BOILER INSTALLATION IN CHORLEYWOOD
Chorleywood has a high share of large detached houses, many with four or five bedrooms and two or three bathrooms. In a house like that the boiler is only half of the decision. The other half is how hot water reaches the taps, and whether the system can keep up on a busy morning.
So the survey starts with counting outlets and measuring the incoming mains, then looks at the cylinder, the gas supply and the flue route. The Station Estate’s houses, mostly built around 1900, have usually been through several heating systems already, and we trace what is there before deciding what stays. Gas Safe registered under 956889, with up to 12 years of manufacturer cover depending on the model, and 12 months from us on our own workmanship.
283
mg/l in Affinity Water’s 2025 report for zone AF045
Hard water and a new boiler
Affinity Water supplies the area. Its 2025 report for zone AF045, Rickmansworth and Gerrards Cross, gives about 283 mg/l as calcium carbonate, from a single sample taken that year. Watergrade, a third-party site, places Chorleywood in that zone and says this does not confirm the supply at every address. A combi heats water through a narrow plate heat exchanger, and that is where scale collects first. An inline scale reducer is part of every Chorleywood combi quote.
Combi
Right for flats, smaller houses and homes with one bathroom. No cylinder, no loft tanks, and hot water straight from the mains. It frees the airing cupboard, but it serves one shower well rather than several at once.
System boiler and unvented cylinder
The usual answer in the larger detached houses. The cylinder is sized to the outlets, delivers mains pressure to every bathroom at the same time, and can be paired with a softener on the incoming main.
Keeping a regular boiler. If the house has a sound open vented system with tanks in the loft, a like for like regular boiler can still be the right choice, particularly where the pipework is old and would not welcome mains pressure. We say which at survey.

Call and talk to an engineer, or send us the details and we will come back to you with a price.
The boiler inside is rarely a planning matter. The flue terminal on the outside can be. Chorleywood’s parish contains four conservation areas, and two have Article 4 directions: around the Common it covers chimneys, windows, front boundaries and hardstanding, and on the Station Estate it covers small alterations to houses. Three Rivers asks that work in a conservation area preserves or enhances its character.
We keep flues off the front elevation wherever the clearances allow, use a plume kit where a side wall is tight, and put any position that needs the council’s view on the quote before you agree it.
The 2021 Census counted about 107 homes heated by oil alone and 38 by LPG alone across Chorleywood North & Sarratt and Chorleywood South & Maple Cross. Those wards also include Sarratt and Maple Cross, so not all of them are in Chorleywood itself.
Tell us the fuel first. It changes the survey, the flue, the storage and the options, so we ask before anything else.
We say what we take on. You hear at the start which parts of the job are ours, rather than after a visit.
Air to air for some rooms. A heat pump that heats and cools can take the load off in a loft room or an extension. See our air conditioning page.
Survey
Outlets counted, mains flow measured, gas supply checked, flue route and condensate drain found, and the conservation area status of the address looked up. Then a written fixed price.
Installation
Old boiler out, system cleaned, new boiler, flue, magnetic filter and scale reducer fitted, inhibitor added, combustion checked with an analyser and the controls set up with you.
Paperwork
The work is notified through Gas Safe, so there is no separate building control application, and the manufacturer guarantee is registered for you.
Parking, bays and skips in Chorleywood. Near the station, permit zones NL and NS apply from 8am to 5pm, Monday to Saturday, on Lower Road, Main Parade, New Parade, North Road and parts of Shire Lane, and Three Rivers does not issue a trade permit. Where the van needs a bay, we apply to the council at least 10 days ahead for a suspension, which costs £35.50 per bay per day. A skip on the road needs a Hertfordshire County Council licence, £54 for 14 days and £28 for each week after, applied for by the skip firm. Each one is shown on the quote as its own line.
A like for like swap starts at £2,375 + VAT (£2,850 including VAT), covering the boiler, the installation, the system flush, a magnetic filter, a scale reducer, the flue and the guarantee registration.
In Chorleywood the common additions are an unvented cylinder for a house with several bathrooms, a conversion from a tank fed system, a longer flue to reach a side or rear wall, or a bay suspension in the permit zones near the station. Each is a separate line, and the total is fixed before we begin.

Because in a large house the hot water plan matters as much as the boiler, and we survey for both. Gas Safe registered under 956889. Scale protection fitted because Affinity’s water calls for it, flues kept off protected fronts, cylinders sized to the outlets. Company number 13248357, VAT number 392 8946 37. Twelve months on our workmanship, with the manufacturer’s cover alongside.
Like for like swaps start at £2,375 + VAT (£2,850 including VAT), fitted, covering the boiler, the installation, the system flush, a magnetic filter, a scale reducer, the flue and the guarantee registration. A cylinder, a conversion or a longer flue is priced as its own line, and the total is fixed before we start.
Usually a system boiler with an unvented cylinder. A combi heats water for one outlet at a time well, but two or three bathrooms in use together will outrun it. We count the outlets and measure the mains before recommending either.
A like for like swap in the same place is usually one day. A new cylinder, a conversion from a tank fed system or a boiler moving room normally takes two. The quote states the number of days.
On a combi, we fit one as standard here. Affinity’s 2025 figure for the zone serving Chorleywood is about 283 mg/l, above the 200 mg/l level at which Building Regulations guidance asks for scale protection on the water feed.
We avoid it. The Chorleywood Common Article 4 direction covers chimneys, and the Station Estate direction covers small external alterations, so we route flues to the side or rear and tell you on the quote if a position needs the council’s agreement.
Tell us the fuel when you ring. About 107 oil-only and 38 LPG-only homes were counted across the two Chorleywood wards in 2021, and the options for them differ from mains gas. We will say at the start which parts of the job we take on.
The Building Regulations compliance certificate, notified through Gas Safe, the completed Benchmark checklist and the manufacturer’s guarantee registered in your name. Our own workmanship is covered for 12 months.
