So you have two entirely different propositions inside one postcode. The converted hospital apartments are Edwardian institutional buildings: thick masonry, high ceilings, communal service risers, long horizontal pipe runs and very limited external elevation where a flue terminal or a condensate outlet can reasonably go. On top of the conservation area restriction on permitted development, there is usually a management company whose consent matters as well. The early 2000s new build houses on the same estate are the opposite, with modern pipework and often an unvented cylinder already fitted.

Access. There is no railway station and the village is essentially one main street with the A1081 bypass, built in 1959 and renumbered in 1986, running alongside. With the A414 separating the village from St Albans and the M25 junction 22 and M1 junction 6 interchange on the doorstep, traffic is a genuine factor.
