No conservation area here, and that genuinely changes the job
This is worth stating plainly because it is unusual and it works in your favour. The Borough of Broxbourne has six conservation areas: Hoddesdon town centre, Broxbourne, New River, Wentworth Cottages, Wormley and Churchgate. None of them is Waltham Cross.
So on a boiler installation here the flue route is usually a permitted development and building regulations question rather than a heritage consent one. That is a real difference from working in Hoddesdon or Churchgate, and it normally means a faster, simpler job. The one place where care is due is the Eleanor Cross and its immediate setting. It is one of only three surviving Eleanor crosses, completed before the end of 1294 to mark a resting place of the coffin of Eleanor of Castile, who died in 1290. It is hexagonal in plan and in three stages, the statues in the niches were originally sculpted by Alexander of Abingdon, and it has been rebuilt and restored more than once, in 1832 under William Barnard Clarke, then again between 1885 and 1892 and between 1950 and 1953. It is the reason the town has its name, and anything visible near it deserves thought.
The property types where the install gets more interesting
Flats over the High Street. The town centre is pedestrianised, mixed use, with flats above the shops and the four swans gantry across the street, replicated in 2007 from the old Four Swans pub sign. Flats over commercial units mean communal risers, shared soil stacks, very little external wall available for a flue terminal, awkward condensate routing and neighbours below if anything leaks. Those jobs need surveying properly and often need a managing agent involved.
The post war overspill estates. After the Second World War council housing expanded significantly across this end of the borough, some of it built on land acquired by London boroughs for overspill. That is exactly the era of gravity primaries, single feed indirect cylinders, back boilers in the chimney breast and, in the later stock, 8 mm and 10 mm microbore. A back boiler removal is a two day job with the fireplace opening made good and the flue in the chimney breast dealt with correctly. Microbore silts up with magnetite, which gives cold spots at the bottom of the radiators, and a new boiler will not clear that on its own.
Housing on former glasshouse land. The Lea Valley was a major horticultural area from 1806, and by 1967 it held a quarter of the country’s glasshouses. As the industry declined, sites were redeveloped for housing. Those plots can carry made ground and inherited buried services from the nursery era, which matters the moment anything has to go below ground or a new external run is needed.
Theobalds Grove and the northern end. Its own station and a mix of stock. Ordinary swaps for the most part, though this is where undersized gas runs and long horizontal pipe runs from earlier upgrades turn up.
The new flats and infill. The Waltham Cross ward grew from 7,407 people in 2011 to 8,577 in 2021, around sixteen per cent in ten years, and that growth is flats, conversions and infill rather than family estates. Modern stock with plastic pipework and mains pressure hot water is a different service profile again, and we check what is actually installed rather than assuming.
Clay ground, surcharging sewers and one practical point about the town centre
