Very hard water on an Anglian Water supply

Water in that band scales a combi’s plate heat exchanger, and the first symptom is hot water that starts hot and turns lukewarm partway through a shower. Cylinder coils fur. Immersion elements fail early. Thermostatic shower cartridges seize. Kettling and banging on hot water demand is what gives it away.

A small historic core and a very large modern ring
That is the shape of St Ives, and it is the single most useful thing to understand before pricing a boiler here. The town had 3,015 people in 1911 and 12,331 by 1981. Most of the housing is post war estate and later, wrapped around a medieval market town that sits tight against the river.
The historic core. The Quay, Bridge Street, Market Hill, The Broadway, Church Street, Broad Street where the cattle market ran until 1886, and The Waits along the river. All Saints Church on Church Street was founded in AD 970 and has been Grade I listed since 1951. The Corn Exchange, Grade II listed, opened in 1864 and was extensively renovated in 2009 and 2010. The Free Church on Market Hill dates from 1864, and the Church of the Sacred Heart on Needingworth Road was originally built by Augustus Pugin in Cambridge, dismantled and re-erected here in 1902.
The St Ives Conservation Area, reference CONARA/00057, was designated on 19 June 1978 and is managed by Huntingdonshire District Council, which looks after 61 conservation areas across the district. Permitted development rights are restricted inside a conservation area and at a listed building, so a flue terminal, an external condensate route or anything else visible from the street needs siting properly and often needs consent. We settle that before the job goes in the diary.
The bridge, and access generally. St Ives Bridge is Grade I listed and a scheduled monument, built between 1415 and 1426 in stone to replace a wooden bridge of 1107, and it carries a chapel dedicated to St Leger on one of its piers, one of very few surviving bridge chapels in England. The roadway is twelve feet six inches between the parapets. Until the bypass opened in 1980 it was the only direct road access to the south. All of which means access and parking around The Quay, Bridge Street and The Waits need agreeing before the day rather than being worked out on the morning of the fit.
The older streets themselves. Solid walls with no cavity, shallow and uneven joists, old supply pipework and cast iron soil and rainwater goods. Boiler position, flue route and pipe runs get worked out at survey. In this stock a flue that would be waved through on an estate can need real thought on a period frontage.
The twentieth century estates. This is where most of our work in St Ives is. Housing from the 1950s through to the 1980s means gravity primaries, single feed indirect cylinders, back boilers in the chimney breast in the earlier stock, and 8 mm and 10 mm microbore in the later stock. A back boiler removal here is a two day job, with the fireplace opening made good and the flue in the chimney breast handled correctly. Microbore silts with magnetite, and a new boiler bolted onto a silted system will not clear cold spots at the bottom of the radiators.
The river, the flood defences, and where we will and will not put a boiler
St Ives grew where it did because the Great Ouse was fordable here, wide and shallow with a gravel bottom. That same low lying ground is why the town flooded in 1947, at Easter 1998 and in January 2003.
Between 2006 and 2007 a flood defence scheme costing nearly nine million pounds installed 500 metres of brick clad steel piling to protect the town, most visibly at The Waits, plus another 750 metres on the opposite bank protecting Hemingford Grey. The works reduced the annual flood risk from ten per cent to one per cent.
Defended is not the same as immune. On property at or near river level, around The Quay, Bridge Street, The Waits and the London Road end, we think about the height at which the boiler, the controls and the electrics sit rather than fitting at whatever level happens to be convenient. It costs nothing to think about at survey and it matters a great deal later.
One more winter point. Long external condensate runs to a gully freeze and lock a boiler out on the first hard frost. We route condensate internally to a soil stack wherever it can physically go, and where it must go outside we upsize the pipe and lag it.
