The water here, and the chalk it comes off
Brookmans Park is on Affinity Water. The relevant published figure is the one for Affinity’s Hatfield and Potters Bar supply zone, AF023, which gives a mean total hardness of 280 mg/l of calcium carbonate. The village sits on the A1000 between those two towns, so that is the zone figure that covers it. It is a published supply zone figure, not a reading taken at your kitchen tap, so treat it as the district number rather than a measurement of your house.
280 mg/l is at the softer end of a hard county. Affinity’s Welwyn Garden City zone is 320 and their Hertford zone is 318. It is still firmly hard water, and Affinity’s own zone reports say almost all their supplies are hard because of the geology of southern England.
You do not have to take that on trust here, because the geology is on display half a mile away. At Water End, Mimmshall Brook runs off the London Clay, hits the chalk outcrop and disappears underground through the Water End Swallow Holes, described as the largest and best developed swallow holes in the chalk karst of southern England. Dye tracing shows that water resurging seven to fifteen kilometres east at springs along the River Lea. That is the chalk your mains water has been through, and it is why there is 280 mg/l of dissolved calcium carbonate in it.
For a boiler it means the plate heat exchanger in a combi scales up over the years, hot water starts running hot then lukewarm, the diverter valve gets lazy and the boiler starts making noise on hot water demand. So we fit an inline scale reducer on the mains as standard on installs here. It is a small cost on the day and a large saving later.

Why the age of the village decides the job
Brookmans Park is not an old market town, and pretending otherwise would be daft. It is a planned commuter village. In 1923 a building syndicate bought land from the Gobions estate and set up Brookmans Park (Hatfield) Ltd to build it, and the LNER put the station in during 1926 to serve it. Construction ran at between 55 and 106 houses a year in the late 1930s, then hundreds more dwellings went up across the estate after 1946.
That gives a village where nearly every house is a 1920s or 1930s detached, semi or bungalow, or a late 1940s to 1960s addition. In our experience of that build era, that means original chimney breasts and old back boiler positions, first generation central heating retrofits, 8mm and 10mm microbore added in the 1970s and 1980s, and pipe runs through lofts and garages that were never insulated to anything like current standards. We look at all of that at survey, because it decides whether a new boiler will actually perform or just heat the same tired system faster.
There is also very little new build to speak of. Land north of Bradmore Way was refused for 125 homes and a care home by Welwyn Hatfield Borough Council in August 2022, and the appeal was dismissed on 21 July 2023 on Green Belt grounds. So the work here is replacement and improvement in existing houses, not first fix on a new estate, and that shapes how we quote.
The properties where the install gets more interesting
Brookmans Avenue, Georges Wood Road and Oaklands Avenue. Large inter-war detached houses set back in their own plots. Long horizontal pipe runs, boilers that have historically lived in a garage or an outhouse, and condensate that has to travel a long way to a drain. An external condensate run is the classic reason a boiler locks out on the first hard frost, so we take it internally where we physically can, and where it has to go outside we use the correct larger diameter pipe and lag it properly.
The bungalettes. Single storey houses with veranda style front porches on Tuscan columns, built as a compromise to protect values on the estate when it was laid out. Everybody local knows them. On a bungalow the flue route and the terminal position take more thought, because there is less wall to work with and the eaves are low, and we would rather work that out at survey than on the day.
Peplins Way, Pine Grove, Shrublands and Bradmore Way. Post-war and later estate housing. Typically the simplest swaps in the village, but they are also where microbore and undersized gas supply turn up most often, and a bigger appliance on the end of an old gas run is not something you get away with.
Bell Bar, Kentish Lane and Water End. The outlying properties in the parish, further from the centre and closer to the brook. Mains gas is worth confirming property by property out there rather than assumed, and low lying ground near Mimmshall Brook is worth thinking about when we choose where the boiler, the controls and the electrics go. During floods the swallow holes are overwhelmed and a temporary lake of more than two hectares forms at Water End, which is a good reason not to put anything electrical at a silly level.
Anything near a listed structure. There is no conservation area covering Brookmans Park itself, so most flue routes here are far simpler than in the old Hertfordshire towns. Folly Arch, the castellated gateway of about 1740 at the old entrance to the Gobions estate, is Grade II* listed, and the nearest conservation areas are the historic cores of Essendon and Northaw.
