Cuffley is a railway village, and that decides the boiler job
This is the fact that shapes everything. Cuffley was recorded as Coffele in the 13th century and stayed a small hamlet into the early 1900s. Then the Great Northern Railway arrived in 1910 as part of the Hertford Loop, the station opened as Cuffley and Goff’s Oak, and the village grew as a commuter settlement off the back of it. Outline permission was approved by Welwyn Hatfield Borough Council for 121 homes on green belt land there, including 42 affordable, with most properties either two or two and a half storeys. It attracted 40 objections and the parish council supported it. New build like this is unusual here, because the parish is in the Metropolitan Green Belt and building land is tightly controlled.
Northaw, and the heritage split. This is a genuinely useful local distinction. Cuffley itself has no conservation area, so a flue terminal or an external condensate route here is governed by permitted development limits and the manufacturer’s clearances, not by heritage consent. Northaw historic core, in the same parish, is a conservation area, and Northaw Place is on the National Heritage List for England. If your property is in Northaw or is listed, the flue route needs checking with Welwyn Hatfield Borough Council before anything is ordered. In Cuffley it usually does not.

A like for like combi swap is one day. Early start, floors and route protected, system drained, old appliance off, new one on.
