We survey first: how many bathrooms, how many outlets run at once, what the incoming mains will deliver, where a flue can go and what the lease or the conservation area allows on the outside of the building. It needs the right clearance from windows, doors, gutters and the boundary, it cannot discharge into a neighbour’s lightwell or across a walkway without plume management, and on a listed building or a street elevation in a conservation area a new terminal can need consent.

Can you fit a boiler in a top floor flat with no outside wall near the kitchen?
Usually, and the flue is the whole question. A flue can run a fair distance and turn corners, but it has to terminate with the right clearances from windows, doors and boundaries, and in a lightwell or on a walkway it often needs a plume management kit so the steam is not blowing at a neighbour. We survey it, and if the lease needs the freeholder to agree to a new terminal we tell you before you commit.

Is a heat pump a better idea than a new gas boiler?
Sometimes, and we will tell you which. The Boiler Upgrade Scheme currently gives £7,500 towards an air source heat pump, and from 24 March 2027 new build homes will be designed without gas boilers. In a well insulated house with room for the outdoor unit and big enough radiators it can be the right move. In a converted Victorian flat with no outside space it usually is not, yet. We fit both and we have no reason to sell you one over the other.
Do I have to have a scale reducer?
In north London, yes if you want the combi to last. The government’s compliance guide for Part L says that where mains hardness is over 200 parts per million the feed water to a combi should be treated to slow scale forming, and Thames Water’s own scale puts its supply here at hard to very hard. We fit an inline scale reducer as standard on a combi swap.
What is Boiler Plus and does it affect me?
It is the Part L rule for new combi installations in England: a boiler interlock, a time and temperature control, and one of flue gas heat recovery, weather compensation, load compensation or a smart thermostat. Every combi we fit meets it, and most people choose the smart thermostat.
What guarantee do I get?
Up to 12 years from the manufacturer, depending on the boiler and its conditions, plus 12 months from us on our workmanship. We register the manufacturer guarantee on your behalf and notify Building Control through Gas Safe, so you get the compliance certificate without doing anything.
