Tell us the property, the boiler that is in there now and what you want next, and you get a proper price rather than a range. No salesman in your living room after tea.
Vantage Plumbing and Heating is Gas Safe registered, reg. 956889, and based in Stevenage. Cambourne is a little over twenty miles from us as the crow flies, north east up the A1 corridor and across, and Cambridgeshire is part of the area we cover. Swaps start at £2,850, manufacturer cover runs to 12 years on some models depending on their terms, and the emergency line is live 24/7.
Vantage Plumbing and Heating covers Cambourne from our base in Stevenage. We are Gas Safe registered under 956889, we carry the common parts on the van, and we guarantee our labour for 12 months.
Cambourne is supplied by Cambridge Water, with Anglian Water taking the sewerage. Cambridge Water’s published parish list puts Cambourne in zone Z6, the Coton water quality zone, which also takes in Bourn, Caxton, Elsworth, Papworth Everard, Hardwick, Comberton and Toft.
The published figure for that zone in Cambridge Water’s own 2025/26 water quality report is 317.8 mg/l of calcium carbonate, which is 22.2 Clark degrees, with average calcium at 120.4 mg/l. That is Cambridge Water’s figure for the supply zone, not a reading we have taken at your tap, but it comes from the supplier rather than a guess. Anything over 300 mg/l is normally classed as very hard, and Cambridge Water say plainly that all the water they supply is hard.
Now put that next to the housing. Cambourne is almost entirely built since 1999, and that means a very high proportion of combination boilers making hot water on demand through a plate heat exchanger. Very hard water and plate heat exchangers do not get on. The exchanger furs up over the years, and you get the classic pattern: hot water that runs warm then cools off, or a boiler that fires happily for heating but cuts out on hot water only.
That is why we fit an inline scale reducer on the mains on installs here as standard, and why we dose the system with inhibitor properly rather than tipping a bottle in and hoping. It is a small cost on the day against a heat exchanger later.
Many manufacturers also make their longer guarantee periods conditional on water treatment being fitted in hard water areas, depending on the boiler and its terms. At 317.8 mg/l that is worth reading before you choose a model, and we do it before we put a guarantee length on the quote.
Most towns we work in have a spread of housing from the Victorians onwards. Cambourne does not. Construction started in June 1998 on 400 hectares of former farmland and the first house was occupied in August 1999, so there is essentially no older stock at all. That completely changes what a boiler job here looks like.
The homes in Great Cambourne and Lower Cambourne that were occupied from 1999 to the mid 2000s are now on their second or third appliance. Upper Cambourne, which started building in 2008 with a further 950 homes permitted in October 2011, is arriving at the ten to fifteen year replacement window now. Cambourne West, granted outline permission in January 2017 for around 2,350 homes across Sheepfold, Swansley Park and Woodfield, is still the newest of it.
So the work here is straight replacement and upgrade. We very rarely take out a back boiler in CB23, and we would not price a Cambourne job as if we were going to. What we do see is first generation condensing boilers that have been left in place too long, undersized appliances that were specified to a developer’s budget rather than to the house, and systems that have never been cleaned properly.
We are not tied to a manufacturer and we do not earn more for fitting one badge over another.
Vaillant ecoTEC plus. Our first pick for the larger four and five bedroom houses, and wherever a system boiler and cylinder makes more sense than a combi. Strong hot water output, good access for servicing, and parts you can get quickly.
Ideal Logic and Logic Max. The right answer for most Cambourne combi swaps, in the terraces, townhouses and semis off Jeavons Lane, Greenhaze Lane and Monkfield Lane. Reliable, sensible money, and a long guarantee where it is installed and serviced properly.
Where a house has two bathrooms and an en suite, which is common in the later phases, we will often recommend a system boiler and an unvented cylinder rather than stretching a combi. The good news in Cambourne is that mains pressure on modern pipework is usually decent, so an unvented cylinder is more often viable here than it is in older housing elsewhere.
A like for like combi swap is a day. We arrive first thing, cover the floors and the route in, drain the system down, take the old boiler off and hang the new one. A flush goes through, appropriate to the state of the system, the boiler is commissioned and we walk you through the controls. You get the Gas Safety Certificate, a properly completed Benchmark book, and the manufacturer guarantee registered by us rather than a form left on the worktop.
Two days is a conversion, or a boiler moving position, because that means new gas, a new condensate route and a new flue penetration.
