The water in Cambridge matters more than people realise

Cambridge is supplied by Cambridge Water – a company that’s served the city since 1853 – drawing from the East Anglian chalk aquifer. Water hardness in central CB1 runs at around 297 mg/l calcium carbonate, classed as hard and roughly 90 ppm above the UK national average. That’s a different number from the Affinity Water postcodes we work across in Hertfordshire, but the practical reality is the same: significant heat exchanger scaling within five or six years on a modern combi if it isn’t protected from day one.

We almost always fit an inline scale reducer on the cold mains feed as part of the install. Combined with annual boiler servicing, a properly protected system in Cambridge can run efficiently for 10–15 years. Some Worcester and Vaillant warranties are conditional on a scale reducer being fitted in hard water postcodes like CB1.

Mill Road and St Matthew's Conservation Area Victorian terraces

The Mill Road and St Matthew’s Conservation Area – formally appraised by Cambridge City Council — covers narrow Victorian terraces facing directly onto the pavement north of Mill Road, with larger semi-detached houses set back south of Mill Road along St Barnabas Road and Collier Road. Flue placement on prominent elevations needs careful design. Original 15mm gas supplies in these terraces often need upgrading to 22mm for a modern combi at proper output.

Petersfield and Romsey terraces between centre and station

Popular with London commuters using King’s Cross direct services. Tight Victorian and Edwardian terraces with compact kitchens, narrow rear extensions, and pipework added by multiple plumbers across the decades. We do working pressure tests on the survey and itemise any gas upgrade on the quote – not added later.

Newnham - substantial villas backing onto the Backs

Premium properties west of the centre, often four or five bedrooms with two or three bathrooms. Combi boilers usually can’t keep up with simultaneous demand – system boilers with unvented cylinders work much better here. We model actual demand on the survey before specifying.

Queen Edith's 1930s garden suburb and inter-war housing

More conventional layouts, sensible pipework, predictable installs – most done in a single day. Older heating systems often need flushing before connecting a new boiler, covered separately on our power flushing service rather than buried in the install price.

Arbury, King's Hedges and post-war council housing

Standard estate-house installs with predictable layouts. Often the existing boiler is being replaced because its warranty has expired and the homeowner wants better efficiency.

New-build developments - Eddington, Marleigh, Trumpington Meadows

Many newer Cambridge developments are built with combi systems already fitted. When something goes wrong outside the developer warranty period, we replace like-for-like or upgrade where the original spec was undersized.

HMO landlord properties across the central student rental belt

Gas Safe compliance for letting purposes is non-negotiable, and CP12 gas safety certification needs renewing annually. Domestic boiler installs are normally permitted development, but flue terminations on prominent elevations within the Mill Road and St Matthew’s Conservation Area can attract Cambridge City Council attention. We assess this during the survey and design routing to keep the protected frontages clean.
