Affinity Water publishes a supply zone called Luton West and Houghton Regis, reference AF028, and its published mean total hardness is 308 mg/l of calcium carbonate, with a measured range from 278 to 353. That is the water company’s own published figure for the zone, not a reading we have taken in your kitchen, and it is a good deal more reliable than the aggregator sites, some of which even get the supplier wrong for LU5.
Three hundred milligrams per litre is the usual industry line for very hard, so 308 puts the town just over it, and the top of that range goes a fair way past it. Affinity themselves state that hardness comes from dissolved calcium and magnesium salts, that hard water is perfectly safe, and that almost all their supplies are hard due to the natural geology of southern England. Around here you can see why: the town sits on the Chilterns lower chalk bench with gault clay underneath, and the parish has protected springs at Kingsland, The Green, Bidwell, Sewell and Thorn.
Safe to drink is not the same as kind to a boiler. At this hardness the plate heat exchanger inside a combi scales up over a handful of years. The first thing you notice is hot water that runs hot and then cools off partway through a shower. Then comes kettling and banging on hot water demand, a furred cylinder coil, and thermostatic shower cartridges that seize.
So an inline scale reducer on the incoming main is standard on our installs here, together with proper inhibitor dosing on the heating side. It is a small item on the quote against the cost of replacing a heat exchanger later.
Depending on the boiler and its terms, several manufacturers will only honour their longer guarantee periods if water treatment has been fitted in a hard water area. We check that against the model you choose before we commit to a guarantee length on the quote.
Sewerage here is Anglian Water rather than Affinity, which is worth knowing before you ring anybody about a drain.

Ideal Logic and Logic Max. The workhorse for a straightforward combi swap on the estate housing, and it does most of the volume here. Reliable, sensible money, and a long guarantee where it is fitted and serviced properly.
Where a house has two bathrooms and an en suite, or already runs an unvented cylinder, we would normally recommend a system boiler and a cylinder rather than stretching a combi. Undersized combis are the most common thing we get called out to on somebody else’s installation.
Houghton Regis reads as three distinct layers, and the boiler job changes with each one.
The old village core. Recorded in the Domesday Book as Houstone, and the conservation area designated in 1977, reviewed in 1995 and appraised in 2008, covers The Green and the buildings around it, along with Houghton Hall, its Lodge and Houghton Court. There are more than twenty listed entries in the town. The Church of All Saints is Grade I, with 13th and 14th century work and a Norman tower, and Houghton Hall, completed around 1700, is Grade II star.
The important detail here is that the conservation area is article 2(3) land, so some permitted development rights are removed, including Class B roof alterations, and anything visible is assessed against the character of the area. On The Green, High Street and East End that means a flue terminal or an external condensate run needs a proper conversation with Central Bedfordshire Council rather than a decision on the day. Expect old lead and iron supply pipework and cast iron soil goods in that stock as well.
The 1930s and the overspill estates. House building started on St Michael’s Avenue in the 1930s. Then Tithe Farm and Parkside went up in the 1960s and 1970s under the New and Expanded Towns Scheme, and turned a village of under 4,000 people into a town. Chelsea Gardens sits alongside them, with Millers Way as a more recent addition.
This is where most of our work is, and it is textbook. Eight and ten millimetre microbore, single feed indirect cylinders, gravity primaries and early pumped systems. Microbore silts up with magnetite, and the symptom is cold spots at the bottom of radiators and a system that takes an age to warm up. A new boiler on a system like that will not cure it, and most manufacturers expect the system to be cleaned properly before the appliance goes on.
Back boilers behind the fire and floor standing regular boilers still turn up in the 1930s to 1960s stock too. Removing one properly means builders’ work to the fireplace opening, dealing with the flue in the chimney breast, a new gas run and usually a new position in the kitchen. That is a two day job and we price it as two days.
Linmere and Bidwell West. The opposite end of the scale. Houghton Regis North 1, marketed as Linmere, has outline permission from 2014 for up to 5,150 dwellings across 262 hectares. Houghton Regis North 2, known as Bidwell West, was permitted in 2015 for up to 1,850. The Neighbourhood Plan projects dwellings in the parish going from 7,340 in 2011 to over 15,000 by 2031, which is roughly a doubling of the town.
On those estates the pipework is modern, the boilers are newer, and the work is different: unvented cylinder servicing, pressure and flow problems on long new mains runs, and the first replacement of builder specification appliances that were sized to a budget rather than to the house.
Where a boiler sits in a garage or a utility on estate housing, the condensate has usually been taken outside to a gully. That is the pipe that freezes and locks a boiler out on the first sharp frost, and it is our most common winter call. When we install, we run the condensate internally to a soil stack wherever it can physically go, and where it has to go outside we upsize it and lag it.
The ground matters too. Chalk over gault clay with named springs across the parish means groundwater rises after prolonged wet weather and ephemeral springs appear. It rarely changes a boiler swap, but it does mean a damp patch is not automatically a leak, and we would rather interpret a moisture reading than jump to a conclusion.