One Cambourne specific: the pipework in most of these houses is plastic barrier pipe rather than copper, often run from manifolds. That is not a problem, but it changes how we trace runs and how we make connections, and it is one of the reasons we would rather see the house than quote off a photograph.
Great Cambourne and Lower Cambourne. The original phase, built by Bovis, Bryant and Taylor Wimpey under the initial 3,300 home permission. Twenty five years on, these are the houses where the boiler was chosen to a build cost and the system has never had anything more than a top up of inhibitor. Cold spots at the bottom of radiators here are usually magnetite, not a boiler fault.
Upper Cambourne. The 2008 to 2018 phase. Better insulated, tighter fabric, often smaller radiators, which means a replacement boiler needs sizing on the actual heat loss rather than by matching whatever number is on the old one. Oversizing a boiler in a well insulated house makes it cycle, and cycling wears it out.
Cambourne West: Sheepfold, Swansley Park and Woodfield. 429, 918 and 1,003 homes respectively, with main vehicle access from Sheepfold Lane off the modified A1198 roundabout. The newest stock in the town. Worth saying that we do not assume how any given plot here is heated, because the heating arrangements for the newest phases vary, and we check what is actually installed before quoting.
Lamb Drove. Thirty five affordable homes on a one hectare site, occupied from spring 2006, and nationally known as a sustainable drainage demonstration scheme. Small plots, tight external space, and the sort of place where a condensate route needs thinking about rather than pointing at the nearest gully.
Anything on the edge of the town. The ground under Cambourne is clay rather than chalk, described in the Lamb Drove case study as impervious, which is why the whole town leans on swales, basins and permeable paving rather than soakaways. It rarely changes a boiler swap, but it matters the moment anything goes below ground, and it is why standing water on a driveway after heavy rain is not unusual here.
There is one listed building recorded in the whole parish, Great Common Farmhouse at Upper Cambourne, and no conservation area covering the town. That is unusual on our patch, where we spend a lot of time working out whether a flue terminal needs heritage consent.
In Cambourne the constraints on a flue position are the normal permitted development rules and the manufacturer’s own terminal clearances, plus whatever your estate management arrangements or covenants say about the external appearance of the property. We look at the covenants rather than the heritage list, and we would rather check before drilling.
A like for like combi swap in Cambourne starts from £2,850, including the boiler, the installation, the system flush, a magnetic filter, a scale reducer, the flue, guarantee registration and VAT.
Converting a system to a different type, or moving the boiler to a different wall, costs more because it is more pipework, more making good and two days rather than one. A system boiler and unvented cylinder in a larger house sits above that again.
The price we give you is fixed before we start rather than a from price that grows on the day. If something at survey changes the job, you hear it then, not on the morning of the fit.
An annual service is what keeps a manufacturer guarantee alive, and in water at this hardness it is also when we catch scaling before it becomes a breakdown. For landlords, the CP12 gas safety certificate goes with it. We repair any make of boiler, not just the ones with our sticker on.
On a twenty year old Cambourne system, a new boiler alone will not fix cold radiators, and most manufacturers expect the system to be properly cleaned before a new appliance goes on it. See power flushing in Cambourne for that, and general plumbing in Cambourne for everyday plumbing in the town.

Cambridge Water’s published figure for the Coton zone, Z6, which covers Cambourne, is 317.8 mg/l of calcium carbonate, or 22.2 Clark degrees. That is the supplier’s published zone figure rather than a measurement at your house, and anything above 300 mg/l is normally classed as very hard.
Yes, and arguably more than in an older house. Cambourne is dominated by combi boilers making hot water through a plate heat exchanger, and that is the component very hard water attacks first. Many manufacturers also make their longer guarantees conditional on water treatment in hard water areas.
A like for like combi swap is a single day on site. Changing system type, or moving the boiler to a different position, is normally two.
If the house dates from the first phases of Great Cambourne or Lower Cambourne, the original appliance is well past its expected life, and the parts position on early condensing boilers gets worse every year. We will give you a straight answer at survey rather than condemning something that still has life in it.
Almost certainly not. There is a single listed building in the whole parish and no conservation area covering the town, so flue positions here are governed by permitted development rules, manufacturer clearances and any estate covenants on the property rather than by heritage consent.
Up to 12 years of manufacturer guarantee, depending on the model and its conditions and on proper installation and annual servicing, with 12 months from us on the workmanship. We do the registration.
