Your water comes from Cambridge Water, not Anglian Water, and that catches people out

Most of Cambridgeshire is on Anglian Water for the clean supply. Sawston is not. Cambridge Water supplies the drinking water here, and Anglian Water is the sewerage undertaker. Two companies, two bills, and it is the first thing worth clearing up.

Cambridge Water’s published parish list places Sawston in the Cambridge Rural water quality zone, reference Z3, along with Great Shelford, Little Shelford, Stapleford, Hauxton, Harston, Newton, Fulbourn and a long list of villages around the city. Their water quality report for that zone for 2025 and 2026 gives a total hardness of 317.9 mg/l of calcium carbonate, which is 22.3 degrees Clark.

That is Cambridge Water’s published figure for the zone, not a reading we have taken at your tap. An older company factsheet gives 294 mg/l for the same zone, so the honest answer is around 294 to 318 mg/l depending on which report you read. On the current figure it is over 300 mg/l, which is the industry threshold for very hard.

There is a nice irony in that for Sawston. The paper mill and the two tanneries that made the village were sited here precisely because of the clean local water supply. The same minerals that made the place attractive to a tannery are what scale a heat exchanger now.

What that means for a boiler is predictable. The plate heat exchanger inside a combi furs up and gives you hot water that starts hot and goes lukewarm partway through a shower. Cylinder coils scale. Immersion elements fail early. Thermostatic shower cartridges seize. The boiler starts kettling and banging when the hot tap goes on.

So we fit an inline scale reducer on the cold mains as standard on installations here, and we dose the heating circuit with the correct quantity of inhibitor rather than pouring a bottle through the filling loop.

The High Street is the constrained part, and it is a narrow strip

Sawston is not a picturesque village pretending it has no industry. It is a historic industrial one, and the heritage constraint reflects that: the Sawston Conservation Area, reference 82, was designated by South Cambridgeshire District Council on 12 September 2007 and is focused on the historic High Street spine. The large post war estates to the north west and south sit outside it.

That is a fair and useful distinction. Inside the boundary, and at any listed building, permitted development rights are restricted, so a flue terminal or an external condensate route needs siting carefully and often needs consent. Outside it, on the estates, it usually does not.

Sawston Hall is Grade I, a 16th century Tudor manor with Elizabethan panelling and a Tudor fireplace carrying a fireback dated 1571, standing in around sixty acres of grounds with woodland walks and springs. St Mary’s Church is Grade I as well, dating to the 13th century. The Grade II star entries are the Queen’s Head Inn and the Great Eastern Drying Shed at Hutchings and Hardings, and the listed stock also takes in a former engine house and a crust warehouse.

The High Street, Mill Lane and Orchard Lane. Listed houses run along all three, including numbers on the High Street from the twenties up to the low hundreds. Solid walls, timber frames, no cavity, shallow and uneven joists, and lime mortar that will not tolerate careless core drilling. Old supply pipework and cast iron soil and rainwater goods are the norm. Boiler position, flue route and pipe runs all get worked out at survey rather than on the morning of the fit, and the village pubs, the Black Bull, the King’s Head, the White Lion, the Woolpack and the Greyhound, are all listed too.

The industrial buildings and their conversions. A former engine house, a crust warehouse and a Grade II star drying shed tell you what kind of place this was. Converted industrial space brings high ceilings, long pipe runs, exposed services and a heating load a domestic combi will simply not carry. Sizing matters more than usual in that stock, and we do the calculation rather than matching the output of whatever was there before.

The post war estates are where most of the work is

Substantial development has taken place since the Second World War, with large estates built to the north west and south of the village, and the growth southwards is what has merged Sawston into Pampisford.

The 1950s and 1960s part of that means gravity primaries, single feed indirect cylinders and back boilers in the chimney breast. A back boiler removal is a two day job, with the fireplace opening made good, the flue in the chimney breast handled properly and a new boiler position with all new pipework to suit.

The 1970s and 1980s part means 8 mm and 10 mm microbore and small bore copper, and early combis. Systems in that stock are usually full of sludge and magnetite, which blocks radiators from the bottom up and kills pumps. Fitting a new boiler won’t shift that, and most manufacturers expect the system properly cleaned first. We tell you honestly whether that needs a full power flush or whether a magnetic filter and a chemical clean will do.

The newest housing sits on the southern edge towards Pampisford and around Unity Campus. That stock is generally straightforward, though we still check what is actually installed rather than assuming.

Low lying ground, and what it changes

Sawston sits on the River Cam, seven miles south of Cambridge, and the low lying nature of the village reflects a former flood plain which still tends towards the moist, although dredging of the local ditches and rivers has alleviated the general flooding problem. There are springs in the grounds of Sawston Hall and a Site of Special Scientific Interest there protecting a wetland plant.

For a boiler installation that matters in two ways. On low lying property we think about the height at which the boiler, the controls and the electrics sit rather than fitting at the most convenient level. And a damp patch on a ground floor here is not automatically a leak: with a water table like this it can be groundwater, and it is worth establishing which before anybody starts lifting a floor.

What the day involves

A combi swapped like for like in the same spot is a one-day job. We start early, protect the floors and route, drain the system, take the old appliance off, fit and commission the new one, then run through the controls before leaving. Two days is a conversion from a tank and cylinder system, a back boiler removal or a boiler moving position, because each means a new gas run, a new condensate route and a new flue penetration.

One practical point for the winter: long external condensate runs to a gully freeze and lock a boiler out on the first hard frost. Condensate gets routed internally to a soil stack wherever that’s possible, and where it has to run outside, it’s upsized and lagged.
