Dunstable has its own published hardness figure, and it is a big one

Most towns we work in sit inside a supply zone named after somewhere else. Dunstable does not. Affinity Water publishes a water supply zone called Dunstable, reference AF027, and its 2025 report gives a mean total hardness of 310 mg/l of calcium carbonate, with a range of 298 to 323. That is Affinity’s published figure for the zone, not a reading we have taken in your kitchen, but it is the water company’s own number for this town rather than an estimate lifted off an aggregator.

Three hundred milligrams per litre is the standard threshold for very hard, so Dunstable is over it. Affinity’s own wording is that hardness comes from calcium and magnesium salts dissolved in the water, that hard water is perfectly safe, and that almost all their supplies are hard because of the natural geology of southern England. In Dunstable’s case you can see exactly where it comes from. The town sits at the foot of the Chiltern chalk escarpment, with Dunstable Downs, the highest point in the East of England, rising directly behind it.

Perfectly safe to drink is not the same as harmless to a boiler. At 310 mg/l the plate heat exchanger in a combi scales up over a handful of years, and you get hot water that runs hot then turns lukewarm halfway through a shower, or a boiler that kettles and bangs on hot water demand. Cylinder coils fur up. Thermostatic shower cartridges seize.

Dunstable grew around the crossroads of two ancient roads, the Icknield Way and Watling Street, and locals still describe the town in quadrants. That is genuinely useful to us, because the boiler job changes with the era.

The historic core, the crossroads and the conservation area. The Dunstable conservation area was designated in 1976, reviewed in 1990 and 1993 and extended in 1995, covers around 28 hectares and contains 53 listed buildings plus a scheduled monument. It takes in High Street North, High Street South, West Street, Church Street, Albion Street, Edward Street, Icknield Street, The Square and Middle Row. Nos. 16 to 20 West Street date from the 15th century, and the town is built in stone, timber frame, gauged brickwork and the distinctive plum coloured local brick. Dunstable Priory itself was founded in 1131. Here the flue terminal and the external condensate run are the whole conversation. Where a property is listed or inside the conservation area, that can need consent from Central Bedfordshire Council, and we survey it properly instead of quoting from a photograph.

The north west quadrant. Nineteenth century British Land Company development around Victoria Street, then post war extension including the Beecroft estate. Mixed pipework, plenty of alterations over the decades, and gas supplies that need checking for size before a larger appliance goes on the end of them.

The south west quadrant. The Lake District estate with its Lakeland street names, plus Oldhill Down and Stipers Hill. Post war estate housing, and exactly the stock where we find 8mm and 10mm microbore, single feed indirect cylinders and gravity primaries. Microbore silts with magnetite and gives you cold spots at the bottom of radiators, and a new boiler on its own will not touch that.

The south east quadrant. Englands Close and Borough Farm from the late 19th century, then the Downside estate of 1951 with its shops on Mayfield Road. This is back boiler and floor standing regular boiler territory. Taking a back boiler out properly means dealing with the fireplace opening and the flue in the chimney breast, and it is a two day job.

The north east quadrant. The Northfields estate of 1935, early 1960s redevelopment, and 1990s housing built on the old Waterlow’s printing works site. Three different eras within a short walk, and three different sets of problems.

Jeans Way, Poynters, Hadrian and Woodside. Post war estate housing on the eastern side. The common finding here is a boiler that has been relocated to a garage or a utility at some point, with a long external condensate run to a gully. That pipe is the single most common reason a boiler locks out in a cold snap. We take the condensate internally to a soil stack wherever it can physically go, and where it has to run outside we upsize it and lag it.

What the installation day looks like

A like for like combi swap is one day. We start early, protect the floors and the route in, drain down, take the old appliance off and hang the new one. The system gets a flush appropriate to its condition, the boiler is commissioned, and we go through the controls with you before we leave. The Gas Safety Certificate and a correctly completed Benchmark book stay with you, and we register the manufacturer guarantee.

Two days is a conversion, a back boiler removal or a boiler that is changing position, because all three mean new gas, a new condensate route and a new flue penetration.

Access is worth planning in the town centre. High Street North was remodelled with new signals and a four way crossing at Church Street, finished in 2022, following the works completed in 2020 that widened the pavements around Market Square and Middle Row. It is a better street to walk down and a harder one to leave a van on for a day, so we sort that out beforehand.
