A terminal position that would be waved through on a modern estate needs thought on a listed frontage, and where the property is listed the flue route can need consent. Solid walls, odd floor build ups and the occasional surviving gravity system mean these are often conversion jobs, priced as two days because they are two days.
Yewlands and Woodlands Drive. The Arts and Crafts fringe on the southern edge of the conservation area, including Mandeville of 1908 and Yewlands house of 1909, both Grade II. Big detached houses in large plots, period pipework, and hot water demand that usually points at a system boiler and cylinder rather than a combi. Being inside the conservation area, external pipework and flue positions need the same care as the High Street.
The 1960s and 1970s town centre. The old centre was demolished and rebuilt in the 1960s and 1970s, so the flats around the Tower Centre and Fawkon Walk are that era’s fabric behind a historic street pattern. Heating systems of that vintage often carry decades of sludge, and small bore pipework typical of the period silts badly in hard water.
