The water in Kempston is hard, but not as hard as you might expect
This is one of the few places on our patch where we tell people to calm down about the water, and it is worth explaining why.
Kempston is on Anglian Water. The published figure for the MK42 postcode district is around 261 mg/l as calcium carbonate, which works out at 18.3 degrees Clark with calcium at 105 mg/l. That is a published district figure rather than a reading we have taken at your tap. The rest of the Bedford cluster reads the same way, with MK41, MK43 and MK44 all sitting in the low 260s.
On the standard bands, anything above 300 mg/l is very hard. At 261, Kempston is firmly in the hard band but under that line. Compare that with the towns thirty minutes east of here, where the published figures for Biggleswade and Shefford are in the mid 330s and Hitchin comes out around 374, or with Affinity’s published Dunstable zone at 310. The water here is genuinely easier on a boiler than it is where we are based.
That does not mean scale is not a problem. It still furs the plate heat exchanger in a combi over time, still coats cylinder coils and still seizes thermostatic shower cartridges. It does mean we will give you a straight answer about water treatment rather than selling you the same package we would sell in Hitchin. Inhibitor and a magnetic filter are standard on every install. A scale reducer on the mains is worth fitting and we will normally recommend one, particularly where the manufacturer expects it. A full water softener is a harder argument to make here than it is a few miles east, and we will say so.

A town made of ends, and why that matters
Kempston is not one settlement. It started as a scatter of medieval hamlets called ends: Church End, Up End, Bell End, Wood End, Box End and East End, with Gravel End around Bunyan Road taking its name from the gravel workings there. Those coalesced into a larger town in the 19th century, and Kempston Rural split off as a separate parish in 1896, keeping Box End, Church End, Gibraltar, Green End, West End and Wood End.
Then came Kempston New Town, begun in 1870 along the road towards Bedford, which is the Victorian terraced and villa layer and the core of the modern town. Growth around Up End is put down largely to the jobs in the gravel pits, which ran at Hill Grounds and Gravel End from the 1860s and were served by their own railway until the early 1930s. Kempston Barracks, the depot of the Bedfordshire Regiment, was completed in 1876.
That gives very different jobs within a short distance of each other, and the quote should reflect it.
The properties where the install gets more interesting
The Victorian terraces and villas of Kempston New Town. Bedford Road, High Street, Spring Road, Acacia Road and College Street. Solid walls, suspended timber floors with shallow and uneven joists, lead and old iron supply pipework, cast iron soil goods and stopcocks in awkward places. The boiler has usually ended up in a rear kitchen or an extension, with a long external condensate run to a gully. That’s the classic pipe responsible for a boiler locking out on the first hard frost. We take the condensate internally to a soil stack wherever it can go, and where it has to run outside we use the correct larger diameter and lag it.
Church End and the listed cluster. All Saints’ Church at Church End is Norman, commissioned by Judith, niece of William the Conqueror, around 1100. There are 21 listed entries in Kempston, with the Church of the Transfiguration Grade II star, and Grade II covering the King William IV, a 17th century timber framed building, The Manor, The Old Mill House, Kempston Grange, Sailors Bridge Cottages, properties on Church Walk, High Street and Water Lane, and The Keep and The Barns at the barracks. Kempston Rural has 27 more, one of them Grade I.
There is a Kempston conservation area, but Bedford Borough Council does not publish an appraisal for it, so we check the boundary rather than assuming. On a listed building, or inside a conservation area, the flue terminal and the external condensate route need consent thinking with Bedford Borough Council before anything is ordered, and we sort that out at survey.
Box End, Wood End, Green End and West End. The rural fringe in MK43, with farmhouses and cottages, timber frame and solid walls. Mains gas is worth confirming property by property out here rather than assumed, and we would rather ask the question at quote stage than turn up with the wrong appliance.
The post war and later estate housing. Off Bedford Road and around Hillgrounds. This is where 8mm and 10mm microbore, single feed indirect cylinders and gravity primaries turn up, along with back boilers behind the fire in the older properties. Microbore silts with magnetite, radiators go cold at the bottom, the system takes an age to warm through and the pump fails early. A new boiler on its own will not touch that, and most manufacturers expect a properly cleaned system first.
The riverside end of town. The Great Ouse separates Kempston from Queen’s Park in Bedford, and the town’s name comes from a bend in the river. The Old Mill House and Sailors Bridge Cottages sit at that low lying end. Bedford has a long recorded history of Great Ouse flooding going back to 1823, and on low lying property we think about the level at which the boiler, the controls and the electrics go in rather than fitting at the most convenient height.
Wixams and Kempston Hardwick. Wixams has been building since 2007 as four villages totalling around 4,500 homes, and Kempston Hardwick is allocated in the Bedford Local Plan for at least 4,000 more. Modern stock, so the work is different: unvented cylinder servicing, pressure and flow on long new mains runs, and the first replacement of builder specification appliances.

Conversions and back boiler removals cost more simply because they involve genuinely more work. For a larger property, a system boiler with an unvented cylinder is higher still.
