Boiler Repair in Bishop’s Stortford

Affinity Water publishes 345 mg/l for the Bishop’s Stortford zone, which is very hard, and it shows inside boilers. We find the fault for a fixed fee and tell you plainly whether a repair is worth doing.

Boiler Repair in Bishop’s Stortford

Why boilers break down in CM23

No heating or no hot water

A seized pump, a sticking diverter valve, a failed motorised valve on a system boiler or a thermostat that has stopped calling for heat. On a combi, hot water that wanders between hot and lukewarm usually points to scale in the plate heat exchanger.

Pressure that keeps dropping

A weep somewhere on the system, a pressure relief valve letting by, or an expansion vessel that has lost its charge. Topping up hides the symptom for a few days, while finding the cause fixes it.

Lockouts and fault codes

Ignition failure, poor flame sensing, a fan or flue fault, or a condensate line that cannot drain. The code narrows it down, but the engineer still tests the part before blaming it.

Kettling, and silence after a frost

A rumble like a kettle coming to the boil is water flashing to steam over scale. A boiler that gurgles and shuts down on a freezing morning has often got an iced condensate pipe outside.

What 345 mg/l means for your boiler

Affinity Water’s 2025 report for its Bishop Stortford zone (AF018) gives total hardness of 345 mg/l as calcium carbonate, with calcium averaging 138 mg/l. That is the supplier’s own published figure, and anything above 300 is usually counted as very hard.

Building Regulations guidance says water above 200 mg/l should be treated before it feeds the hot water side of a combi, to slow limescale. Where a combi was fitted without that protection, the plate heat exchanger takes the brunt.

Descaling or replacing the plate usually cures unsteady hot water. Unless the incoming water is then treated, expect the symptom to return, and we will say so rather than sell you the same part twice.

Fault finding, not resetting

Pressing reset until the boiler lights is not a repair. A lockout is the boiler protecting itself, and the cause is still there the next morning. Our engineers check gas pressure and combustion, test the component the code points to and look at the system around the boiler before naming a part.

In older Stortford houses that often means checking circulation as well. Microbore pipe silts up faster than standard pipe, so a boiler overheating on a sludged system can look like a pump or sensor fault when it is neither.

The fixed diagnostic and the £70 credit

A boiler fault visit is a fixed £150 + VAT (£180 including VAT). It covers attending, diagnosing and any minor work that needs no parts, with up to an hour on site.

Agree to the repair while the engineer is still with you and £70 of that fee is knocked off the repair bill. Out of hours gas work is £225 + VAT for the first hour, then £75 + VAT per half hour, plus the £50 + VAT (£60 including VAT) call-out, all confirmed on the phone first.

Before any part goes in you are given a firm price and told what it covers. Nothing beyond that happens without your agreement.

Checks you can safely make

The pressure gauge reads between 1 and 1.5 bar with the system cold

The programmer is on and the room thermostat is turned up

The fused spur by the boiler is switched on and the gas hob lights

In a frost, the plastic condensate pipe outside is not frozen solid

One reset, exactly as the manual describes, has been tried

That is where DIY stops. Taking the casing off or touching the gas valve or flue is Gas Safe work by law. Pouring warm, not boiling, water along a frozen condensate pipe is safe, but anything inside the boiler is not.

Diagnosed properly before anyone quotes

A fixed diagnostic price, all makes and models, and a straight answer on repair or replace.

Boilers below ground level

Some older homes near the Stort keep the boiler or pump in a cellar or lower ground floor. The damp there corrodes electrical connections, pump unions and the casing over time, and condensate may have to be pumped up to reach a drain.

When we repair a boiler in a space like that, we check the wiring and the condensate route with extra care, and we will tell you if moving or protecting it would save you money later.

Repair or replace, with both prices

Most faults are one part, and repairing is the obvious answer. A sound boiler with a failed fan or diverter is a repair, not a sales opportunity.

When a boiler is old, scaled through and needing a costly component, we lay out both options. Replacement swaps start from £2,375 + VAT (£2,850 including VAT), with next day installation available on most standard replacements, subject to survey. Our boiler installation page explains what is included.

Inside the conservation area, an Article 4 direction confirmed in 2017 brings the replacement of a chimney flue or pipe under planning control on every elevation of a house. If a new boiler would need a new flue position, we raise that before you commit.

Makes, engineers and your guarantee

We diagnose and repair every make of gas boiler. For new installations we fit mostly Vaillant and Ideal, and also Worcester Bosch, but repairs cover whatever is on your wall, from an elderly floor standing unit to last winter’s combi.

Whoever comes to the door, ask to see a Gas Safe ID card and check the back lists the work they are there to do. Our engineers are our own employees under registration 956889, and every repair carries a 12 month labour guarantee.

Frequently asked questions

Finding the fault is a fixed £150 + VAT (£180 including VAT). The repair is priced once we know what it is, and £70 of the diagnostic comes off if we carry it out on the same visit.

It is the most likely reason for unsteady hot water on a combi here. Scale narrows the plate heat exchanger, and the cure is to descale or replace it and then treat the incoming water.

Yes, with the filling loop as your manual describes. If it drops again within days there is a leak or a failing part, and topping up only hides it.

All makes of gas boiler. We mostly fit Vaillant and Ideal, plus Worcester Bosch, but our repairs are not limited to those.

We tell you, and put a repair price and a replacement price side by side. The decision stays with you.

Ask for the Gas Safe ID card and read the categories on the back. Our company registration is 956889.

The diagnostic stays fixed at £150 + VAT (£180 including VAT) wherever the boiler is. Damp can add corrosion to the list of things we check.

Where the house is covered by the Article 4 direction and the flue or pipe position changes, it can. We flag that at survey so it is not a surprise.

Yes. Our labour carries a 12 month guarantee on every repair we carry out.

Yes, when it cannot wait. Night and weekend gas work is £225 + VAT for the first hour, then £75 + VAT per half hour, with the £50 + VAT (£60 including VAT) call-out added, agreed on the phone first.
