off the front in conservation areas and the event calendar checked before we book. Company number 13248357, VAT number 392 8946 37. Like for like swaps are from £2,375 + VAT (£2,850 including VAT), fitted. Included: cleaning the system through, a magnetic filter, a scale reducer, the flue and registering the guarantee. A longer flue, a move to a cylinder or a bay suspension is added as its own line, and the total is fixed before we start.
With one bathroom, a combi is usually right: mains pressure hot water and no tank in the loft, which also frees the loft if you plan to convert it. Once a second bathroom or an en suite goes in, a system boiler with an unvented cylinder keeps two showers running at once. We count the outlets and measure the mains flow before recommending either.
Often, if the flue can reach an outside wall or a permitted roof position with the clearances it needs. The freeholder usually has to agree to a new terminal, and in the Queen’s Park conservation area a flue visible from the highway needs permission. We work out the route and the consents at survey.
Ideal Logic and Logic Max combis for most swaps, and Vaillant ecoTEC system boilers where a cylinder is serving several bathrooms. Manufacturer cover runs up to 12 years depending on the model, provided it is serviced annually, and we register it in your name.
Because Brent’s water is hard on both suppliers, reported at around 260 mg/l in the south and nearer 300 mg/l in Wembley. Part L guidance calls for a combi’s feed water to be treated above 200 mg/l. Without it the plate heat exchanger furs up and the boiler fails early.
Brent’s January 2025 guidance welcomes air source heat pumps, but says units above ground floor level or on a front or side wall visible from the street are generally unacceptable, and it advises against confined side returns because they amplify noise. A semi with space at the back usually works, with £7,500 from the Boiler Upgrade Scheme. Flats and maisonettes have no permitted development rights, so they need an application.
The manufacturer guarantee registered in your name, the Building Regulations compliance certificate notified through Gas Safe, and the Benchmark checklist completed and left with the boiler, plus 12 months on our own workmanship.
Ring 01462 506 374 or use the quote form. We survey the house or the flat, plan the flue, size the boiler to the outlets and send a quote that will not move.
