Which boiler suits which Haringey home
Combi
For most flats, purpose-built or converted, and for smaller terraces with one bathroom. Hot water straight from the mains, no tanks in the loft, and the most compact option for a kitchen cupboard. This is the majority of our Haringey quotes.

Thames Water is spending over £10m replacing more than 8 km of mains in Crouch End over two years. That is good for the network, but it can mean road works and supply interruptions on the streets affected, so we ask about yours before fixing a date. The water itself is hard, reported at roughly 258 to 269 mg/l across Haringey’s zones, which is why every combi we fit here comes with a scale reducer.

Flue terminals, conservation areas and Article 4 estates
Inside your home a boiler is a matter between you and the Gas Safe rules. Outside, the flue terminal is part of the building. Haringey lists 28 conservation areas, and in four of them, Noel Park, Tower Gardens, Rookfield and Peabody Cottages, Article 4 directions bring even small external changes under planning control. For flats, the council’s guidance is that permitted development does not apply, so external works need permission whatever the street.
A like for like replacement usually reuses the existing flue position. When a boiler moves, or the flue has to change, we plan the new route away from the street elevation and tell you on the quote if an application is involved.

What does a new boiler cost in Haringey?

Can my flue stay on the front of a house in a conservation area?
If it is already there, a like for like swap can often keep it. A new terminal on a street elevation in one of Haringey’s 28 conservation areas is a different matter, and on the Article 4 estates even small external changes are controlled. We look for a route to the side or rear first and tell you if the council has to be involved.
I live in a flat. Whose permission is required for a new boiler?
Check the lease first: many ask for the freeholder’s consent for works, and the flue terminal is on the outside of the building. If the flue position changes, the council may need to agree as well, because Haringey’s guidance excludes flats from permitted development for external works. A replacement in the same position is the simplest case, and we tell you at survey what applies.

It can affect timing. Thames Water’s two-year programme to replace more than 8 km of mains in Crouch End started in March 2026, and street works can bring supply interruptions. We measure the mains flow on the day and agree the install date with you.
Is a heat pump worth considering instead?
In an insulated house with outdoor space and radiators that can run cooler, it can be, and the Boiler Upgrade Scheme contributes £7,500. In a flat or a conservation area the outdoor unit needs more planning thought. We install both and will tell you which suits your home.
