New boilers for Kings Langley, Chipperfield and the villages around WD4, surveyed and priced in writing. Combi swaps from £2,375 + VAT (£2,850 including VAT), with the system cleaned, a magnetic filter and a scale reducer fitted, and the flue planned around the house. Call 01462 506 374.

BOILER INSTALLATION IN KINGS LANGLEY
Two thirds of homes in the parish are detached or semi-detached, and the area profile behind the Neighbourhood Plan says 44% are under-occupied by two or more bedrooms. That means plenty of radiators and, often, more than one bathroom, where a combi sized for a flat will struggle.
So the survey comes before the price. We count the outlets, measure the mains flow, trace the gas supply and find a route for the flue and condensate, then fix the price in writing. Gas Safe registered under 956889, with 12 months on our own labour.

mg/l in Affinity Water’s 2025 report for the Hemel/Kings Langley zone (AF039)
Affinity Water, and it is very hard
Government guidance that sits behind Part L of the Building Regulations asks for scale protection on a combi’s cold supply once hardness passes 200 mg/l, and Affinity’s 2025 sample for this zone is half as high again. A combi heats water through a narrow plate heat exchanger, the part that scales first, so an inline scale reducer goes on every combi we fit here. On a system boiler the cylinder coil takes the scale instead, and for larger houses we talk about a softener.
The answer depends on how many bathrooms run at once and how strong the mains is, and Kings Langley has every type of house.
Terraces, town houses, flats and bungalows
The High Street terraces, the 1930s houses on London Road, the bungalows on Rucklers Lane and most flats have one bathroom. A combi suits them, with no tank in the loft. A sound regular system can also be replaced like for like.
Detached houses on the hill
The detached houses on Langley Hill, Langley Road and Barnes Lane, and the bigger semis, can have an en suite as well as a family bathroom. Two showers at once is where a combi runs short. A system boiler with an unvented cylinder sized to the outlets keeps both running, and a softener on the incoming main protects the lot.

The boiler sits inside, but the flue terminal is on the outside wall, and that is what a conservation officer looks at. Dacorum designated the Kings Langley conservation area in 1969, and it takes in parts of the High Street, the old Palace and Priory area and the Common. No Article 4 direction is listed for it and no appraisal has been published. Chipperfield’s 2011 appraisal is more direct, naming boiler flues among the add-ons it says are cluttering buildings.
We route flues to the side or rear wherever the clearances allow, use a plume kit to keep the terminal off a front wall, and tell you on the quote if the position needs the council’s view. On a listed building we talk to Dacorum’s conservation officer early, as its guidance advises.
The village design code supports retrofits with “Low-carbon heating with heat pumps”, and the Boiler Upgrade Scheme pays £7,500 towards one. The national permitted development rules set the limits.
Size and number. One outdoor unit of up to 1.5 cubic metres on a semi or terrace. A detached house can have two.
Roofs and front walls. Never on a pitched roof. Outside a conservation area, not above ground floor on a wall that faces a road.
Conservation areas. Not on a wall or roof facing a road, and no nearer any road than the house itself.
Listed buildings and the palace site. No permitted development rights within the grounds of a listed building or on a scheduled monument, and the royal palace site is one.
The installation must also meet MCS 020a. We fit boilers and heat pumps, so the advice follows the house.

Homes on the valley floor. Dacorum’s Surface Water Management Plan predicts flooding near Rectory Farm and around a fishing lake to the south-east, both beside the canal and the Gade. If your home is low lying, we think about how high the boiler, its controls and the wiring sit.
The van on fitting day. Dacorum’s dispensation scheme states that “Using a vehicle as a mobile workshop does not qualify”, so on a restricted street we agree where the van goes in advance, or book a bay suspension at £31.25 per bay per day with two weeks’ notice.
A like for like combi swap starts at £2,375 + VAT (£2,850 including VAT), fitted, including the system clean, magnetic filter, scale reducer, flue and guarantee registration. The usual additions here are a move from tanks to a combi, an unvented cylinder for a bigger house, a longer flue to reach a side or rear wall, or a bay suspension. Each is itemised, and the figure you sign is the figure you pay.

A like for like combi swap starts at £2,375 + VAT (£2,850 including VAT), fitted, with the system clean, magnetic filter, scale reducer, flue and registration included. Conversions, cylinders, longer flues and any bay suspension are itemised after the survey, and the total is fixed before we start.
Usually one day for a combi replacing a combi in the same place. Two days for converting a tank fed system to a combi, fitting a system boiler and unvented cylinder, or moving the boiler. The number of days is on your quote.
In a house with one bathroom and a good mains flow, usually yes. In a detached house with an en suite and a family bathroom, a system boiler with an unvented cylinder is often the better choice. We measure the mains at survey and recommend from that.
Yes, mainly on the hot water side. Affinity Water’s 2025 report for the Hemel/Kings Langley zone gives 305 mg/l, well above the 200 mg/l point at which guidance asks for a combi’s cold feed to be treated. Every combi we fit here has an inline scale reducer.
Sometimes, but we avoid it. A side or rear terminal, or a plume kit, normally keeps the front clear. Where only the front will do, or the house is listed, we raise it with Dacorum or Three Rivers before the flue position is fixed.
Possibly. A house with outside space, decent insulation and radiators that can run cooler is a good starting point, and the Boiler Upgrade Scheme pays £7,500 towards the cost. The permitted development limits are tighter in a conservation area and do not apply to a listed building at all, so we check your address first.
